New build mastic in Denmead

New build mastic in Denmead

We never seal over a failed new-build bead. New silicone will not bond to old silicone, so the joint is cut out, cleaned, dried and resealed. We work on windows & doors, bathrooms & en suites and plot handovers, and people most often call us about second-fix sealing on new plots and gaps behind new kitchen upstands.

In smaller places like Denmead, new homes tend to come as small developments or single plots. The sealant around baths, showers, frames and skirtings needs to be right from the start.

You are covered for a year from the day we finish. If there’s a problem with it, please ring 0345 464 0079 or send us an email.

FAQs for Denmead

Do you cover smaller places like Denmead?

Yes, smaller places are covered as well as towns. We work across London and the South East. Let us know about access, parking and anything unusual about getting there when you book.

I let a flat near Cosham station. Can you help?

Yes, we work for landlords and agents. You can call 0345 464 0079 or send us an email with the address and a few details, and we’ll give you a fixed price before we start.

My new home is still under warranty. Should I contact you?

Your builder, if you are still in their snagging or warranty period. If that does not work out, we are happy to quote and our work is guaranteed for a year.

Why has my new-build shower seal failed already?

It’s common, and there are generally two reasons: movement as the house dries and settles, and sealant laid onto dust without primer. A proper reseal deals with both.

Do you guarantee your work?

Yes, for a year. If there’s a problem with our work in that time, tell us and we’ll put it right.

Can I do it myself?

Some simple jobs can be done by a careful DIYer. The usual mistakes are sealing over old sealant, sealing a damp joint and using too much.

When is the sealant fully cured?

It depends on the product and the conditions. Before we leave, we will tell you the cure time.

What colour sealant will you use?

White and clear are the most common, but other colours are available. We match the colour to the finish.

Should I try it myself first?

Overfilling a joint is a classic DIY mistake. A heavy bead looks messy and copes badly with movement, and the joint depth matters as much as the finish.

What a professional job adds is preparation and the right product. Joints are cleaned back to sound surfaces and dried, and the sealant is chosen for how the joint moves and where it is.

Why act early in Denmead

DIY kits do not solve the main problems with new-build sealant: dust, no primer and old sealant left in the joint. Proper removal and preparation are what make it last. In a smaller place like Denmead, wherever a wall is exposed, a failed outside joint is a real source of damp. Indoors, a failed seal lets water into floors and panels as it would anywhere.

Instead of a standard rate, we look at what your job involves: how many joints, what’s in them now and how we reach them. The price is agreed before we begin.

For landlords and businesses

From a single let to a portfolio, you get the same standard of work: old sealant fully removed, joints prepared properly and a one-year guarantee.

Letting agents often deal with us directly. Tell us the address, the job and how access works.

How it works

The work is kept neat and contained to the joints we are treating, so you can carry on as normal. The job generally takes anything from a few hours to several days, depending on the number of plots, and we tell you how long to leave it before we go. A visit to Denmead is planned like any other: the time, the access and where to park are agreed in advance. Outdoor jobs depend on a dry day, since sealant needs a dry surface.

  1. We start by agreeing which joints are on the list, from the snagging sheet or plot schedule.
  2. The old bead comes out in full, with no layer left behind.
  3. Surfaces are cleaned of building dust and primed where needed.
  4. A sealant chosen for each area goes in and is tooled smooth.
  5. Finally, each room is checked and you are given the cure time.

Before we arrive

  • Where the joints are inside, avoid wetting them before we arrive
  • Clear the area around the work
  • Let us know about stairs, lifts or work at height

Advice

Looking after it afterwards

After the cure time, these simple habits help:

  • Raise failed sealant with the developer while you’re covered
  • Look at the sealant regularly in the first couple of years
  • Use the extractor fan every time you shower
  • Don’t seal over failed sealant yourself

Avoid standing on the rim of the bath or the edge of the tray. If a bath or tray moves when you stand in it, get it looked at.

Leave a failed new-build seal and water can reach the floor and the ceiling below. Catching it early keeps the fix to the sealant and the new finishes intact.

What new build mastic looks like in Denmead

London and the South East are among the drier parts of the UK, but outside sealant still needs a dry, clean surface, so outdoor work is planned around the forecast.

What affects the cost of new build mastic

The price is agreed before any work begins. It’s based on:

  • The size of the job
  • The product the joint needs
  • Whether the work is at height
  • How much old sealant there is and how hard it is to remove

Doing several joints on one visit is normally more efficient than separate visits, so tell us about everything that needs sealing. We’ll give you a clear quote for the lot.

What we need to know

The more you tell us, the more accurate the quote. When you get in contact, it helps to mention:

  • Pictures of the joints, sent by email
  • Whether it has been sealed before
  • The problem you’ve noticed
  • How we’d reach the joints

We quote each job on its own, so the first step is telling us about yours. Simply phone 0345 464 0079 or send us an email and describe the job and send pictures if you have them.

Plot handovers

Good preparation at handover saves snagging later. Dust from the build is removed first and primer used where needed.

Kitchens

As a new house dries, worktops and walls shift a little, opening gaps behind the upstand. We reseal them with a flexible sealant.
