About our new build mastic in Ashley
Dust is the enemy of new-build sealant. We clean every joint thoroughly and prime where the surface and product need it, so the new bead bonds properly rather than sitting on a layer of grit. Common call-outs are for skirting joints opening in the first winter and beads laid onto grit and dust from the build, on plot handovers, skirting & floors and windows & doors.
Where new homes go up in smaller places like Ashley, it’s often a small development or a single plot. The sealant around baths, showers, frames and skirtings needs to be right from the start.
You get a 12-month guarantee, the same in Ashley as everywhere else we work.

New build mastic in Ashley: local notes
Ashley is within about 2 miles of the coast. New homes near the sea put their outside mastic to work from day one, so it’s worth checking at snagging. London and the South East are among the drier parts of the UK, yet outdoor joints still have to be sealed dry, so jobs are booked with the weather in mind.
Around Ashley, as everywhere, new build mastic is only as good as the preparation behind it. If you’ve bought a new home near New Milton station, the sealant around baths, showers and frames is worth checking in the first year or two.
Ashley is about 4 miles west of Lymington, in Hampshire. Our applicators cover new build mastic for householders, landlords and businesses in Ashley and nearby. Our Hampshire coverage runs to 683 places, and Ashley is one of them. There’s also a page for Southampton, about 15 miles away.
Postcode districts we cover here for new build mastic: BH25 and SO41. Streets in the area include Franklin Road, Miller Close and Manor Road, and we cover them all. What happens on the day
Every visit runs the same way: we look at the joints together, mask and protect the surrounding surfaces, do the work and tidy away. Most jobs take a few hours in a single home. A visit to Ashley is planned like any other: the time, the access and where to park are agreed in advance. Outdoor jobs depend on a dry day, since sealant needs a dry surface.
- We start by going through the snagging items or plot schedule with you.
- Every bit of the old builder’s sealant is cut out.
- We clean out the dust and grit left from the build.
- Primer goes on where the surface and product need it, then the new sealant.
- We tool every joint neatly and tell you when each area can be used.
How to prepare

What affects the cost of new build mastic
Call for a quick quote. The main things that affect it are:
- Whether there’s mould to deal with
- The type of sealant required
- The number and length of the joints
- How many rooms, windows or areas are involved
Leaving a failed joint normally makes the job bigger, not smaller, as water and mould keep getting in. If you’re not sure whether it needs doing, call 0345 464 0079 or send us an email for an honest opinion and a quote.
What to tell us for a quote
Before you ask for a quote, have a think about:
- If someone has resealed it before
- Access, such as stairs, a lift or height
- What the problem is, such as mould, gaps, leaks or cracking
- Roughly how big the job is
Asking for a quote is easy: let us know the job and the location and its rough size. A few pictures by email make the job easier to understand.
Questions from Ashley
Is Ashley within the area you cover?
Yes, we do. We work across London and the South East, and smaller places are part of that. The journey is planned ahead, so it helps to know about access.
Do you cover Ashley for new build mastic?
Yes, Ashley is within the area we cover. We work across London and the South East. Just ring 0345 464 0079 or send us an email with a few details of the job, and we will send you a clear quote.
Are you an approved applicator?
Yes. We hold ARBOMaster approved applicator status and we are fully insured too.
Do I need to be at home?
If the work is inside, we need someone to let us in. After that, you can carry on with your day.
Who should fix failed sealant in a new build?
While the snagging or warranty period runs, the builder should be your first contact. If it isn’t sorted, or keeps failing, get in touch with us.
Can I send you my snagging list?
Yes. Send the list and a few pictures of the sealant items and we’ll give you a quote. We’ll flag anything that needs another trade.
How long should I leave it?
Many sealants skin over quickly but take longer to cure fully. We’ll give you the cure time for the product we used.
What do you put in the joint?
We choose the sealant for the joint, not the other way round. Movement, water and weather all affect the choice, and we will tell you what we are using.
Keeping the joints in good condition
Aftercare is simple:
- Act quickly if a seal starts to leak
- Wait for the cure time before using a resealed shower
- Avoid running a DIY bead over the old one
- Watch for new gaps as the house dries out
Follow the cure time we give you before the area gets wet. Most silicones need around a day before water reaches them.
Mould takes hold quickly in sealant that has gaps or lifted edges. Dealing with it before it goes black keeps the job straightforward.
DIY sealant or a professional job?
What a professional job adds is preparation and the right product. Joints are cleaned back to sound surfaces and dried, and the sealant is chosen for how the joint moves and where it is, and the work is guaranteed for a year.
A DIY attempt does not rule out a professional job. We cut it out and start again.
How the job changes by surface
Bathrooms and en suites
Trays and baths in new builds settle as they’re used. The joint is stripped back before the new bead goes in and baths are filled before sealing.
Kitchens
Worktops in new homes can move slightly as the house dries, which opens gaps along the back. We reseal them with a flexible sealant.
For landlords and businesses
From a single let to a portfolio, you get the same standard of work: the old material taken out, careful preparation and a 12-month guarantee.
Mouldy or split sealant often shows up at the end of a tenancy, and it’s quick to put right between tenancies. We can quote for more than one property at once.
Honest limits
New sealant can’t fix everything, and we’d rather say so up front. It will not solve:
- Cracked trays, tiles or worktops
- Your warranty claim itself, which is between you and the builder
- Cracking that points to a structural problem
Not sure which it is? You can call 0345 464 0079 or drop us an email and we’ll tell you honestly.
