Your questions about new build mastic in Benderloch

Do you cover Benderloch for new build mastic?

Yes. Our work covers the whole of Scotland, and Benderloch is part of that. You can drop us a line at info@mrmastic.co.uk and let us know what needs doing, and we will give you a clear quote.

Is Benderloch within the area you cover?

Yes, Benderloch is covered. We work across all of Scotland, from towns to the smallest places. Longer journeys are simply planned in advance.

Can new sealant go on top of the old bead?

No. Sealing over old sealant looks fine for a few weeks, then lifts. All the old sealant comes out before work begins.

Can I send you my snagging list?

Yes. Send us the sealant items on the list, with pictures if you can. We’ll flag anything that needs another trade.

How long will you be here?

Most jobs take a few hours in a single home. Your quote will say how long we expect yours to take.

When is the sealant fully cured?

That depends on the sealant used, so please follow the time we give you when we finish.

Will it make a mess?

Very little: the area around the joints is protected first, and we tidy up before we go.

I rent my home. Can I book you?

We can work for tenants, landlords or agents. Just make sure your landlord agrees.

New build mastic in Benderloch, done properly

For builders and developers, we work through plots to the schedule you give us. We seal bathrooms, kitchens, windows, doors and skirting so plots are ready to hand over with a sealant suited to each area. Common call-outs are for sealant work across a run of new homes and shower seals failing in the first year or two, across kitchens, show homes and windows & doors.

Work in a place like Benderloch is planned ahead, journey included. Outdoor plot mastic needs dry weather, but indoor floor and skirting joints can be sealed whatever the forecast.

All of our work is guaranteed for twelve months, in Benderloch and everywhere else we cover.

New homes and floors in Benderloch

Benderloch is within about 1 mile of the coast. Plot mastic on new homes near the coast takes more weather than it would inland, so it’s worth checking at snagging. The west of Scotland is wetter than the east, which means plot mastic and the sealant in new homes has to cope with a lot of rain.

For new homes near Connel Ferry station, it’s worth checking the sealant early, while snags are still fresh. In and around Benderloch, as anywhere, good new build mastic starts with a clean, dry, properly prepared joint.

The process

All our tools and materials come with us in the van, so there’s nothing for you to buy. Once we have agreed what’s being done, the area is protected and the work begins. Most jobs take a few hours in a single home. Outside jobs in Benderloch need a dry day, because sealant won’t bond to a wet joint, so external jobs may need to move if the day turns wet. Work indoors isn’t affected.

  1. We start by agreeing which joints are on the list, from the snagging sheet or plot schedule.
  2. The old bead comes out in full, with no layer left behind.
  3. Each joint is cleaned of dust and grit, then primed if required.
  4. New sealant suited to each joint is applied and tooled neatly.
  5. We check every joint and tell you how long each needs to cure.

Before we arrive

  • Let us know about earlier repairs to the joints
  • Tell us about any water getting in
  • Keep children and pets away from the work area

Should I try it myself first?

Overfilling a joint is a classic DIY mistake. A heavy bead looks messy and copes badly with movement, and the joint depth matters as much as the finish.

Sealing over old silicone is the commonest DIY error. Silicone does not stick to old silicone, so it lifts and traps water and mould underneath. All the old material has to come out first.

Looking after it afterwards

Joint life depends on how it’s used and looked after. We suggest:

  • Check bath and shower seals every few months as the house settles
  • Get a leaking seal dealt with straight away
  • Record problems with dated photos
  • Avoid running a DIY bead over the old one

Photograph failed sealant before it’s redone and keep the builder’s replies. It’s useful if you need to raise other issues later.

Early snagging is easier snagging. Left alone, a small crack can become a leak.

What affects the quote in Benderloch

There’s no set price list, because no two jobs are the same. What we look at:

  • Which sealant suits the joint
  • How easy the joints are to reach
  • How many areas need sealing
  • The old material and how stubborn it is

The cost depends on how much there is to do, how much old material has to come out and how easy the joints are to reach. You will have a clear quote before any work starts, so you know where you stand.

What we need to know

A few details help us give you an accurate quote. When you get in contact, it helps to mention:

  • Any access issues, like height or stairs
  • Whether it has been sealed before
  • Photos by email, if that’s easy
  • Where the job is, and your postcode

It all starts with a short chat. Describe the problem, the location and the size of the job, and we will talk you through what we’d do. When it suits you, send an email to info@mrmastic.co.uk.

Honest limits

Before you book, it’s worth knowing the limits:

  • Leaks from pipes, valves or wastes, which need a plumber
  • Settlement cracks that need a surveyor
  • Movement caused by a poorly fitted tray or bath

If you’re not sure, just drop us a line at info@mrmastic.co.uk and we’ll give you a straight answer before booking.

Why it’s worth doing now in Benderloch

It often makes sense to do all the sealant items on a snagging list together. You get one visit and one clear quote to plan around. Around Benderloch, water from a failed joint in an older stone home can soak into timber and plaster.

Some things make a job bigger or smaller: the old material and how easily it comes out, any mould to treat, and whether we need extra access for height. We take all of that into account in your quote.
