New build mastic for homes and businesses in Forestdale

We never seal over a failed new-build bead. Fresh silicone cannot bond to the old layer, so it all comes out before we clean, dry and reseal. Typical jobs include joints pulling apart as timber shrinks and sealant work across a run of new homes, across windows & doors, plot handovers and kitchens.

London homes range from new-build flats to period conversions with new floors laid over old boards. Wherever a floor meets a wall, a skirting or a threshold, the joint has to allow for movement, in Forestdale as anywhere.

Big or small, it’s backed by our 12-month guarantee in Forestdale and across Greater London.

What we are called out for in Forestdale

The first winter with the heating on dries a new home quickly. Gaps open along skirting, frames and worktops and cracks appear in the sealant.

The most common problems we see are:

  • Second-fix sealing on new plots
  • Untidy sealant flagged on a snagging list
  • Gaps opening as the house dries out and settles
  • Kitchen sealant that has pulled off the wall

Forestdale is in London, so parking needs planning: tell us about permits, visitor bays or off-street space when you book.

Questions to ask before you book

  • What happens if the job turns out different
  • How the joint is cleaned and prepared
  • Who does the work, and how experienced they are
  • Whether all the old sealant comes out first

New build mastic in Forestdale: local notes

Many of London’s new homes are flats in bigger developments, where snagging may go through the developer or managing agent. London and the South East are among the drier parts of the UK, though outdoor sealant still has to go onto a dry joint, so the forecast decides the day.

For new homes near Sanderstead station, it’s worth checking the sealant early, while snags are still fresh.

Surface by surface

Skirting and floors

Where the floor meets a bath panel or kitchen plinth, the joint keeps mop water out. They get a flexible, water-resistant sealant.

Show homes

Bathrooms, kitchens and frames in show homes are sealed or resealed to a neat finish. Tell us when the home is open so we can plan around it.

How to look after the new joints

To keep the joints looking good and working properly:

  • Get a leaking seal dealt with straight away
  • Put sealant faults on your snagging list early
  • Watch for new gaps as the house dries out
  • Ventilate bathrooms well, especially in the first year

Keep an eye on the joints over the first couple of years. Hairline gaps can open as timber and plaster dry and can be resealed later.

Leave a failed new-build seal and water can reach the floor and the ceiling below. Catching it early keeps the fix to the sealant and protects the rest of the house.

For landlords and businesses

We also work for property managers and facilities teams in Forestdale and across Greater London. We can quote a run of properties together, and we’re fully insured.

Businesses can book us for washrooms, kitchens, offices and more. On commercial sites, working times can be discussed when we quote.

Common questions in Forestdale

Can you help a landlord with a rental near Sanderstead station?

Yes. We work for landlords and letting agents as well as householders, and several properties can go on one quote. Just phone 0345 464 0079 or drop us an email with the address and what needs doing, and we will give you a clear quote.

Is parking an issue for new build mastic in Forestdale?

London parking needs a little planning, so let us know about permits, bays or a driveway when you book. The visit is then planned around what’s available.

Can I add another job to the visit?

Yes, and it often makes sense. Doing several areas at once is usually more efficient, so mention them when you ask for a quote.

Will you leave a mess?

No. We protect the surfaces around the joints, and we tidy up before we go.

What should I tell you?

Only a few details: where it is, what you’ve noticed and how we reach it. Then phone 0345 464 0079 or send us an email.

Are you insured?

Yes. Mr Mastic is fully insured, and we’ve been doing sealant work for more than 20 years.

Can you do plot mastic on a new development?

Yes. We work through plots to your schedule ready for handover. Tell us the plots and the joints involved and we’ll quote.

Are you ARBOMaster approved?

Yes. We are approved under the ARBOMaster scheme.

When something else is needed

A few problems are outside what sealant work can do:

  • Structural cracks in walls or ceilings
  • Cracked trays, tiles or worktops
  • Your warranty claim itself, which is between you and the builder

If in doubt, call 0345 464 0079 or drop us an email and we will say what we think.

How the visit works

Our applicators work methodically: protect, prepare, seal, tidy. For most jobs that takes anything from a few hours to several days, depending on the number of plots, and the area is left clean. In Forestdale, as in most of London, parking needs a little planning. It helps if you can point us to a visitor permit or a bay close to the door.

  1. We look at why each joint failed, including any movement.
  2. Old sealant is cut out and the joints cleaned.
  3. We make sure the joints are dry and prime them if needed.
  4. Baths are filled with water, then the new sealant is applied.
  5. The finished joints are checked and the cure times given.

Getting ready for the visit

  • Move anything stored near the joints
  • On commercial sites, let us know about site rules
  • Let us know about parking restrictions

DIY sealant or a professional job?

If you’re set on DIY, put the effort into preparation: remove every trace of old sealant, clean and dry the joint, and follow the product’s cure time. If it does not work out, we can still put it right.

Sealing over old silicone is the commonest DIY error. New silicone won’t bond to old, so it peels away and traps moisture behind it. Everything old must be removed first.
