New-build mastic & snagging in Connel, Argyll and Bute
New-build sealant joints in Connel need attention? We remove the old material, prepare the joints and seal them properly, with a one-year guarantee.
- Sealant work across a run of new homes
- Internal frame sealant that has split
- Worktop and upstand sealant coming away
New build mastic for homes and businesses in Connel
If your new home has a leaking shower seal, open skirting joints or untidy sealant, we can help. While the builder’s snagging or warranty period runs, report it to them first. Typical jobs include new-build shower sealant that has already split and plot mastic for developers ahead of handover, on plot handovers, skirting & floors and windows & doors.
Timber frame is common in newer Scottish homes, and it settles over the first years, which shows as gaps at skirtings and floor joints. In older homes, timber floors move through the year too.
We stand behind the work with a 12-month guarantee.

What happens on the day
Good joint work is mostly preparation, so that is where we spend the time. Joints are cleaned back and dried before anything new goes in. All told, the work takes anything from a few hours to several days, depending on the number of plots. For a place like Connel, longer drives are planned in advance. Mention tracks, gates, ferries or anything else about the route.
- Each joint is checked for movement before we start.
- Old sealant is cut out and the joints cleaned.
- We make sure the joints are dry and prime them if needed.
- New sealant goes in, with baths filled first so they’re at their heaviest.
- We check every joint and leave you with the cure times.
Getting ready for the visit
- Clear items away from the joints we are working on
- Mention any leaks or damp you’ve noticed
- For indoor joints, keep the area dry beforehand if you can

Connel questions
Do you cover Connel for new build mastic?
Yes. Our work covers the whole of Scotland, and Connel is part of that. Just email us at info@mrmastic.co.uk with a few details of the job, and we’ll send you a clear quote.
Is Connel within the area you cover?
Yes, we do. Our work covers the whole of Scotland, and smaller places are part of that. The journey is planned ahead, so it helps to know about access.
How long should I leave it?
It depends on the product. Before we leave, we will tell you the cure time.
Where do you work from?
Mr Mastic is based in Crawley. Our applicators cover Connel.
Do the sealants smell?
It depends on the product. Some smell for a while, some hardly at all.
Will the old sealant be removed?
Yes, every time. New silicone does not stick to old silicone, so any old material comes out before anything new goes in.
Can I add another job to the visit?
Of course. Doing several areas at once is generally more efficient, so mention them when you ask for a quote.
Do you hold any approvals?
Yes. We’re ARBOMaster approved, the scheme for applicators of Arbo sealants.
What sealant work cannot fix
We’d rather tell you now than do work that won’t last, so these are the limits:
- A tray or bath that is not properly supported, until it’s fixed
- Plumbing faults behind the sealant
- Your warranty claim itself, which is between you and the builder
If in doubt, send an email to info@mrmastic.co.uk and we’ll say what we think before booking.
What we seal
- Windows & doors
- Show homes
- Kitchens
- Plot handovers
- Bathrooms & en suites
- Skirting & floors
Common problems we fix in Connel
The first winter with the heating on dries a new home quickly. Skirting, frames and worktops pull away slightly and cracks appear in the sealant.
Any of these means the joints need attention:
- Beads laid onto grit and dust from the build
- Second-fix sealing on new plots
- Gaps behind new kitchen upstands
- Shower seals failing in the first year or two
If you’ve bought a new home near Connel Ferry station, the sealant around baths, showers and frames is worth checking in the first year or two.
What your quote should include
- Whether all the old sealant comes out first
- What guarantee comes with the work
- What the cure time is
- Whether you can choose the colour
Why it’s worth doing now in Connel
Sealant done properly at handover means fewer callbacks. Snagging visits for failed sealant cost time on every plot. In a place like Connel, small leaks are easy to put off, but water behind a failed seal does the most damage when nobody’s watching.
No two jobs are quite the same, so we quote each one individually. The number of joints, how easy they are to reach and the sealant needed all make a difference, and we will explain the quote if you ask.
Why choose Mr Mastic in Connel

Surface by surface
Show homes
Tired or marked sealant in a show home can be renewed. We cut it out and reseal neatly.
Windows and doors
On new builds, external frame sealant can be patchy. It’s resealed with an exterior sealant suited to the frame and wall.
What new build mastic looks like in Connel
Connel is close to the coast. New homes near the sea put their outside mastic to work from day one, so it’s worth checking at snagging. Many new homes in Scotland are timber-framed, so skirting and sealant joints can open up as the building settles.
In and around Connel, as anywhere, good new build mastic starts with a clean, dry, properly prepared joint.
Connel (Gaelic: A'Choingheal) is about 40 miles north-west of Helensburgh, in Argyll and Bute. Jobs in Connel get the same care as everywhere else we work: the old material taken out, joints prepared properly and a 12-month guarantee. Across Argyll and Bute, we cover 118 places, and Connel is one of them. Glasgow is on our list too, about 60 miles from Connel.
We work across PA37 for new build mastic. Streets in the area include St Oran's Place, Powell Place and Grosvenor Crescent, all of which we cover. We also cover the places around Connel: North Connel (1 mile north-west), Black Crofts (2 miles north-east), Ardchattan (2 miles north-east), Dunbeg (2 miles west) and Benderloch (3 miles north). Remote and island addresses need a little more planning, so please mention your location when you email us at info@mrmastic.co.uk.
Local landmarks in Connel
There’s a railway station in Connel itself: Connel Ferry station. Nearby you will also find Lorn and Islands Hospital (4.9 miles south-west) and Dunstaffnage Castle (1.8 miles west). The countryside around Connel includes Lochan Dubh.
Looking after it afterwards
Joint life depends on how it’s used and looked after. We suggest:
- Raise failed sealant with the developer while you are covered
- Resist patching a failed seal with a tube from the DIY shop
- Keep pictures and emails about snagging items
- Follow the cure time we give you
Photograph failed sealant before it’s redone and keep the builder’s replies. It helps if anything else comes up during the warranty period.
Lifting sealant traps moisture and mould behind it. Resealing before mould gets in saves a harder job later.

What affects the quote in Connel
You will get a clear quote before work begins. It’s based on:
- Any mould that needs treating
- The type of sealant required
- Access and height
- The number and length of the joints
Leaving a failed joint usually makes the job bigger, not smaller. If you are not sure whether it needs doing, drop us a line at info@mrmastic.co.uk for an honest opinion and a quote.
Asking for a quote
You don’t need to know the technical terms. Just tell us:
- If someone has resealed it before
- Any access issues, like height or stairs
- What’s wrong with the joints now
- The rough size of the job
Call for a quick quote, or email us if that is easier. Describe what needs sealing and we will explain what’s involved.
