About our new build mastic in The Burroughs

A new house keeps drying out and settling for its first couple of years. Timber dries and shrinks, and baths and trays settle, and sealant applied in a hurry at handover can split. We work on show homes, plot handovers and skirting & floors, and people most often call us about gaps behind new kitchen upstands and messy sealant that spoils new finishes.

Shops, offices and commercial units across London have hard-wearing floors with movement joints that need resealing as they wear, and new homes need their plot mastic finished properly before handover, in The Burroughs and beyond.

The work is covered for a year after we finish. If anything is not right with it, ring 0345 464 0079 or drop us an email.

New homes and floors in The Burroughs

London and the South East are among the drier parts of the UK, yet outdoor joints still have to be sealed dry, so jobs are booked with the weather in mind. Many of London’s new homes are flats in bigger developments, where snags may need reporting through the developer or the managing agent.

For new homes near Hendon station, it’s worth checking the sealant early, while snags are still fresh.

FAQs for The Burroughs

Do you cover The Burroughs for new build mastic?

Yes, The Burroughs is within the area we cover. Our work covers London and the South East. Just call 0345 464 0079 or send us an email with a few details of the job.

Can parking be tricky for a visit in The Burroughs?

Parking in The Burroughs, as in most of London, takes a little planning: a visitor permit or a nearby bay makes the day run more smoothly.

Can new sealant go on top of the old bead?

No. Over-sealing traps mould and water and soon fails. We remove every bit of the old bead before resealing.

Is it normal for sealant to crack in a new home?

Lots of new homes see sealant crack early, because the house is drying and settling. Rushed application on dusty surfaces makes it worse.

Do you hold any approvals?

Yes. Mr Mastic is an ARBOMaster approved applicator, and we’re fully insured.

How long should I leave it?

That depends on the sealant used, so please follow the time we give you when we finish.

Can you work on commercial sites?

Yes. Commercial and hotel work is a large part of what we do, as well as homes. Working times can be discussed when we quote.

Can I send you my snagging list?

Yes. Photos of each sealant item help us quote. If something isn’t sealant, we’ll say so.

Surface by surface

Bathrooms and en suites

Baths, showers, basins and trays in new bathrooms are the most common new-build reseal. We cut out the failed bead, clean and prime, and reseal with anti-fungal sanitary silicone.

Windows and doors

Internal joints between frames and plaster often crack as a new house dries. We remove cracked sealant and apply a flexible one in a matching colour.

Should I try it myself first?

Some jobs are best left to a professional: high-level joints, fire-rated gaps, external movement joints and big jobs call for the right materials, safe access and experience.

If you’ve already had a go yourself, that is fine. We cut it out and start again.

What affects the quote in The Burroughs

Some jobs are bigger than they look, and some smaller. What affects the quote:

  • How much old sealant there is and how hard it is to remove
  • Mould in or behind the old joints
  • How many rooms, windows or areas are involved
  • Which sealant suits the joint

What you pay reflects the work, not guesswork. That is why we ask about the job first and agree the price before starting.

What we need to know

What to tell us when you ask for a quote:

  • How we’d reach the joints
  • How many joints, rooms or windows are involved
  • What the problem is, such as mould, gaps, leaks or cracking
  • If it’s domestic, commercial or a hotel

Asking for a quote is easy: tell us what needs doing and where, and roughly how big it is. A few pictures by email make the job easier to understand, and we will come back to you with a quote.

Work for landlords, hotels and businesses

We also work for property managers and facilities teams. Several sites can go on one quote.

Landlords and agents in The Burroughs can book us as well as householders. Resealing between tenancies is a simple way to keep a property in good order before the next move-in.

When to call us in The Burroughs

If plaster or screed was still damp when it was sealed, the bond suffers. On a busy site, joints are not always given time to dry before the sealant goes on.

Any of these means the joints need attention:

  • Cracks appearing as a new home settles
  • Smeared, uneven beads picked up at snagging
  • New-build shower sealant that has already split
  • Cracked sealant around new window and door frames

The Burroughs is in London, so parking needs planning: let us know about parking bays, permits or a driveway.

What to look for in a quote

  • What the quote includes, VAT included or not
  • How the colour is chosen
  • Whether the sealant suits the joint
  • Whether they seal over old material or remove it

10 questions to ask before you book

How to look after the new joints

How long the joints last depends on use and care. We suggest:

  • Don’t wait for the house to settle if water is getting through
  • Avoid running a DIY bead over the old one
  • Ventilate bathrooms well, especially in the first year
  • Wait for the cure time before using a resealed shower

Keep the bathroom ventilated, especially in the first year. Use the extractor fan or open a window after showers.

Mould takes hold quickly in sealant that has gaps or lifted edges. Dealing with it before it goes black saves a harder job later.

The process

All our tools and materials come with us in the van, so you do not need to buy or prepare anything. After a quick look at the joints together, the area is protected and the work begins. It normally takes anything from a few hours to several days, depending on the number of plots. Many London jobs are in flats, so we come ready for stairs, narrow hallways and shared entrances. Mention any building rules, key holders or managing agents when you book.

  1. First, the list of joints is agreed from your snagging sheet or plot schedule.
  2. Every bit of the old builder’s sealant is cut out down to clean surfaces.
  3. Joints are vacuumed and cleaned of building dust.
  4. Primer goes on where the surface and product need it, then the new sealant.
  5. Each bead is tooled and the cure times explained.

Getting ready for the visit

  • Let us know about stairs, lifts or work at height
  • Try not to wet indoor joints just before the visit
  • Mention any sign-in or site rules at work premises
