How we handle new build mastic in Ardler
We never seal over a failed new-build bead. Fresh silicone cannot bond to the old layer, so it all comes out before we clean, dry and reseal. We work on show homes, skirting & floors and kitchens, and common reasons people get in touch are gaps between new skirting and floors and worktop and upstand sealant coming away.
Offices, shops and commercial units in Scotland’s cities have floors with movement joints and thresholds that take heavy wear. In Ardler, we cover those floor joints as well as plot mastic for developers.
A 12-month guarantee comes with the work, just as it does everywhere we cover.

Landlord and commercial work in Ardler
Whether it’s one flat or a portfolio, the work is the same standard: old sealant fully removed, joints prepared properly and a 12-month guarantee.
We work for landlords and agents as well as householders. Sealant work between tenants keeps a property looking cared for before the next move-in.
When to call us in Ardler
Once people move in, baths and trays take weight and bed down. If a bath wasn’t filled when it was sealed, the bead is stretched the first time it’s used and the sealant may split.
The problems people normally mention when they call are:
- New-build shower sealant that has already split
- Plot mastic for developers ahead of handover
- Gaps behind new kitchen upstands
- Gaps opening as the house dries out and settles
Around Ardler, as everywhere, new build mastic is only as good as the preparation behind it.
Questions to ask before booking
- What happens if they find a problem under the old sealant
- What insurance they hold
- Whether the sealant suits the joint
- Who does the work, and how experienced they are
Different surfaces, different methods
Windows and doors
On new builds, external frame sealant can be patchy. We reseal it with a weatherproof, flexible sealant.
Skirting and floors
New homes often develop a gap between skirting and floor. A flexible sealant closes it without cracking like caulk.
How it works
When we arrive, we start by going over the job with you, so you know exactly what we’re doing. Surfaces next to the work are protected before any work begins. Most jobs take a few hours for most snagging lists, longer for a run of plots. Inside a flat in Ardler, the job is planned with you; outside, shared parts may need the factor or other owners involved. It helps to know which it is when you get in touch.
- We go through the snagging list or plot schedule and agree the joints to do.
- The old bead comes out in full, with no layer left behind.
- Surfaces are cleaned of building dust and primed where needed.
- We apply a sealant that suits each joint and tool it to a neat finish.
- Each area is checked and left with its cure time.
Before we arrive
- Tell us if parking is tricky
- Try not to wet indoor joints just before the visit
- Mention any sign-in or site rules at work premises

Before you book, it’s worth knowing the limits:
- Broken tiles or a split tray
- Leaking fittings rather than failed sealant
- Your warranty claim itself, which is between you and the builder

Looking after it afterwards
How long the joints last depends on use and care. We suggest:
- Follow the cure time we give you
- Clean sealant with mild detergent, not abrasives
- Keep pictures and emails about snagging items
- Ventilate bathrooms well, especially in the first year
Clean the sealant with a mild detergent and a soft cloth. Keep scourers and harsh chemicals off it.
Report failed sealant to the builder while you’re in the snagging period. After that, putting it right may fall to you so report it promptly.

DIY versus a professional finish
The difference is mostly in the preparation and the product. We take joints back to clean, dry surfaces, and the sealant is matched to the joint and its conditions, then guaranteed for a year.
Not every job suits DIY: work at height, external movement joints, fire-rated sealant and large areas call for the right materials, safe access and experience.
