New build mastic in Plaistow
Building dust is behind a lot of failed new-build sealant. Each joint is cleaned of dust and primed where the product calls for it, so the new bead bonds properly. Typical jobs include beads laid onto grit and dust from the build and joints pulling apart as timber shrinks, across bathrooms & en suites, kitchens and show homes.
New flats are going up across London, many of them in larger developments. In a new development, snags are often reported through the developer or the managing agent, and shower seals that fail early, skirting joints that open up and gaps at thresholds are all common snags.

What we can’t put right
In fairness, there are a few things sealant won’t fix:
- Baths and trays that move too much for sealant to cope with
- Settlement cracks that need a surveyor
- Broken tiles or a split tray
Not sure which it is? You can phone 0345 464 0079 or send us an email and we’ll tell you honestly before you book.

Why deal with it now?
A quick bead over the top of the old sealant can look fine at first, but it can’t bond to what’s underneath. A lasting seal starts with removing the old one completely. In a flat in Plaistow, failed sealant seldom stays inside your own four walls: water can reach the neighbours below, and gaps in fire-rated joints affect the whole building.
A few things move the cost up or down: the old material and how easily it comes out, whether mould needs treating, and whether the work is at height. We take all of that into account in your quote.
Why us?
- White, clear, grey or coloured to suit, where the product allows
- Anti-fungal sanitary silicone in wet areas
- Arbo and Everbuild products
- Domestic, commercial and hotel work

When to call us in Plaistow
New homes are full of moisture from plaster, screed and concrete, and it dries out over the first couple of years. As it does, timber shrinks and joints open, and sealant that can’t keep up splits.
The most common problems we see are:
- Smeared, uneven beads picked up at snagging
- Gaps behind new kitchen upstands
- Gaps opening as the house dries out and settles
- Plot mastic for developers ahead of handover
If you’ve bought a new home near West Ham station, the sealant around baths, showers and frames is worth checking in the first year or two.
Questions to ask before you book
- Whether they’re fully insured
- The length of the guarantee
- Which sealant they’ll use, and why
- Whether they seal over old material or remove it
New homes and floors in Plaistow
Many of London’s new homes are flats in bigger developments, where snags may need reporting through the developer or the managing agent. Rainfall in the South East is lower than in much of the UK, yet outdoor joints still have to be sealed dry, so jobs are booked with the weather in mind.

What else we do in Plaistow
Surface by surface
Skirting and floors
Wet-area floor joints need a flexible seal. We seal them with a sealant suited to wet areas.
Bathrooms and en suites
Baths, showers, basins and trays in new bathrooms are the most common new-build reseal. The old sealant comes out and anti-fungal sanitary silicone goes in after cleaning and priming.
How we quote for new build mastic
Some jobs are bigger than they look, and some smaller. The main factors:
- The product the joint needs
- Mould in or behind the old joints
- Whether old sealant or filler has to be cut out
- How easy the joints are to reach
Commercial jobs are quoted on the same basis as homes: the amount of work, the access and the products needed, along with when we can work on site. Ask us for a quote and we will explain what it covers.
Asking for a quote
Photos help, but a description is a good start. Please mention:
- What’s wrong with the joints now
- If someone has resealed it before
- Whether it’s a home or a business
- How many joints, rooms or windows are involved

Plaistow: your questions answered
Is Plaistow in your area for new build mastic?
Yes. Our work covers London and the South East, and Plaistow is part of that. You can ring 0345 464 0079 or send us an email and let us know what needs doing.
Can parking be tricky for a visit in Plaistow?
Parking in Plaistow, as in most of London, takes a little planning: a visitor permit or a bay close to the door helps a lot.
Who should fix failed sealant in a new build?
Report it to the builder first while you’re covered. Once that is done, or if they will not put it right, we can reseal it properly.
Will it make a mess?
We keep the work tidy. Nearby surfaces are protected, and we clear up when we’re done.
Will there be a smell?
Some sealants have a smell while they cure, which fades as it sets. Opening a window helps.
When is the best time to reseal in a new build?
Any seal that’s leaking should be redone right away. For small cosmetic gaps, waiting until the house has settled can save doing them twice.
Do you take out the old sealant first?
Yes. Sealing over the old bead is the commonest cause of early failure, and it’s something we never do.
Are you an approved applicator?
Yes. We’re approved under the ARBOMaster scheme.
