What we cannot put right

In fairness, there are a few things sealant will not fix:

  • Cutting new joints into brickwork, which is building work rather than sealant work
  • Movement that’s more than a sealant joint can take
  • Cracking across the wall rather than at a joint

If in doubt, phone 0345 464 0079 or drop us an email and we’ll say what we think before you book.

What we seal

  • Concrete & block
  • Façade panels
  • Brickwork movement joints
  • Joints between brick and frames
  • Copings & trims
  • Render & cladding joints

External mastic for homes and businesses in Camden Town

Joints in render and cladding are easy to overlook until a damp patch appears. We look over the joints, agree the ones to renew and reseal with a flexible, weatherproof product. If you’re dealing with leaking joints around cladding and façade panels and joints pointed up with cement by mistake, we can put it right, whatever the surface.

Outside work in London starts with access: side passages, upper floors and where to park. For a home in Camden Town, tell us how high the joints are and how to reach the back of the building.

A one-year guarantee comes as standard, so you are covered after we have gone.

Different surfaces, different methods

Render joints

Render is weaker at the surface than brick, so a sealant that stretches easily protects the edges. Priming is done where the sealant calls for it.

Copings and trims

Copings expand and contract through the day, so the joints need a sealant that stays flexible year round.

Walls and rooflines in Camden Town

With historic houses such as Winfield House (about 1.2 miles south-west) nearby, there’s older building stock in the area around Camden Town as well as newer homes. Where a home is older, older brick and stone need a sealant that suits them, at the right joint depth. London terraces and converted houses often share gutters, downpipes and walls, so it’s worth agreeing who is responsible before work starts.

If you live in an older home near St Michael's Church, an extension built onto an older house moves differently, and the joint between them takes the strain. If you let a flat or house near Camden Road station, outside joints that have cracked can let damp into a rental, so check them between lets. Schools such as Our Lady Roman Catholic Primary School are buildings too, and its movement joints, gutters and trims need looking after like any other building’s.

Why deal with it now?

It often makes sense to reseal all the failing joints on an elevation together. Joints of the same age tend to fail together. In a London flat, a failed joint rarely stays your problem alone: water can reach the neighbours below, and gaps in fire-rated joints affect the whole building.

Instead of a standard rate, we price the job in front of us: the amount of work, the old material and the access. You’ll know the price before we begin.

Why us?

  • Anti-fungal silicone where joints get wet
  • Tidy, careful work
  • Quality sealants from Arbo and Everbuild
  • 180+ five-star Google reviews

Quotes for external mastic in Camden Town

Jobs vary more than people expect. What affects the quote:

  • The number of rooms or windows
  • Whether old sealant or filler has to be cut out
  • The type of sealant required
  • Working hours on commercial sites

Doing several joints on one visit is generally more efficient than separate visits, so tell us about everything that needs sealing. You’ll get one clear quote for the whole job.

What we need to know

Photos by email are helpful but not essential. Please mention:

  • Any access issues, like height or stairs
  • How many joints, rooms or windows are involved
  • Whether it’s a home or a business
  • Any previous sealing or DIY work

Asking for a quote is easy: let us know the job and the location. Photos by email help us understand the job, and we will take it from there.

How the visit works

The work is kept neat and contained to the area we are working on, so you can carry on as normal. Expect the work to take a few hours for a handful of joints, longer for a whole elevation, and we explain the cure time before we leave. Many London jobs are in flats, so we come ready for stairs, narrow hallways and shared entrances. Mention any building rules, key holders or managing agents when you book.

  1. First, the joints are inspected and the access agreed.
  2. Every bit of old sealant and any mortar or debris is cut out.
  3. Joint faces are cleaned back and primed if the sealant needs it.
  4. We fit closed-cell backing rod to control the depth.
  5. The exterior sealant is applied, tooled and checked along its length.

Preparing for the visit

  • Let us know about stairs, lifts or work at height
  • Tell us if parking is tricky
  • Tell us about any water getting in

Should I try it myself first?

The biggest DIY mistake is sealing over old sealant. New silicone will not bond to old, so it lifts and traps water and mould underneath. All the old material has to come out first.

What a professional job adds is preparation and the right product. Joints are cleaned back to sound surfaces and dried, and the sealant is chosen for how the joint moves and where it is, and the work is guaranteed for a year.
