How we handle regrouting in Cornhill
Stained, crumbling or cracked grout can make a sound bathroom look tired. With regrouting, the tiles stay and only the grout is renewed, so nothing is ripped out. Common call-outs are for grout that’s cracking and breaking up and corners filled with grout instead of silicone, across tiled floors, kitchen splashbacks and wet rooms.
A bathroom in a place like Cornhill gets the same daily wear as one in a city flat. Limescale is less of a problem with Scotland’s generally soft water, but mould still takes hold in damp sealant and grout.
All of our work is guaranteed for twelve months.

How it works
Most of a good job is in the preparation, so that’s where we spend the time. Every joint is cleaned and dried before new material goes in. All told, the work takes a few hours, or longer for a fully tiled room. Outside jobs in Cornhill need a dry day, because sealant will not bond to a wet joint, so an outdoor job can move if the forecast changes. Work indoors isn’t affected.
- We start by checking the tiles for any that are loose or hollow.
- The old grout comes out to a consistent depth, without damaging the tiles.
- The joints are vacuumed and cleaned.
- New grout is worked into the joints and cleaned off the tile faces.
- Corners and edges are resealed with flexible silicone, not grout.
How to prepare
- Mention any sign-in or site rules at work premises
- Clear items away from the joints we’re working on
- Keep pets and children clear of the area while we work

How we quote for regrouting
Some jobs are bigger than they look, and some smaller. The main factors:
- Mould in or behind the old joints
- The number and length of the joints
- How easy the joints are to reach
- When we can work, for business premises
Leaving a failed joint normally makes the job bigger, not smaller, because water and mould keep working on it. If you are not sure whether it needs doing, drop us a line at info@mrmastic.co.uk and we will give you an honest view and a quote.
Asking for a quote
To help us quote quickly, let us know:
- Where the property is
- How we’d reach the joints
- If it’s domestic, commercial or a hotel
- The rough size of the job
The more we know about the job, the more useful the quote. Tell us where the job is, what’s wrong and how much there is.
What happens if it’s left?
Colouring the surface of old grout is a quick cosmetic fix. They do not fill cracks or stop water and stains often come back through. A proper regrout puts new grout in the joint. In a place like Cornhill, small leaks are easy to put off, but water behind a failed seal does the most damage when nobody’s watching.
Some things make a job bigger or smaller: how much old sealant there is and how stubborn it is, whether mould needs treating, and whether we need extra access for height. We take all of that into account in your quote.

What we are called out for in Cornhill
Harsh cleaners and scrubbing wear grout away. Bleach and acidic limescale removers can attack it over time, until the joints are rough and low.
These are the problems we’re asked about most:
- Corners filled with grout instead of silicone
- Grout that stays dark however much it’s cleaned
- A grout colour that no longer suits the room
- Cracked or crumbling grout lines
Around Cornhill, as everywhere, regrouting is only as good as the preparation behind it.
What your quote should include
- Which sealant they’ll use, and why
- What guarantee comes with the work
- How long to leave it before use
- Whether VAT is included
What we cannot put right
Some problems need a builder, plumber or other trade rather than us:
- A structure that flexes behind the tiles
- A leaking wet room membrane
- Water coming from plumbing rather than grout
If in doubt, email us at info@mrmastic.co.uk and we’ll say what we think before booking.
What we seal
- Bathroom wall tiles
- Tiled floors
- Shower walls
- Wet rooms
- Bathroom floors
- Kitchen splashbacks
How to look after the new joints
Aftercare is simple, and it makes a real difference:
- Stick to mild products for cleaning grout
- Do not ignore a tile that feels loose
- Run the extractor fan during and after a shower
- Keep harsh bleach and acid cleaners off the grout
We’ll tell you when the area can be used again. Please follow it, and avoid scrubbing the new grout hard for the first few days.
Leaving failed grout can mean tiles come loose. Once that happens, regrouting will not fix it so early action pays.
What regrouting looks like in Cornhill
Private landlords in Scotland must be registered and meet the Repairing Standard, which includes keeping fixtures and fittings in reasonable repair. Failed sealant around a bath or shower is worth sorting between tenancies. Scottish Water supplies are generally soft, so limescale is less of a problem than in hard-water areas. Mould is another matter: a bathroom that stays damp still turns sealant and grout black.
For an older house near a landmark such as Ordiquhill And Cornhill Parish Church, bathrooms in older houses have often been refitted more than once, with sealant laid over sealant.

Yes, we do. Our work covers the whole of Scotland, and smaller places are part of that. The journey is planned ahead, so it helps to know about access.
Is it messy?
We keep the work tidy. We protect what’s around the joints, and the area is left clean when we finish.

Yes. We are fully insured.

Can you regrout if a few tiles are loose?
Loose tiles need refixing before regrouting. We will show you which ones at the start.
