How we handle new build mastic in Holloway Down

Building dust is behind a lot of failed new-build sealant. Each joint is cleaned of dust and primed where the product calls for it, so the sealant actually sticks instead of bonding to the dust. We’re often asked to deal with frame joints opening as the plaster dries and leaking shower tray seals in a new home, on windows & doors, plot handovers and kitchens.

London homes range from new-build flats to period conversions with new floors laid over old boards. Wherever a floor meets a wall, a skirting or a threshold, the joint has to allow for movement.

All our work is covered by a one-year guarantee.

DIY versus a professional finish

Too much sealant is as bad as too little. A heavy bead looks messy and copes badly with movement, and the joint depth matters as much as the finish.

A careful DIYer can reseal a simple joint, such as a straightforward joint indoors. Where it goes wrong is sealing over the old bead, working on a wet joint or overloading the gap.

Surface by surface

Kitchens

As a new house dries, worktops and walls shift a little, opening gaps behind the upstand. A fresh flexible bead closes them.

Show homes

In a show home, the sealant is on display. We lay neat, even beads in colours to suit the finishes.

How to look after the new joints

A little care helps the new joints last. We recommend:

  • Clean sealant with mild detergent, not abrasives
  • Ventilate bathrooms well, especially in the first year
  • Report sealant problems to your builder during the snagging period
  • Watch for new gaps as the house dries out

Wipe the sealant with warm soapy water. Keep scourers and harsh chemicals off it as they wear the bead.

Leave a failed new-build seal and water can reach the floor and the ceiling below. Catching it early keeps the fix to the sealant.

Landlord and commercial work in Holloway Down

Businesses can book us for washrooms, kitchens, offices and more. On commercial sites, working times can be discussed when we quote.

In hotels, rooms out of use cost money, so we plan the work room by room around your bookings where we can. We have worked in hotels as well as homes and businesses.

How it works

Good joint work is mostly preparation, so that’s where we spend the time. Every joint is cleaned and dried before new material goes in. All told, the work takes a few hours for most snagging lists, longer for a run of plots. In a London area like Holloway Down, the main things to plan are parking and access: let us know about parking, the floor we’ll be working on and any lift or shared entrance.

  1. Each joint is checked for movement before work begins.
  2. Old sealant is cut out and the joints cleaned.
  3. We make sure the joints are dry and prime them if needed.
  4. Baths are filled with water, then the new sealant is applied.
  5. The finished joints are checked and the cure times given.

How we quote for new build mastic

Some jobs are bigger than they look, and some smaller. What affects the quote:

  • Any working-time requirements on site
  • Any mould that needs treating
  • Whether old sealant or filler has to be cut out
  • The type of sealant required

Commercial jobs are quoted on the same basis as homes: how much there is to do, how we reach it and what it needs. Call for a quick quote and we will go through it with you.

Helping us quote

There’s no need for technical detail. It helps if you can tell us:

  • The problem you’ve noticed
  • Access, such as stairs, a lift or height
  • The type of property
  • The rough size of the job

What new build mastic looks like in Holloway Down

Rainfall in the South East is lower than in much of the UK, yet outdoor joints still have to be sealed dry, so jobs are booked with the weather in mind. Many of London’s new homes are flats in bigger developments, where snagging may go through the developer or managing agent.

As a London address, Holloway Down can be tricky for parking: tell us about permits, visitor bays or off-street space when you book. For new homes near Maryland station, it’s worth checking the sealant early, while snags are still fresh.

When something else is needed

Honest advice matters more to us than a booking, so here’s what new sealant won’t do:

  • Cracking that points to a structural problem
  • Leaking fittings rather than failed sealant
  • Broken tiles or a split tray

Not sure which it is? You can phone 0345 464 0079 or send us an email and we’ll tell you honestly.

Holloway Down questions

Can you do new build mastic in Holloway Down?

Yes. Our work covers London and the South East, and Holloway Down is part of that. You can phone 0345 464 0079 or send us an email and tell us what needs doing, and we will give you a clear quote.

Is parking a problem for a job in Holloway Down?

In much of London, parking needs planning: a visitor permit or a bay close to the door helps a lot.

What colour sealant will you use?

That depends on what the joint meets: white or clear for most sanitary joints, colours for worktops, floors and frames. We agree the colour before any work starts.

My new home is still under warranty. Should I contact you?

Report it to the builder first while you are covered. Once that’s done, or if they will not put it right, we can reseal it properly.

Where is Mr Mastic based?

We work from Crawley. Our applicators cover Holloway Down, along with the rest of our area.

Do you hold any approvals?

Yes. We hold ARBOMaster approved applicator status.

Which products do you use?

We choose the sealant for the joint, not the other way round. Where it moves, gets wet or faces the weather makes a difference.

Can you quote for more than one area?

Yes, we can. More than one area can go on one quote.
