Betchworth Regrouting
Professional regrouting in and around Betchworth, with every bit of old sealant taken out first and a 12-month guarantee.
- Grout that is cracking and breaking up
- Good tiles let down by tired grout
- Dirty, worn grout on a tiled floor
Regrouting for homes and businesses in Betchworth
A bathroom with good tiles can still look worn if the grout has gone. Regrouting replaces the grout and keeps the tiles you have, so there’s no stripping out and no new tiles to choose. We work on tiled floors, kitchen splashbacks and wet rooms, and common reasons people get in touch are good tiles let down by tired grout and greasy, stained grout behind the hob.
Being in a small place like Betchworth makes no difference to the job itself: the journey and access are simply agreed in advance. Once we’re there, the bathroom or kitchen gets the same care as anywhere else.
The work is covered for a year after we finish. If anything is not right with it, call 0345 464 0079 or email us.

Betchworth: your questions answered
Is Betchworth in your area for regrouting?
Yes, Betchworth is within the area we cover. We work across London and the South East. You can phone 0345 464 0079 or email us and let us know what needs doing, and we will send you a clear quote.
I let a flat near Betchworth station. Can you help?
Yes, we work for landlords and agents. You can phone 0345 464 0079 or send us an email with the address and a few details, and we will give you a fixed price before work begins.
Do you remove the old sealant?
Always. Sealing over old sealant is the main reason resealing fails early, and it’s something we never do.
Do you have insurance?
Yes. We’re fully insured, and we can confirm the details when we quote.
Do you do commercial work?
Yes. We can plan bigger jobs in stages to suit the site.
Should corners be grouted or sealed?
We seal corners with silicone. They flex, and grout there cracks.
What information do you need?
Only a few details: the address or postcode, what’s wrong and any access issues. Then call 0345 464 0079 or drop us an email.
What guarantee comes with the work?

When to call us in Betchworth
Grout used in corners or along the bath cracks because those joints flex. Those joints should be silicone, and if they’re grouted, a crack soon lets water in.
If you can see any of these, it’s time to have the joints looked at:
- Cracked grout along the bath or tray
- Greasy, stained grout behind the hob
- Grout stained black or orange that won’t clean
- Gaps where the shower grout has gone
If you live in an older home near Church of St Michael, timber floors under older bathrooms flex, so joints need a sealant that moves with them.
What to look for in a quote
- When the joint can take water or movement
- Are they insured?
- What guarantee comes with the work
- Whether they seal over old material or remove it
Regrouting in Betchworth: local notes
Most of the South East has hard water, which leaves limescale on sealant, grout and fittings, and it has to be cleaned off before new sealant goes in.
Schools such as North Downs Primary School are buildings too, and we reseal washrooms and kitchens in schools and businesses as well as homes. Letting a property close to Betchworth station? Then clean grout and fresh sealant between tenancies make a bathroom look cared for again.

DIY versus a professional finish
Some sealant jobs are within reach of a careful DIYer, like a short, easy-to-reach joint indoors. The common mistakes are sealing over old sealant, sealing a damp joint and using far too much.
A DIY attempt doesn’t rule out a professional job. We cut it out and start again.

How it works
Most of a good job is in the preparation, and we do not rush it. Every joint is cleaned and dried before new material goes in. All told, the work takes a few hours for a shower enclosure, longer for a whole room. Somewhere as small as Betchworth, access is often the only tricky part. For outside work, also let us know about exposed walls and any outbuildings involved.
- We start by checking the tiles for any that are loose or hollow.
- We rake out the old grout to an even depth, taking care of the tile edges.
- Dust and debris are vacuumed out of every joint.
- Fresh grout goes into the joints and the tile faces are wiped clean.
- The corners and edges get new silicone, because grout there would crack.
How to prepare
- Mention any leaks or damp you’ve noticed
- Mention if the joints have been sealed before
- On commercial sites, let us know about site rules

Looking after it afterwards
Looking after new joints is easy, and it makes a real difference:
- Look at the sealant in the corners now and then
- Use gentle cleaners on grout
- Open a window or run the fan to clear steam
- Have loose tiles looked at early
A squeegee or cloth over the tiles after use keeps water off the grout. Ventilate the room well so the grout dries between uses.
If grout in the shower is washing out, act soon. Each shower drives water into the open joints, and that water can reach the wall or the floor below.
What happens if it’s left?
New grout smeared over the old does not bond well. It sits thinly on top and soon flakes away. Removing the old grout to an even depth lets the new grout key in properly. Around Betchworth, older homes often have timber in their floors and frames, and water through a failed joint can rot timber if it’s left.
Every job is a little different, so we quote each one individually. The number of joints, how easy they are to reach and the sealant needed all play a part, and we will explain the quote if you ask.

Surface by surface
Wet rooms
Regrouting a wet room helps keep water on the surface of the tiles. It does not repair failed tanking underneath.
Corners and edges
The joint between tiles and a bath, tray or worktop gets silicone. Grout in that joint wouldn’t last.
Honest limits
It helps to know what we cannot do too:
- Waterproofing that has failed below the tiling
- A leaking shower valve or waste
- Tiles that have come away from the wall
If in doubt, call 0345 464 0079 or send us an email and we’ll say what we think before booking.
