Trusted regrouting in Arpinge

Surface by surface

Kitchen splashbacks

Grout behind the hob and sink works hard. We regroute and reseal the worktop joint.

Bathroom wall tiles

Grout by the basin and bath tends to mark first. We can regroute just those areas or the whole wall.

Regrouting in Arpinge

Changing the grout colour is a simple way to update tiles. Light grout can go darker to hide marks, or the other way round. Tell us what you have in mind when you ask for a quote. Common call-outs are for old grout in a dated colour and kitchen splashback grout stained by grease, on kitchen splashbacks, bathroom floors and bathroom wall tiles.

Somewhere as small as Arpinge, homes tend to be cottages, farmhouses or converted buildings, with some newer houses too. Movement in older walls and floors tends to show first as cracked grout or split sealant.

What sealant work can’t fix

Sealant isn’t the answer to every problem, and we will tell you before we start. Sealant will not put right:

  • Loose tiles, which need refixing first
  • Tiles that are chipped or split
  • A structure that flexes behind the tiles

If in doubt, ring 0345 464 0079 or email us and we’ll say what we think before booking.

What we seal

  • Shower walls
  • Bathroom floors
  • Kitchen splashbacks
  • Tiled floors
  • Wet rooms

Arpinge homes and their sealant

Arpinge is within about 2 miles of the coast. Coastal homes, holiday lets and guest houses can see heavy bathroom use in busy months, and sealant and grout that work that hard wear out sooner. Hard water is the norm across most of the South East, so limescale builds up on sealant, grout and fittings.

If you let a flat or house near Folkestone West station, stained grout drags a rental down, and regrouting between lets puts that right. Schools such as Harcourt Primary School are buildings too, and its toilets, changing areas and kitchens need their sealant renewed like any other building’s.

What we are called out for in Arpinge

A bathroom that stays damp keeps the grout wet, giving mould a place to grow. Black marks that come back after cleaning are often in the grout itself.

Any of these means the joints need attention:

  • Grout that’s cracking and breaking up
  • Splashback grout that has darkened
  • Dirty, worn grout on a tiled floor
  • A grout colour that no longer suits the room

If you live in an older home near St Oswald's Church, timber floors under older bathrooms flex, so joints need a sealant that moves with them.

Your questions about regrouting in Arpinge

Will you come out to Arpinge?

Yes, we do. Our work covers London and the South East, and smaller places are part of that. The journey is planned ahead, so it helps to know about access.

Do you cover Arpinge for regrouting?

Yes, Arpinge is within the area we cover. Our work covers London and the South East. Just call 0345 464 0079 or drop us an email with a few details of the job.

Are you an approved applicator?

Yes. We’re an ARBOMaster approved applicator, the approved applicator scheme for Arbo sealants.

What sealant do you use?

The product depends on the job: sanitary silicone where it gets wet, and sealants suited to movement or weather elsewhere. We use products from Arbo and Everbuild.

Are you fully insured?

Yes. Mr Mastic is fully insured, and we have been doing sealant work for more than 20 years.

Can I add another job to the visit?

Yes, and it often makes sense. Doing several areas at once is generally more efficient, so mention them when you ask for a quote.

Do you work for landlords and businesses?

Yes, often. We can quote for several properties at once.

Is resealing included with regrouting?

In most cases, yes. The corners and edges should be silicone, and it makes sense to renew both together.

The process

Our applicators work methodically: protect, prepare, seal, tidy. For most jobs that takes a few hours, or longer for a fully tiled room. Somewhere as small as Arpinge, access is often the only tricky part. For outside work, also let us know about exposed walls and any outbuildings involved.

  1. We check the tiles for any that are hollow or loose.
  2. We rake out the grout evenly, protecting the tile edges.
  3. We vacuum the joints so the new grout bonds.
  4. New grout is pressed into the joints and the tiles are cleaned.
  5. We finish with silicone in the moving joints.

Before we arrive

  • Let us know if you’ve seen damp or leaks
  • Try not to wet indoor joints just before the visit
  • Tell us about any previous sealing or DIY attempts

How to look after the new joints

To keep the joints looking good and working properly:

  • Run the extractor fan during and after a shower
  • Don’t use strong acidic cleaners on grout
  • Rinse the tiles after showering
  • Stick to mild products for cleaning grout

Keep an eye on the silicone in the corners. It’s the part that moves, so the sealant there will need renewing in time.

Tiles can come away if failed grout is left. Once that happens, regrouting will not fix it, so it’s worth acting early.

What happens if it’s left?

Once grout cracks, water can get behind the tiling. Leave it, and the adhesive or the wall behind can suffer, and then you’re looking at retiling. Sorting it early keeps the job simple. Where a wall is exposed, as many are in small places like Arpinge, wind-driven rain gets into any failed joint, and damp in older walls is slow to dry out.

What it costs depends on the amount of work, how hard the old material is to remove and how easy the joints are to reach. You’ll have a clear quote before any work starts.

For landlords and businesses

Water getting past a failed joint can damage the building, which matters even more when someone else lives there. Resealing at the right time is simple maintenance that we can handle for you.

We regularly work with letting and managing agents. Send the address, what’s needed and the access arrangements.
