Regrouting near An Luirg

Regrouting in An Luirg, done properly

Regrouting is usually paired with resealing. Grout is for the joints between tiles, but internal corners and edges flex, so they need flexible silicone instead. Renewing both together means nothing is left half-done. We work on tiled floors, wet rooms and bathroom floors, and people most often call us about discoloured grout on otherwise sound tiles and shower grout that has worn away.

Across smaller places in Scotland, homes range from stone and harled cottages to newer houses. Where a building moves, cracked grout and split sealant are usually the first signs.

Our work is backed for twelve months.

Questions from An Luirg

I let a flat near Lairg station. Can you help?

Yes, rental work is part of what we do. You can send an email to info@mrmastic.co.uk with the address and a few details, and we’ll give you a fixed price before work begins.

Is An Luirg within the area you cover?

Yes, smaller places are covered as well as towns. We work across all of Scotland. Just mention lanes, gates or anything else about the route when you book.

Could my grout be a different colour after regrouting?

Yes. It’s the ideal time to change it. Tell us the colour you’d like when you ask for a quote.

Is it OK to seal over old sealant?

No. New silicone won’t bond to old silicone, and it traps any mould or water underneath. We remove it all first.

Where is Mr Mastic based?

Our base is Crawley. Our area covers South East England, London and Scotland.

Do you reseal at the same time?

In most cases, yes. Corners and edges need flexible silicone, and it makes sense to renew both together.

Are you ARBOMaster approved?

Yes. We are approved under the ARBOMaster scheme, the approved applicator scheme for Arbo sealants.

How do I get a quote for regrouting in An Luirg?

Every job is different, so each one gets its own quote. To get one, drop us a line at info@mrmastic.co.uk and tell us what needs doing and where.

What we do, step by step

All our tools and materials come with us in the van. After a quick look at the joints together, the area is protected and the work begins. Most jobs take anything from a few hours to a full day, depending on the area. Somewhere like An Luirg may be a longer drive, and the journey is planned ahead. Tell us about tracks, gates, a ferry crossing or anything unusual about getting there.

  1. We check the tiles are sound and flag any that are loose or hollow.
  2. We rake out the old grout to an even depth, taking care of the tile edges.
  3. The joints are vacuumed and cleaned.
  4. New grout is worked into the joints and cleaned off the tile faces.
  5. The corners and edges get new silicone, because grout there would crack.

Getting ready for the visit

  • Tell us about any water getting in
  • Mention any sign-in or site rules at work premises
  • Move anything stored near the joints

What we’re called out for in An Luirg

A bathroom that stays damp keeps the grout wet, and damp grout is where mould grows. Black marks that come back after cleaning are often in the grout itself.

These are the problems we are asked about most:

  • Discoloured grout on otherwise sound tiles
  • A grout colour that no longer suits the room
  • Cracked grout along the bath or tray
  • Dirty, worn grout on a tiled floor

In and around An Luirg, as anywhere, good regrouting starts with a clean, dry, properly prepared joint.

Why deal with it now?

Grout pens and paint-on colourants only cover the surface. They won’t fill gaps or keep water out and stains often come back through. A proper regrout puts new grout in the joint. In an older home around An Luirg, damp from a failed joint can get into timber and plaster, which is a far bigger job than the sealant.

Instead of a standard rate, we price the job in front of us: the amount of work, the old material and the access. You will know the price before we begin.

Why book with us

  • Every job guaranteed for a year
  • Domestic, commercial and hotel work
  • Sanitary silicone with an anti-fungal additive in wet areas

Work for landlords, hotels and businesses

We also work for businesses, from offices to washrooms and kitchens. For commercial premises, we can talk through working times when we quote.

Water getting past a failed joint can damage the building, which is a bigger problem in a rented property. Resealing at the right time is simple maintenance that we can handle for you.

An Luirg homes and their sealant

In Scotland, private landlords have to meet the Repairing Standard, which includes keeping fixtures and fittings in reasonable repair. Failed sealant around a bath or shower is worth sorting between tenancies. Scottish Water supplies are generally soft, so limescale is less of a problem than in hard-water areas. But mould still grows into sealant and grout in a room that does not dry out.

Letting a property close to Lairg station? Then clean grout and fresh sealant between tenancies make a bathroom look cared for again.

What sealant work can’t fix

  • A leaking shower valve or waste

DIY versus a professional finish

Some sealant jobs are within reach of a careful DIYer, such as a straightforward joint indoors. The common mistakes are sealing over old sealant, sealing a damp joint and using far too much.

Not every job suits DIY: work at height, external movement joints, fire-rated sealant and large areas call for the right materials, safe access and experience.

Keeping the joints in good condition

To keep the joints looking good and working properly:

  • Get any tile that moves checked promptly
  • Look at the sealant in the corners now and then
  • Rinse soap off the tiles after each shower
  • Open a window or run the fan to clear steam

Wipe the tiles down after a shower stops soap and water sitting on the grout. Run the extractor fan or open a window to help it dry out.

Cracked grout does not stay cracked for long. Water gets in behind and the tiles can start to loosen and early regrouting can avoid a much bigger job.
