Trusted fire rated sealant in The Hyde

Fire rated sealant for homes and businesses in The Hyde

Door frame gaps, linear joints and holes around services all have their own details. Measuring the gap and checking what it’s made of comes first, then apply it to the depth its tested detail calls for. We’re often asked to deal with new service routes left unsealed after building work and open joints along the top of partitions, across service penetrations, plasterboard & masonry and pipe & cable gaps.

London blocks of flats carry pipes and cables through walls and floors in their common parts and service risers. In The Hyde, building managers may need both fire-rated sealant around those openings and new sealant in shared washrooms.

Our work is backed for twelve months, and the guarantee is the same wherever you are.

Do you need fire rated sealant in The Hyde?

Movement in the structure can open gaps too: cracked or debonded sealant leaves an open route through the wall. Damage from cleaning, knocks and maintenance adds to it.

Look out for these signs:

  • Linear gaps at the head of walls
  • Sealant items on a fire risk assessment action list
  • Fire stopping disturbed by later work
  • Gaps around pipes and cables through fire-resisting walls

If you let a flat or house near Hendon station, any gap left by new services in shared walls should be closed with a fire-rated product.

What to look for in a quote

The process

Once we’re on site, we check the joints match what you told us. If we find something unexpected, we talk it through with you first. After that, the work takes a few hours for a handful of gaps, and longer for a whole building. Many London jobs are in flats, so we come ready for stairs, narrow hallways and shared entrances. Mention any building rules, key holders or managing agents when you book.

  1. We go through the gaps on your list or survey and check each one’s size and substrate.
  2. Anything that is not fit for the job comes out, and the gap is cleaned.
  3. Where the tested detail needs backing or fill, we fit it.
  4. Fire-rated or intumescent sealant is applied to the right depth and tooled.
  5. Locations and products are noted so you have them on file.

Preparing for the visit

  • Let us know if you’ve seen damp or leaks
  • Clear the area around the work
  • Where the joints are inside, avoid wetting them before we arrive

Landlord and commercial work in The Hyde

Water getting past a failed joint can damage the building, which is a bigger problem in a rented property. Resealing at the right time is simple maintenance that we can handle for you.

We also work for property managers and facilities teams in The Hyde and across Greater London. Several sites can go on one quote, and we’re fully insured.

What affects the cost of fire rated sealant

We quote each job individually. This is what makes a difference:

  • Access and height
  • The number and length of the joints
  • Whether old sealant or filler has to be cut out
  • Whether there’s mould to deal with

The cost reflects the work involved, not guesswork. That is why we ask about the job first and agree the price before starting.

Helping us quote

Photos help, but a description is a good start. Please mention:

  • Roughly how big the job is
  • Access, such as stairs, a lift or height
  • The problem you’ve noticed
  • If someone has resealed it before

Every job is quoted individually. Just call 0345 464 0079 or email us with the details and send pictures if you have them.

How to look after the new joints

How long the joints last depends on use and care. We suggest:

  • Do not fill fire-stopping gaps with ordinary foam or silicone
  • Get damaged fire seals looked at promptly
  • Look in service cupboards and ceiling voids from time to time
  • Tell trades working in the building that fire seals must be put back

Do not add foam, filler or ordinary sealant over a fire seal. If it needs repair, use the same type of product. We can tell you which product we used.

When you plan work that goes through walls or ceilings, plan the fire stopping too. Doing it at the time avoids leaving gaps behind.

What sealant work cannot fix

Before booking, it’s worth knowing the limits too:

  • Problems with the door itself rather than the gap around the frame
  • Sign-off of the building, which sits with building control or your assessor
  • Fire risk assessments, which need a qualified assessor

Not sure which it is? You can call 0345 464 0079 or drop us an email and we’ll tell you honestly.

Can I do it myself?

Some jobs are best left to a professional: high-level joints, fire-rated gaps, external movement joints and big jobs need the right product, the right access and the right method.

What a professional job adds is preparation and the right product. Joints are cleaned back to sound surfaces and dried, and the sealant is chosen for how the joint moves and where it is, and the work is guaranteed for a year.
