How bathroom resealing works in N1C
The bead of silicone around a bath, tray or worktop is what keeps water out of the gaps. Once it cracks or goes mouldy, water starts to find its way through and into the wall or floor. Our team cut the old bead out completely and lay a new one in anti-fungal sanitary silicone. We work on baths, shower trays & enclosures and sinks & splashbacks, and common reasons people get in touch are leaking joints on a shower screen and a messy, uneven bead from a previous reseal.
All our tools and materials come with us in the van, so you don’t need to buy or prepare anything. After a quick look at the joints together, the area is protected and the work begins. It normally takes a couple of hours for one bath or shower, or most of a day for a full bathroom and kitchen.
- Protection goes down around the bath, shower or worktop.
- We cut away the old sealant and clean off what’s left.
- Mould is treated, then the joint is left to dry thoroughly.
- Any bath is filled with water, then we lay a bead of anti-fungal silicone in white, clear or a matching colour.
- The joint is finished neatly and we explain when it can get wet.

Where we work in N1C
Our bathroom resealing work across N1C covers homes, rentals and businesses, in Camden Town and well beyond. The method is the same everywhere: old material cut out, joints cleaned and dried, and a fresh finish laid.
London and the South East have homes from every era, from period terraces to post-war new towns and new estates. The right sealant depends on the age and materials of the building.
Camden Town: Schools such as Our Lady Roman Catholic Primary School are buildings too, and washroom and kitchen sealant there needs the same care as at home, and schools and businesses are part of our work as well as homes. As a London address, Camden Town can be tricky for parking: tell us about permits, visitor bays or off-street space when you book.
How to look after the new joints
Good habits help new joints last longer. Our tips:
- Look for lifting corners and small gaps now and then
- Stick to a soft cloth and a mild cleaner
- Don’t leave water standing on kitchen joints
- Give the silicone its full cure time
Treat the new bead gently when you clean: warm soapy water and a soft cloth do the job. Scourers and blades can nick the surface, because a damaged bead gives mould a foothold.
There’s no need to wait for a full refurbishment. Sealant is a maintenance item, like the paint on a window frame, and replacing it when it fails protects the rest of the room.
What affects the cost of bathroom resealing
The quote reflects the job in front of us. We take into account:
- How easy the joints are to reach
- How many areas need sealing
- Working hours on commercial sites
- The old material and how stubborn it is
The cost reflects the work involved, not guesswork. That is why we ask a few questions first and agree the price before starting.
Helping us quote
What to tell us when you ask for a quote:
- How many joints, rooms or windows are involved
- Pictures of the joints, sent by email
- Whether it has been sealed before
- The problem you’ve noticed
Getting a quote is simple: let us know the job and the location. Photos by email help us understand the job, and we’ll take it from there.
What happens if it’s left?
Mould removers can fade the surface of a stained bead, but where mould is inside the silicone it normally comes back. Cutting it out and resealing with anti-fungal silicone is the fix that lasts.
What your quote should include
- What the cure time is
- How long the guarantee is
- Whether all the old sealant comes out first
- Which colour the sealant will be
What sealant work can’t fix
We will always be straight with you, so here’s what sealant cannot fix:
- Water coming from the plumbing rather than the joint
- Damage behind the tiles that needs a tiler
- A cracked shower tray or bath (that needs repair or replacement)
Why it fails
Plenty of failed sealant has been laid over the top of older sealant. New silicone will not bond to old silicone, so it lifts, lets water in and traps mould underneath.
If you can see any of these, it’s time to have the joints looked at:
- Lumpy, uneven sealant from a DIY attempt
- Two layers of silicone, both failing
- A bead that has pulled away from the tiles
- Mouldy sealant that has gone black
N1C: your questions answered
Do you reseal kitchen worktops and sinks too?
Yes. Next to the sink we use a food-safe product where it’s needed.
Can you just seal over the old silicone?
No. New silicone will not bond to old silicone, so it peels away and hides mould and water. All the old sealant comes out first.
How long will the resealing take?
Allow a couple of hours for a single bath or shower. You will know how long to expect before we start.
Do you guarantee your resealing?
Yes, for 12 months. Looking after the joint as we suggest helps it last.
Where is Mr Mastic based?
Our base is Crawley. We work across South East England, London and Scotland.
When can I use the bath or shower again?
Silicone is touch-dry quite quickly, but it takes longer to cure. Keep water off it for around 24 hours, or follow the cure time we give you.
Is white the only colour available?
There’s a choice: clear, white and colours chosen to suit the room. We can help you pick when we quote.
