New build mastic in Maryland

We work in new homes and on new-build sites across Maryland. Whether it’s one en suite or a run of plots, the method is the same: cut out, clean, prime where needed and reseal neatly. Typical jobs include leaking shower tray seals in a new home and untidy sealant flagged on a snagging list, across show homes, skirting & floors and plot handovers.

Across London, commercial floors have movement joints that break down under heavy foot traffic, and new homes need their plot mastic finished properly before handover, in Maryland and beyond.

You’re covered for a year from the day we finish. If there’s a problem with it, please phone 0345 464 0079 or drop us an email.

How we quote for new build mastic

There’s no set price list, because no two jobs are the same. The quote depends on:

  • The number and length of the joints
  • The old material and how stubborn it is
  • Whether the work is at height
  • When we can work, for business premises

Every job is a little different, so we quote each one individually. Size, access and the product the joint needs all play a part, and we’ll explain the quote if you ask.

What to tell us for a quote

You don’t need to know the technical terms. Just tell us:

  • Any access issues, like height or stairs
  • How many joints, rooms or windows are involved
  • If someone has resealed it before
  • Photos by email, if that’s easy

Quotes start with a quick conversation. Tell us what’s wrong, where it is and how much there is, and we will explain how we’d tackle it. When it suits you, ring 0345 464 0079 or email us.

Different surfaces, different methods

Windows and doors

Internal joints between frames and plaster often crack as a new house dries. We cut out the cracked bead and reseal with a flexible sealant that suits the frame.

Kitchens

New-kitchen sealant is often applied in a rush. We remove it and reseal with a kitchen-suitable sealant.

Looking after it afterwards

How long the joints last depends on use and care. We suggest:

  • Open a window or run the fan after bathing
  • Report sealant problems to your builder during the snagging period
  • Do not seal over failed sealant yourself
  • Follow the cure time we give you

Wipe the sealant with warm soapy water. Avoid abrasive pads and strong solvents, which can damage the surface.

Lifting sealant traps moisture and mould behind it. Dealing with it before it goes black saves a harder job later.

Work for landlords, hotels and businesses

Letting agents often deal with us directly. Tell us the address, the job and how access works.

We work for letting agents and landlords as well as householders. Resealing between tenancies keeps a property looking cared for.

Leave it or put it right?

A tube of sealant from the DIY shop won’t fix the cause: grit, unprimed surfaces and old layers underneath. Cutting out, cleaning and priming are what make the difference. Damp from a failed joint spreads quietly in older London brickwork and timber, and once it shows in Maryland, the repair is bigger than a sealant job.

The cost reflects the work involved, not guesswork. That’s why we ask about the job first.

Why us?

  • Fully insured
  • A 12-month guarantee on all work
  • Neat joints and a tidy finish
  • Colour picked to suit the job

Joints and finishes in Maryland homes

Many of London’s new homes are flats in bigger developments, where snags may need reporting through the developer or the managing agent. The South East is one of the drier parts of the UK, but outside sealant still needs a dry, clean surface, so outdoor work is planned around the forecast.

Maryland is in London, so parking needs planning: tell us about permits, visitor bays or off-street space when you book.

Maryland is about 3 miles south of Walthamstow, in Greater London. From the centre of Maryland to the outskirts, we cover new build mastic for every kind of property. Our area takes in 764 places across Greater London, from the larger towns to small villages.

We cover every part of E15, E20 and E7 for new build mastic and the streets around it. You will find streets such as Cam Road, Ward Road and Wise Road, and we cover them all. We also cover the places around Maryland: Stratford (1 mile west), East Village (1 mile north-west), Temple Mills (1 mile north-west), West Ham (1 mile south-east) and Holloway Down (1 mile north). Within a short drive, we also cover London (5 miles south-west), City of Westminster (7 miles west), Marylebone (6 miles west), Kensington (9 miles west), St Pancras (5 miles west) and Shoreditch (3 miles west).

Around Maryland

In Maryland, that means homes and buildings near Sarah Bonnell School, West Ham Park and Carpenters Primary School and the streets around them. There’s a railway station in Maryland itself: Stratford (London) station. A little further out are Passmore Edwards Museum (0.5 miles east) and Tower of London (4 miles south-west). For a walk, there’s Old Ford Island and Hollow Pond.

What happens on the day

We work through the job in order: protect, prepare, seal, tidy. For most jobs that takes a few hours in a single home. In Maryland, flats, stairs and shared entrances are part of the routine. If the building has a concierge, managing agent or access rules, tell us when you book.

  1. Each joint is checked for movement before work begins.
  2. Old sealant is cut out and the joints cleaned.
  3. Joints are dried and primed where the product calls for it.
  4. New sealant goes in, with baths filled first so they’re at their heaviest.
  5. We check every joint and leave you with the cure times.

Getting ready for the visit

  • Clear items away from the joints we are working on
  • Tell us about any previous sealing or DIY attempts
  • Try not to wet indoor joints just before the visit

How to get a quote

Advice

Maryland: your questions answered

Can you do new build mastic in Maryland?

Yes. Our work covers London and the South East, and Maryland is part of that. Just ring 0345 464 0079 or drop us an email with a few details of the job, and we will send you a clear quote.

Can you help a landlord with a rental near Stratford (London) station?

Yes, landlords and agents are among the people we work for. Just ring 0345 464 0079 or email us with the address and what needs doing, and we’ll give you a clear price.

Do you work through snagging lists?

Yes. We often work straight from a snagging list. We agree the sealant items with you before work begins.

Where is Mr Mastic based?

We are a Crawley-based firm, with over 20 years’ experience. Our area covers South East England, London and Scotland.

Are you insured?

Yes. We are fully insured, with over 20 years’ experience in sealant work.

Should I try DIY first?

You can, for simple jobs. Preparation is everything: all the old sealant out, and a clean, dry joint. We can always put it right if it fails.

Is it worth resealing while the house is still settling?

Where water is getting through, don’t wait. Small gaps that are just cosmetic can be resealed once movement has slowed.

Will you just run a new bead over the existing one?

No. New silicone won’t bond to old silicone, so sealing over the top fails quickly. We cut the old bead out completely.

Signs you need new build mastic in Maryland

On many sites, sealant goes on in the final rush before handover. Joints aren’t always cleaned of dust or primed, and the sealant sits on grit instead of the surface.

People usually contact us when they notice one of these:

  • Internal frame sealant that has split
  • Plot mastic for developers ahead of handover
  • Beads laid onto grit and dust from the build
  • Leaking shower tray seals in a new home

If you’ve bought a new home near Stratford (London) station, the sealant around baths, showers and frames is worth checking in the first year or two.
