Trusted bathroom resealing in Denmead

What happens on the day

A visit follows a simple pattern: we look at the joints together, protect the area around them, carry out the job and tidy away. It normally takes around two hours for one bath or shower, longer for a whole bathroom. A visit to Denmead is planned like any other: the time, the access and where to park are agreed in advance. Outdoor jobs depend on a dry day, since sealant needs a dry surface.

  1. First, each joint is checked for movement and signs of water.
  2. Every trace of the old bead is removed, including the thin smear on the tiles.
  3. The joint is cleaned, degreased and treated for mould.
  4. With the joint dry, and any bath loaded with water, a single bead of anti-fungal silicone is applied.
  5. We tool the bead to a neat finish and give you the cure time, generally around 24 hours.

How to prepare

  • Mention any tricky access
  • Tell us if parking is tricky
  • Move anything stored near the joints

Advice

Bathroom resealing in Denmead, done properly

Mr Mastic has more than 20 years’ experience of sealant work, and our applicators reseal bathrooms and kitchens across Denmead. We are ARBOMaster approved and fully insured, and every job carries our one-year guarantee. Typical jobs include leaking joints on a shower screen and black spots spreading through the bead, across shower trays & enclosures, baths and kitchen worktops & upstands.

Homes around Denmead range from older cottages to more recent houses. In older homes, walls and floors can move a little more, so the right flexible sealant matters.

Your job is guaranteed for a year, as with all our work.

What affects the quote in Denmead

Your quote is based on your job. We take into account:

  • The number and length of the joints
  • Any mould that needs treating
  • The old material and how stubborn it is
  • The product the joint needs

Commercial jobs are quoted on the same basis as homes: how much there is to do, how we reach it and what it needs, along with when we can work on site. Ask us for a quote and we will go through it with you.

What to tell us for a quote

A few details help us give you an accurate quote. When you get in contact, it helps to mention:

  • A few photos by email, if you can
  • The problem you’ve noticed
  • How many joints, rooms or windows are involved
  • Any previous sealing or DIY work

We don’t publish a price list, because every job is different. Instead, your job gets its own clear quote. To arrange one, phone 0345 464 0079 or drop us an email.

Different surfaces, different methods

Basins & vanity units

A vanity top has a joint along the wall and sometimes at the sides. If water gets in, the cabinet underneath can swell, so a neat, continuous bead matters.

Wet rooms

If a wet room leaks, the cause may be the tanking or the drain rather than the joints. We reseal the joints and will tell you if the water seems to be coming from somewhere else.

Landlord and commercial work in Denmead

For anyone letting property in or around Denmead, several properties can go on one quote. Just tell us the addresses and what each one needs.

We work for letting agents and landlords as well as homeowners. Sealant work between tenants is a simple way to keep a property in good order before the next move-in.

Denmead homes and their sealant

Most of the South East has hard water, so limescale builds up on sealant, grout and fittings.

Managing a site like Denmead Junior School? Then we reseal washrooms and kitchens in schools and businesses as well as homes. Letting a property close to Cosham station? Then fresh sealant around the bath, shower and sink between tenancies helps a property present well and keeps leaks at bay. Homes close to Church of All Saints include some older properties, and bathrooms in older houses have often been refitted more than once, with sealant laid over sealant.

DIY versus a professional finish

A DIY attempt does not rule out a professional job. We cut it out and start again.

What a professional job adds is preparation and the right product. We take joints back to clean, dry surfaces, and the sealant is matched to the joint and its conditions, then guaranteed for a year.

Denmead questions

Do you cover smaller places like Denmead?

Yes. Denmead is within the area we cover, which takes in towns, villages and rural addresses. We work across London and the South East. Let us know about access, parking and anything unusual about getting there when you book.

Can you help a landlord with a rental near Cosham station?

Yes, rental work is part of what we do. Just phone 0345 464 0079 or drop us an email and tell us about the property, and we will send you a clear quote.

Do you remove the old sealant?

Yes. Sealing over the old bead is the commonest cause of early failure, and it’s something we never do.

Where are you based?

We are based in Crawley, and we work across South East England, London and Scotland.

Do you guarantee your resealing?

Yes. Every job carries our 12-month guarantee.

Are you an approved applicator?

Yes. We are approved under the ARBOMaster scheme, the approved applicator scheme for Arbo sealants.

Is it OK to put new sealant on top of the old bead?

No. New silicone won’t bond to old silicone, so it lifts and traps water and mould underneath. All the old sealant comes out first.

What do you put in the joint?

Products from Arbo and Everbuild, among others, chosen to suit the joint. We will tell you what we’re using and why.

How to look after the new joints

A little care helps the new joints last. We recommend:

  • Dry the bead with a towel now and then
  • Wipe up water along the back of the worktop
  • Clean with a mild bathroom cleaner and a soft cloth
  • Never pick at the silicone with a blade

Mould needs damp, so keep the room aired. Use the fan, or open a window, while you bathe and for a while afterwards, so the bead dries out between uses.

Don’t wait for a refit to deal with failed sealant. Like paintwork, sealant needs renewing from time to time, and replacing it when it fails protects the rest of the room.

Honest limits

We won’t take on work that will not last, so these are the limits:

  • Water coming from the plumbing rather than the joint
  • Movement from a bath with loose feet or no proper support
  • Cracks in the tray itself rather than the joint

If you are not sure, just ring 0345 464 0079 or send us an email and we’ll give you a straight answer.
