Regrouting for homes and businesses in Clachan
Our applicators rake out the old grout to an even depth, without damaging the edges of the tiles. After vacuuming, new grout goes in and the tiles are wiped clean, with silicone renewed in the corners. If you have grout that’s cracking and breaking up and dirty, worn grout on a tiled floor, we can help.
A bathroom in a place like Clachan gets the same daily wear as one in a city flat. Limescale is less of a problem with Scotland’s generally soft water, but mould still takes hold in damp sealant and grout.
All of our work is guaranteed for twelve months, in Clachan and everywhere else we cover.

Honest limits
We won’t take on work that will not last, so here’s what sealant can’t put right:
- Loose tiles, which need refixing first
- Water coming from plumbing rather than grout
- A leaking wet room membrane
If in doubt, email us at info@mrmastic.co.uk and we’ll say what we think before booking.

Regrouting around Clachan
Clachan is close to the coast. Near the coast, holiday lets and guest houses can see bathrooms used by one guest after another, and sealant and grout that work that hard wear out sooner. Private landlords in Scotland must be registered and meet the Repairing Standard, which includes keeping fixtures and fittings in reasonable repair. Tired, leaking sealant is worth putting right before a new tenant moves in.
Whether the job is in Clachan itself or nearby, the right material for each joint matters as much as a neat finish.

Why deal with it now?
Grouting over old grout rarely lasts. It sits thinly on top and soon flakes away, taking any repair with it. Raking out to a consistent depth gives the new grout something to hold. Exposed walls in smaller Scottish places take a lot of wind and rain, and damp in stone or harled walls takes a long time to dry once water gets behind a joint.
No two jobs are quite the same, so each one gets its own quote. Size, access and the product the joint needs all play a part.

Clachan questions
Do you cover Clachan for regrouting?
Yes, Clachan is within the area we cover. Our work covers the whole of Scotland. Just send an email to info@mrmastic.co.uk with a few details of the job.
Is Clachan within the area you cover?
Yes, we do. We work across all of Scotland, and smaller places are part of that. The journey is planned ahead, so it helps to know about access.
Can you seal over the old sealant?
No. New silicone will not bond to old silicone, and it traps any mould or water underneath. We remove it all first.
Which products do you use?
It depends on the joint: anti-fungal sanitary silicone in wet areas, and other sealants where joints move or face the weather. We use products from Arbo and Everbuild.
What information do you need?
Only a few details: the address or postcode, what’s wrong and any access issues. After that, simply drop us a line at info@mrmastic.co.uk.
Should corners be grouted or sealed?
Flexible sealant. Grout belongs between the tiles, while corners and edges need a joint that can move.
Should I try DIY first?
For a simple, easy-to-reach joint, a careful DIYer can do a reasonable job. The usual mistakes are sealing over old sealant, sealing a damp joint and using too much.
Do I need to be at home?
It depends on the job. Inside work needs someone to give us access, while outside work can sometimes be arranged differently.
When to call us in Clachan
A poor original job is a common cause. Grout that was too wet, not packed in or cleaned off too hard can wash out within a few years.
These are the problems we are asked about most:
- Grout in corners that has cracked
- A grout colour that no longer suits the room
- Grout that stays dark however much it’s cleaned
- Kitchen splashback grout stained by grease
In and around Clachan, as anywhere, good regrouting starts with a clean, dry, properly prepared joint.
What your quote should include
- Who does the work, and how experienced they are
- When the joint can take water or movement
- Whether VAT is included
- How long the guarantee is
What we do, step by step
On the day, there’s very little for you to do. Show us the job and we’ll take it from there. The work itself takes anything from a few hours to a full day, depending on the area from start to finish. For a place like Clachan, longer drives are planned in advance. Tell us about tracks, gates, a ferry crossing or anything unusual about getting there.
- First, we check for loose or hollow tiles and point out any we find.
- We rake out the old grout to an even depth, taking care of the tile edges.
- Dust and debris are vacuumed out of every joint.
- New grout is worked into the joints and cleaned off the tile faces.
- We reseal the internal corners and edges with silicone.
Preparing for the visit

- Clear the area around the work
- For indoor joints, keep the area dry beforehand if you can

Related advice
Should I try it myself first?
Some sealant jobs are within reach of a careful DIYer, such as a straightforward joint indoors. Where it goes wrong is sealing over the old bead, working on a wet joint or overloading the gap.
The biggest DIY mistake is sealing over old sealant. Silicone does not stick to old silicone, so it lifts and traps water and mould underneath. All the old material has to come out first.
What affects the cost of regrouting
The price is agreed before any work begins. It takes into account:
- How easy the joints are to reach
- How much there is to do
- When we can work, for business premises
- Which sealant suits the joint
Commercial jobs are quoted on the same basis as homes: the amount of work, the access and the products needed, along with when we can work on site. Ask us for a quote and we will explain what it covers.
Asking for a quote
When you call or email, it’s useful to know:
- How many joints, rooms or windows are involved
- If it’s domestic, commercial or a hotel
- What the problem is, such as mould, gaps, leaks or cracking
- Any previous sealing or DIY work
It all starts with a short chat. Tell us what’s wrong, where it is and how much there is. When it suits you, send an email to info@mrmastic.co.uk.
