About our new build mastic in Marchmont

Some new-home owners let the house settle before resealing. For small cosmetic gaps, that is reasonable, but a failed shower or bath seal shouldn’t wait. If you are dealing with gaps opening as the house dries out and settles and worktop and upstand sealant coming away, we can put it right.

Offices, shops and commercial units in Scotland’s cities have floors with movement joints and thresholds that take heavy wear. In Marchmont, we cover those floor joints as well as plot mastic for developers.

A 12-month guarantee comes as standard, so you’re covered after we have gone.

Do you need new build mastic in Marchmont?

Sealant applied onto damp surfaces doesn’t bond well. Site programmes do not always leave time for joints to dry before the sealant goes on.

If you can see any of these, it’s time to have the joints looked at:

  • Gaps behind new kitchen upstands
  • Plot mastic for developers ahead of handover
  • Internal frame sealant that has split
  • Skirting joints opening in the first winter

In and around Marchmont, as anywhere, good new build mastic starts with a clean, dry, properly prepared joint.

How we quote for new build mastic

Your quote is based on your job. We look at:

  • Whether there’s mould to deal with
  • The number and length of the joints
  • Whether old sealant or filler has to be cut out
  • The number of rooms or windows

Commercial jobs are quoted on the same basis as homes: the amount of work, the access and the products needed, plus any working-time requirements on site. Ask us for a quote and we’ll go through it with you.

What we need to know

Photos by email are helpful but not essential. Please mention:

  • If it’s domestic, commercial or a hotel
  • Any previous sealing or DIY work
  • What’s wrong with the joints now
  • Any access issues, like height or stairs

How the job changes by surface

Windows and doors

The gap between a new frame and its plaster reveal often opens up. We remove cracked sealant and apply a flexible one in a matching colour.

Bathrooms and en suites

En suite seals are easy to miss on a snagging list until they leak. A proper reseal keeps water in the tray.

Can I do it myself?

If you do try it yourself, take your time over the preparation: take out all the old sealant, make sure the joint is clean and dry, and give it the full cure time. If it fails, we can still redo it.

Not every job suits DIY: work at height, external movement joints, fire-rated sealant and large areas call for the right materials, safe access and experience.

FAQs for Marchmont

Do you cover Marchmont for new build mastic?

Yes, Marchmont is within the area we cover. Our work covers the whole of Scotland. You can send an email to info@mrmastic.co.uk and tell us what needs doing.

Can you help a landlord with a rental near Edinburgh Waverley station?

Yes, landlords and agents are among the people we work for. Just email us at info@mrmastic.co.uk with the address and what needs doing, and we will give you a clear price.

Is it worth resealing while the house is still settling?

If the seal has failed and water is getting in, do it now. Hairline cosmetic gaps can wait until the house has settled.

Will you just run a new bead over the existing one?

No. New silicone will not bond to old silicone, so it soon lifts and traps water. The old sealant always comes out first.

My new home is still under warranty. Should I contact you?

If you are still within the builder’s snagging or warranty period, report it to them first. If they’re slow or the fix does not last, we can help.

Are you an approved applicator?

Yes. Mr Mastic is an ARBOMaster approved applicator and we’re fully insured too.

Can you do several jobs on one visit?

Yes, we can. More than one area can be quoted together.

Will it make a mess?

No. We work neatly, protect the area around the joints and tidy up afterwards.

Keeping the joints in good condition

Once the sealant has cured, a few habits help it last:

  • Get a leaking seal dealt with straight away
  • Avoid running a DIY bead over the old one
  • Avoid scourers and strong chemicals on sealant
  • Record problems with dated photos

Keep the bathroom ventilated, especially in the first year. Run the fan or open a window after bathing so moisture does not sit on the sealant.

Lifting sealant traps moisture and mould behind it. Resealing before mould gets in saves a harder job later.

What we do, step by step

On the day, we look over the joints with you first. Surfaces next to the work are protected before any work begins. The work normally takes a few hours for most snagging lists, longer for a run of plots. Parking in city streets around Marchmont can be tight or controlled, so it helps to know about permits or nearby bays. For flats, mention the door entry system and any shared-stair arrangements.

  1. We start by agreeing which joints are on the list, from the snagging sheet or plot schedule.
  2. We cut out every bit of the failed or messy sealant.
  3. Each joint is cleaned of dust and grit, then primed if required.
  4. A sealant chosen for each area goes in and is tooled smooth.
  5. Each area is checked and left with its cure time.

Before we arrive

  • Tell us about any water getting in
  • Mention any parking rules near the property
  • Keep children and pets away from the work area

When it is not the sealant

We will not take on work that won’t last, so these are the limits:

  • Structural cracks in walls or ceilings
  • Your warranty claim itself, which is between you and the builder
  • Leaking fittings rather than failed sealant

If you are not sure, just email us at info@mrmastic.co.uk and we’ll give you a straight answer before booking.
