When something else is needed

New sealant can’t fix everything, and we will tell you before work begins. It will not solve:

  • Disputes or warranty claims with your builder
  • Baths and trays that move too much for sealant to cope with
  • Leaks from pipes, valves or wastes, which need a plumber

If you are not sure, just ring 0345 464 0079 or email us and we’ll give you a straight answer before you book.

New build mastic for homes and businesses in River

A new build should have a neat, sound bead at every joint. When the finish is smeared, patchy or already cracking, it’s worth putting right early, before water gets into the floor or walls. We work on kitchens, skirting & floors and show homes, and people most often call us about shower seals failing in the first year or two and cracked sealant around new window and door frames.

Somewhere as small as River, new homes tend to be conversions, self-builds or a few houses rather than an estate. Each still needs its sealant and floor joints finished properly.

Each job carries a 12-month guarantee, large or small.

Mr Mastic applicator sealing the vertical joint between a glass shower screen and tiled wall

Can I do it myself?

If you’re set on DIY, put the effort into preparation: take out all the old sealant, make sure the joint is clean and dry, and give it the full cure time. If it fails, we can still redo it.

A DIY attempt does not rule out a professional job. We remove it and do the joint properly, so tell us about it when you ask for a quote.

Questions from River

Is River within the area you cover?

Yes, smaller places are covered as well as towns. We work across London and the South East. Just mention lanes, gates or anything else about the route when you book.

Is there a guarantee on new build mastic in River?

Every job comes with our one-year guarantee, wherever it is. We are also fully insured and ARBOMaster approved.

Do you work for developers?

Yes. We take on second-fix sealant work across new plots. We clean and prime joints properly to keep callbacks down.

What do you need from me for a quote?

A short description and the location, with pictures by email if possible. If we need more, we’ll ask.

Can you match the sealant colour to my new kitchen or bathroom?

It depends on the joint: white or clear for most sanitary joints, colours for worktops, floors and frames. We will agree it with you first.

What does new build mastic cost?

We do not publish prices, because the cost depends on the job: its size, the old material, access and the product needed. You will get a clear quote before work begins.

Can I add another job to the visit?

Yes. More than one area can be quoted together.

Will you just run a new bead over the existing one?

No. Over-sealing traps mould and water and soon fails. All the old sealant comes out before we start.

The process

You do not need to clear the whole room or building before we come, only the area right around the joints. Everything nearby is protected, and the job takes a few hours for most snagging lists, longer for a run of plots for a typical job. Somewhere like River needs a little journey planning: let us know about lanes, gates and parking. We bring what the job needs, so it can be finished in one trip where possible.

  1. We start by agreeing which joints are on the list, from the snagging sheet or plot schedule.
  2. Failed or untidy sealant is cut out completely.
  3. We clean off dust from the build and prime the surfaces where the product needs it.
  4. A sealant chosen for each area goes in and is tooled smooth.
  5. Each area is checked and left with its cure time.

Getting ready for the visit

  • Tell us about access, such as stairs, a lift or high-level joints
  • Move anything stored near the joints
  • On commercial sites, let us know about site rules

How to look after the new joints

Aftercare is simple, and it makes a real difference:

  • Clean sealant with mild detergent, not abrasives
  • Ventilate bathrooms well, especially in the first year
  • Record problems with dated photos
  • Raise failed sealant with the developer while you are covered

Clean the sealant with a mild detergent and a soft cloth. Keep scourers and harsh chemicals off it.

Early snagging is easier snagging. Small faults turn into leaks if left in a busy bathroom.

Why it’s worth doing now in River

It often makes sense to do all the sealant items on a snagging list together. You get one visit and one clear quote for the lot. Older cottages and farmhouses around River can have timber floors and frames, and water through a failed joint can rot timber if it’s left.

Rather than a set price list, we price the job in front of us: how many joints, what’s in them now and how we reach them. The price is agreed before we begin.

Why us?

  • Homes, businesses and hotels
  • ARBOMaster approved applicator
  • Colour agreed with you before we start
  • Any old sealant cut out fully, not covered over

Landlords, agents and businesses in River

Water getting past a failed joint can damage the building, which matters even more when someone else lives there. Keeping joints in good order is simple maintenance that we can handle for you.

If you manage several properties in or around River, jobs at different addresses can go on one quote. Just tell us the addresses and what each one needs.

Do you need new build mastic in River?

A new house holds a lot of water from the build, and it dries out over the first couple of years. As it does, timber shrinks and joints open.

These are the problems we are asked about most:

  • Gaps between new skirting and floors
  • Second-fix sealing on new plots
  • Internal frame sealant that has split
  • Kitchen sealant that has pulled off the wall

For jobs in and around River, choosing the right material for each joint is as important as a tidy finish.
