New build mastic for Crosshouse homes and businesses

Joints and finishes in Crosshouse homes

Crosshouse is in the west of Scotland, which is wetter than the east, which means plot mastic and the sealant in new homes has to cope with a lot of rain. Many new homes in Scotland are timber-framed, so skirting and sealant joints can open up as the building settles.

If you’ve bought a new home near Kilmaurs station, the sealant around baths, showers and frames is worth checking in the first year or two.

How we handle new build mastic in Crosshouse

We never seal over a failed new-build bead. New silicone won’t bond to old silicone, so the joint is cut out, cleaned, dried and resealed. Typical jobs include messy sealant that spoils new finishes and gaps between new skirting and floors, on kitchens, skirting & floors and plot handovers.

Many newer homes in Scotland are timber-framed and settle as they dry out, so skirting and floor joints can open up. In older homes, timber floors move through the year too.

Can I do it myself?

What a professional job adds is preparation and the right product. Joints are cleaned back to sound surfaces and dried, and the sealant is matched to the joint and its conditions.

A careful DIYer can reseal a simple joint, like a short, easy-to-reach joint indoors. The common mistakes are sealing over old sealant, sealing a damp joint and using far too much.

For landlords and businesses

If you manage several properties in or around Crosshouse, several properties can go on one quote. Send us the addresses and the work at each.

Hotels need rooms back in use, so the work can be planned room by room around your bookings where we can. We’ve worked in hotels as well as homes and businesses.

The process

There is not much for you to do on the day. Show us the job and we’ll take it from there. The work itself takes a few hours for most snagging lists, longer for a run of plots, including the tidy-up. Around Crosshouse, distance and access matter more than parking. Let us know how to find you and how to reach the joints, and the visit is planned around that.

  1. We start by going through the snagging items or plot schedule with you.
  2. Every bit of the old builder’s sealant is cut out down to clean surfaces.
  3. We clean out the dust and grit left from the build.
  4. We prime where needed and apply a sealant suited to each joint.
  5. We tool every joint neatly and tell you when each area can be used.

Advice

How to look after the new joints

Once the sealant has cured, a few habits help it last:

  • Look at the sealant regularly in the first couple of years
  • Keep water off fresh sealant until it has cured
  • Don’t wait for the house to settle if water is getting through
  • Keep photos and emails about snagging items

Wipe the sealant with warm soapy water. Avoid abrasive pads and strong solvents as they wear the bead.

Mould takes hold quickly in sealant that has gaps or lifted edges. Resealing before mould gets in keeps the job straightforward.

What the job involves on each surface

Kitchens

Worktops in new homes can move slightly as the house dries, which opens gaps along the back. A fresh flexible bead closes them.

Bathrooms and en suites

Trays and baths in new builds settle as they’re used. We reseal once the old bead is fully out with baths filled first.

When to call us in Crosshouse

Not every new-build joint gets the right sealant: caulk where water collects, or a rigid product on a moving joint. Neither lasts long.

The most common problems we see are:

  • Second-fix sealing on new plots
  • New-build shower sealant that has already split
  • Gaps opening as the house dries out and settles
  • Internal frame sealant that has split

In and around Crosshouse, as anywhere, good new build mastic starts with a clean, dry, properly prepared joint.
