Floor & skirting joints in River, West Sussex
Floor joint sealing across River and nearby, with old sealant always removed completely and a 12-month guarantee.
- Skirting that has pulled away from the floor
- Chipped and open joints in warehouse floors
- Cracked grout where a tiled floor needs a movement joint
What the job involves on each surface
Skirting boards
On painted skirting, we can use a flexible sealant that takes paint. Where water is involved, silicone is the better choice.
Concrete floor joints
Open concrete joints chip at the edges when wheels cross them. Sealing them supports the edges.
Floor joint sealing for homes and businesses in River
Good floor joints come down to the right product and clean, prepared edges. Old caulk, grout or failed sealant comes out first, then clean, back and seal the joint. If you have worn sealant at door thresholds and tiled floors with no room to move, we can help, whatever the surface.
Around River, older homes often have timber floors that move through the year, so skirting and threshold joints need a flexible sealant rather than a rigid filler.
A one-year guarantee comes as standard.

River questions
Is floor joint sealing in River guaranteed?
Every job comes with our 12-month guarantee, wherever it is. We are fully insured, and an ARBOMaster approved applicator.
Can you do floor joint sealing in River?
Yes, River is within the area we cover. Our work covers London and the South East. Just call 0345 464 0079 or email us with a few details of the job.
Do you seal kitchen plinths to the floor?
Yes. Wet-area floor joints are sealed with a flexible, water-resistant silicone so water cannot get into the gap.
How do I get a quote for floor joint sealing in River?
We don’t publish prices, because the cost depends on the job: how much there is, what’s there now, how we reach it and what it needs. We agree the price before any work begins.
I rent my home. Can I book you?
Of course. Ask your landlord first, and we can send them the quote if that helps.
Will I be able to paint over the new joint?
Where the skirting will be painted, we can use a flexible sealant that takes paint. Silicone won’t take paint, so it’s kept for wet areas and unpainted joints.
Can new sealant go over the old?
No. Fresh sealant does not stick to old sealant, and anything trapped underneath, including mould and water, stays there. We remove it all first.
Which products do you use?
Each joint gets the product that suits it. Movement, water and weather all affect the choice.

What affects the quote in River
We quote each job individually. These are the things that affect it:
- The number of rooms or windows
- Any mould that needs treating
- Any working-time requirements on site
- How much there is to do
No two jobs are quite the same, so each one gets its own quote. The number of joints, how easy they are to reach and the sealant needed all play a part, and we will explain the quote if you ask.
Helping us quote
A few details help us give you an accurate quote. When you get in contact, it helps to mention:
- Photos by email, if that’s easy
- How we’d reach the joints
- The problem you’ve noticed
- If someone has resealed it before
It all starts with a short chat. Tell us what’s wrong, where it is and how much there is, and we will talk you through what we’d do. Whenever you are ready, ring 0345 464 0079 or send us an email.
Why act early in River
Floor joints left open collect dirt that is hard to clean out. Sealed joints are easier to keep clean and look tidier. Around River, older homes often have timber in their floors and frames, and water through a failed joint can rot timber if it’s left.
What it costs depends on the size of the job, how much old material has to come out and access to the work. You will have a clear quote before any work starts.

New homes and floors in River
Across West Sussex, floors range from older suspended timber floors to concrete slabs in newer homes and commercial units, and each moves in its own way. The joint at the skirting or threshold has to allow for that.
In and around River, as anywhere, good floor joint sealing starts with a clean, dry, properly prepared joint. Community buildings like The Parish Church of St Peter are part of the picture too: joints in its floors, skirtings and thresholds need resealing as they wear.

How it works
All our tools and materials come with us in the van. Once we’ve agreed what’s being done, we protect the area and start. Most jobs take a few hours for most rooms, longer for large commercial floors. In a small place like River, access is generally the main thing to plan. If the job is outside, mention outbuildings, exposed walls and how to reach them.
- First, the floor type, the gap and the traffic are checked.
- Any old caulk, grout or sealant is raked or cut out.
- We vacuum out the joint and add backing where the depth needs setting.
- The chosen sealant goes in, coloured to suit the floor.
- We tool it neatly and tell you when it can be walked on and cleaned.
Preparing for the visit
- Mention any parking rules near the property
- Try not to wet indoor joints just before the visit
- Let us know about stairs, lifts or work at height
Ask for a quote
Asking for a quote is easy: tell us what needs doing and where, and roughly how big it is. Photos by email help us understand the job.

Keeping the joints in good condition
Simple care keeps the joints in good condition. We recommend:
- Look at floor joints each spring
- Do not slide heavy items over sealed joints
- Keep heavy wheels off new concrete joints until cured
- Avoid caulk in bathrooms and kitchens
Mop with a well-wrung mop rather than flooding the floor. Less water at the edges helps the joints last.
Once concrete joint edges start to break, wheels make it worse. Sealing them early protects the edges and the floor safer.
