New-build mastic & snagging in Lightburn, Glasgow
Our applicators work in Lightburn on plot mastic for developers and snagging failed sealant in new homes. Old sealant removed completely, joints prepared properly and every job guaranteed for a year.
- Internal frame sealant that has split
- Gaps between new skirting and floors
- Cracks appearing as a new home settles
Common problems we fix in Lightburn
Later trades and the final clean can damage fresh sealant. If it’s disturbed before curing, the joint can be left weak.
Any of these means the joints need attention:
- Frame joints opening as the plaster dries
- Messy sealant that spoils new finishes
- Kitchen sealant that has pulled off the wall
- Skirting joints opening in the first winter
For new homes near Carntyne station, it’s worth checking the sealant early, while snags are still fresh.

About our new build mastic in Lightburn
Dust is the enemy of new-build sealant. Each joint is cleaned of dust and primed where the product calls for it, so the new bead bonds properly. Typical jobs include cracked sealant around new window and door frames and beads laid onto grit and dust from the build, on skirting & floors, kitchens and show homes.
Older tenement flats generally have timber floors on joists, with skirting joints that open and close with the seasons. In Lightburn, a flexible sealant suits those joints better than filler.
All of our work is guaranteed for twelve months, in Lightburn and everywhere else we cover.

New homes and floors in Lightburn
Many new homes in Scotland are timber-framed, so skirting and sealant joints can open up as the building settles. The west of Scotland is wetter than the east, which means plot mastic and the sealant in new homes has to cope with a lot of rain.
Around Lightburn, as everywhere, new build mastic is only as good as the preparation behind it.

What happens on the day
Every visit runs the same way: we look at the joints together, protect the area around them, carry out the job and tidy away. Most jobs take a few hours for most snagging lists, longer for a run of plots. Inside a flat in Lightburn, the job is planned with you; outside, shared parts may need the factor or other owners involved. It helps to know which it is when you get in touch.
- We look at why each joint failed, including any movement.
- We remove the failed sealant and clean the joints.
- We make sure the joints are dry and prime them if needed.
- New sealant goes in, with baths filled first so they’re at their heaviest.
- The finished joints are checked and the cure times given.

Advice
When it isn’t the sealant
Some problems need a builder, plumber or other trade rather than us:
- Leaks from pipes, valves or wastes, which need a plumber
- A tray or bath that is not properly supported, until it’s fixed
- Deciding who is responsible under a builder’s warranty
Not sure which it is? You can send an email to info@mrmastic.co.uk and we’ll tell you honestly.
What we seal
- Show homes
- Skirting & floors
- Windows & doors
- Plot handovers
- Bathrooms & en suites
- Kitchens
Should I try it myself first?
Too much sealant is as bad as too little. A heavy bead looks messy and copes badly with movement, and the joint depth matters as much as the finish.
If you’ve already had a go yourself, that’s fine. We remove it and do the joint properly.
FAQs for Lightburn
Do you work for landlords with property near Carntyne station?
Yes, we work for landlords and letting agents. Just send an email to info@mrmastic.co.uk and tell us about the property, and we’ll send you a clear quote.
Is new build mastic in Lightburn guaranteed?
All our work, in Lightburn and everywhere else, comes with a 12-month guarantee. We’re also fully insured and ARBOMaster approved.
How long will you be here?
Typically it takes a few hours in a single home. Bigger jobs take longer, and we will tell you how long to expect.
Are you ARBOMaster approved?
Yes. ARBOMaster is the approved applicator scheme for Arbo sealants, and we are part of it.
Do you work through snagging lists?
Yes. Send us the sealant items on the list, with photos if you can, and we’ll quote. We will flag anything that needs another trade.
What sealant do you use?
We choose the sealant for the joint, not the other way round. Where it moves, gets wet or faces the weather makes a difference.
How long should I leave it?
Many sealants skin over quickly but take longer to cure fully. We’ll tell you how long to leave the joint.
Do you cover Lightburn?
Yes. We are based in Crawley and work across South East England, London and Scotland, Lightburn included.
Looking after it afterwards
How long the joints last depends on use and care. We suggest:
- Ventilate bathrooms well, especially in the first year
- Clean sealant with mild detergent, not abrasives
- Raise failed sealant with the developer while you are covered
- Keep photos and emails about snagging items
Follow the cure time we give you before the area gets wet. Most silicones need around a day.
Leave a failed new-build seal and water can reach the floor and the ceiling below. Early resealing keeps the job small.

Quotes for new build mastic in Lightburn
The quote reflects the job in front of us. We take into account:
- Any working-time requirements on site
- How many areas need sealing
- Access and height
- The product the joint needs
No two jobs are quite the same, so we quote each one individually. Size, access and the product the joint needs all make a difference.
What to tell us for a quote
Photos help, but a description is a good start. Please mention:
- Any access issues, like height or stairs
- If it’s domestic, commercial or a hotel
- The rough size of the job
- What the problem is, such as mould, gaps, leaks or cracking
Need a quote? Please email us at info@mrmastic.co.uk with a few details. We’ll explain what we’d do and give you a clear quote before work begins.
Why deal with it now?
The builder is normally the first port of call while the snagging or warranty period runs. If it’s slow, or the same joint keeps failing, a proper reseal from a specialist is the next step. For landlords in Lightburn, damp and leaks can be a Repairing Standard issue, so failed sealant is best replaced before it becomes a complaint.
The cost depends on the size of the job, how much old material has to come out and how easy the joints are to reach. You’ll have a clear quote before any work starts, so you know where you stand.
