What sealant work cannot fix

Before you book, it’s worth knowing the limits too:

  • Leaks from pipes, valves or wastes (a plumber’s job)
  • A leaking wet room membrane
  • Tiles that are chipped or split

If in doubt, ring 0345 464 0079 or drop us an email and we’ll say what we think.

What we seal

  • Bathroom floors
  • Bathroom wall tiles
  • Wet rooms
  • Kitchen splashbacks
  • Tiled floors
  • Shower walls

How we handle regrouting in Ditchling

Before we start, the tiles are checked. If any tiles are loose or sound hollow, we tell you, because regrouting will not fix what’s behind them. Where the tiles are sound, regrouting gives the area a new lease of life. If you are dealing with kitchen splashback grout stained by grease and grout washed out of a shower, we can help, on shower walls, kitchen splashbacks and tiled floors alike.

For a small place like Ditchling, regrouting is planned like any other job: it just means planning the journey and access beforehand. In the bathroom or kitchen, the work is the same as in any town.

Your job is guaranteed for a year, as with all our work.

Ditchling questions

Do you cover smaller places like Ditchling?

Yes. Ditchling is within the area we cover, which takes in towns, villages and rural addresses. Our work covers London and the South East. Just mention lanes, gates or anything else about the route when you book.

Do you take on hotel work around Ditchling?

Yes. Hotel and guest-house work is part of what we do. Jobs can be programmed room by room, with out-of-hours working possible to arrange.

Where is Mr Mastic based?

Our base is in Crawley, and we cover South East England, London and all of Scotland.

Which products do you use?

Quality sealants from brands including Arbo and Everbuild, picked for each joint. We explain the product when we quote.

Do you grout the corners?

Corners get silicone, not grout. They flex and grout cannot take that movement.

How long does regrouting take?

Most jobs take a few hours for a shower enclosure, longer for a whole room, including preparation and clearing up. We’ll confirm how long when we quote.

Does someone need to be in?

We need access to the joints, so we’ll agree that with you when we book. Indoors, that usually means someone at home.

Are you an approved applicator?

Yes. We are approved under the ARBOMaster scheme.

Regrouting in Ditchling: local notes

There are hotels and other places to stay in and around Ditchling. Hotel bathrooms are part of our work as well as homes, and can be done room by room. Hard water is the norm across most of the South East, so limescale builds up on sealant, grout and fittings, and it has to be cleaned off before new sealant goes in.

Letting a property close to Hassocks station? Then a regrout while the flat is empty is quicker than working around a tenant. Homes close to Ditchling Unitarian Chapel include some older properties, and walls and floors in older homes can move, and sealant and grout show it first.

Ditchling is about 3 miles south of Burgess Hill, in West Sussex. Wherever you are in the BN6 postcode area, our applicators can take on regrouting. Our West Sussex coverage runs to 371 places, and Ditchling is one of them. We also work in Brighton, around 6 miles away.

We work across the BN6 postcode area for regrouting. If you need regrouting at a property on High Street, The Twitten and Charlton Gardens or anywhere close by, our applicators can take on the job. If you’re just outside Ditchling, we cover Keymer (1 mile west), Westmeston (1 mile south), Hassocks (1 mile west), Clayton (2 miles south-west) and Hurst Wickham (2 miles north-west). We also work in nearby towns such as Crawley (14 miles north), Horsham (13 miles north-west), Worthing (14 miles south-west), Haywards Heath (5 miles north), East Grinstead (15 miles north) and Shoreham-by-Sea (9 miles south-west).

Why act early in Ditchling

It’s tempting to fill a few cracks yourself, but patched grout rarely matches the rest and the old grout carries on failing. Doing the full area gives you one colour and sound joints throughout. Where a wall is exposed, as many are in small places like Ditchling, wind-driven rain gets into any failed joint, and older walls, once damp, take a long time to dry.

What it costs depends on the amount of work, how much old material has to come out and how easy the joints are to reach. We give a clear quote before we start, so you know where you stand.

Why us?

  • Anti-fungal silicone where joints get wet
  • One-year guarantee on every job
  • We leave the area clean and tidy
  • Rated 4.9 stars on Google

Looking after it afterwards

Aftercare is simple:

  • Give the walls a quick rinse after use
  • Do not use strong acidic cleaners on grout
  • Use a soft brush rather than a wire one
  • Clean grout with a mild bathroom cleaner

Have any tile that moves checked right away. Movement will crack the new grout and lets water in.

Small problems with grout are quick to put right. Left for a few years, they can become a leak, so get it looked at when you notice it.

Should I try it myself first?

If you’ve already had a go yourself, that’s fine. We remove it and do the joint properly, so just mention it when you contact us.

Sealing over old silicone is the commonest DIY error. New silicone won’t bond to old, so it lifts and traps water and mould underneath. All the old material has to come out first.

The process

We bring everything the job needs with us, so there’s nothing for you to buy. After a quick look at the joints together, the area is protected and the work begins. It normally takes a few hours, or longer for a fully tiled room. Somewhere like Ditchling needs a little journey planning: tell us about narrow lanes, gates, long drives and where we can park. We bring what the job needs, so it can be finished in one trip where possible.

  1. We check the tiles for any that are hollow or loose.
  2. We rake out the grout evenly, protecting the tile edges.
  3. The joints are vacuumed clean.
  4. New grout is pressed into the joints and the tiles are cleaned.
  5. We finish with silicone in the moving joints.

Preparing for the visit

  • Keep children and pets away from the work area
  • Mention any leaks or damp you’ve noticed
  • For business premises, tell us about site rules or sign-in

When to call us in Ditchling

Movement behind the tiles cracks grout. Loose tiles, bouncy floors and timber walls can all do it, which is why we check the tiles first.

The problems people usually mention when they call are:

  • Grout stained black or orange that won’t clean
  • Grout that’s cracking and breaking up
  • Corners filled with grout instead of silicone
  • Good tiles let down by tired grout

If you look after a building such as Ditchling (St Margaret's) Church of England Primary School, washroom and kitchen sealant there needs the same care as at home, and schools and businesses are part of our work as well as homes.

10 questions to ask before you book

How the job changes by surface

Bathroom floors

New floor grout makes a big difference to how a bathroom looks. Floor-to-wall and bath joints are sealed, not grouted.

Wet rooms

Regrouting a wet room helps keep water on the surface of the tiles. It can’t fix waterproofing below the tiles.
