New build mastic for homes and businesses in The Hyde
A new house keeps drying out and settling for its first couple of years. Timber dries and shrinks, and baths and trays settle, so sealant that was laid quickly before handover often cracks. Common call-outs are for skirting joints opening in the first winter and sealant applied over dusty or wet surfaces, on windows & doors, plot handovers and skirting & floors.
Shops, offices and commercial units across London have hard-wearing floors with movement joints that need resealing as they wear, while new homes need a neat, sound finish around frames, baths and kitchens before handover.
All our work comes with our 12-month guarantee.

Can I do it myself?
The biggest DIY mistake is sealing over old sealant. New silicone won’t bond to old, so it lifts and traps water and mould underneath. All the old material has to come out first.
What a professional job adds is preparation and the right product. Joints are cleaned back to sound surfaces and dried, and the sealant is chosen for how the joint moves and where it is, then guaranteed for a year.
Work for landlords, hotels and businesses
We also work for property managers and facilities teams in The Hyde and across Greater London. Several sites can be quoted together, and we are fully insured.
Failed sealant is one of the commonest items on a check-out report, and it’s easy to sort out between tenants. We can quote for more than one property at once.

Do you need new build mastic in The Hyde?
Once people move in, baths and trays take weight and bed down. If a bath wasn’t filled when it was sealed, the bead is stretched the first time it’s used.
Most people get in touch after spotting something like this:
- Cracked caulk along new skirting
- Frame joints opening as the plaster dries
- Sealant applied over dusty or wet surfaces
- Worktop and upstand sealant coming away
As a London address, The Hyde can be tricky for parking: tell us about permits, visitor bays or off-street space when you book.
What to look for in a quote
- The length of the guarantee
- Which colour the sealant will be
- What the cure time is
- What insurance they hold
What happens if it’s left?
Sealant done properly at handover means fewer callbacks. Every return visit for a failed seal takes time. In older London homes, water behind a failed joint soaks into brick and timber without much sign, and by the time it shows on a wall or ceiling in The Hyde, the repair is bigger than the sealant job would have been.
We do not show prices on the website, because each job is priced on what it involves. Call for a quick quote.

What we do, step by step
Once we’re on site, we check the joints match what you told us. If anything is different, we explain it before carrying on. Most jobs then take anything from a few hours to several days, depending on the number of plots. In The Hyde, flats, stairs and shared entrances are part of the routine. If the building has a concierge, managing agent or access rules, tell us when you book.
- We start by going through the snagging items or plot schedule with you.
- The failed sealant is removed completely, with no layer left behind.
- Joints are vacuumed and cleaned of building dust.
- We prime where needed and apply a sealant suited to each joint.
- We tool every joint neatly and tell you when each area can be used.
Before we arrive
- Let us know about stairs, lifts or work at height
- Plan for the work area to be out of bounds to pets and children

Keeping the joints in good condition
How long the joints last depends on use and care. Here’s what we suggest:
- Look at the sealant regularly in the first couple of years
- Avoid scourers and strong chemicals on sealant
- Don’t seal over failed sealant yourself
- Record problems with dated pictures
Clean the sealant with a mild detergent and a soft cloth. Keep scourers and harsh chemicals off it as they wear the bead.
Report failed sealant to the builder while you’re in the snagging period. After that, putting it right may fall to you so report it promptly.
New build mastic in The Hyde: local notes
Much of London’s new housing is flats in larger developments, where snags may need reporting through the developer or the managing agent. Compared with the north and west, the South East gets less rain, but outside sealant still needs a dry, clean surface, so outdoor work is planned around the forecast.
If you’ve bought a new home near Hendon station, the sealant around baths, showers and frames is worth checking in the first year or two.

Windows and doors
A draught at a new window can be a missed or failed joint. We look at the joints and reseal where needed.
Bathrooms and en suites
Baths, showers, basins and trays in new bathrooms are the most common new-build reseal. We cut out the failed bead, clean and prime, and reseal with anti-fungal sanitary silicone.
