Glazing silicone in Ardler

When to call us in Ardler

On shower screens, constant water and cleaning products wear silicone. Mould grows into the bead and the edges begin to peel.

These are the problems we’re asked about most:

  • Leaks from the base of a shower screen
  • Conservatory leaks at frame and glazing joints
  • Leaking glazing joints on a rooflight
  • Water tracking down the inner face of the glass

If you look after a building such as Lawside Academy, larger buildings have plenty of frames, and the mastic around each one ages.

Glazing silicone in Ardler, done properly

Cracked, stained or lifting silicone on glass spoils the look and lets water in. We remove it without scratching the glass or frame and reseal the joint. We work on rooflights, conservatory frames and glass-to-frame joints, and people most often call us about glazing silicone that has cracked or come away and drips on the inside of a conservatory window.

Tenement flats in Scotland’s cities often have windows high above the street, where failing mastic is easy to miss. For a flat in Ardler, access is the first thing to plan, and in a tenement the outside of the building may be a shared repair.

You get a one-year guarantee, the same in Ardler as everywhere else we work.

Can I do it myself?

If you do try it yourself, take your time over the preparation: take out all the old sealant, make sure the joint is clean and dry, and give it the full cure time. If it doesn’t work out, we can still put it right.

Some jobs are best left to a professional: work at height, external movement joints, fire-rated sealant and large areas need the right product, the right access and the right method.

How the visit works

At the end, we look at the finished work together. The visit itself generally takes a few hours, depending on how many joints need doing, depending on the amount of work. Many homes in Scotland’s cities are tenement flats, reached through a shared close and up a common stair. In Ardler, it helps to know the floor, the door entry arrangements and the nearest parking.

  1. First, we check where the water gets in.
  2. The failed silicone is cut out without marking the glass or frame.
  3. The joint is cleaned and degreased.
  4. A neutral-cure glazing silicone is applied and tooled.
  5. Each joint is checked and, where possible, water-tested.

Honest limits

In fairness, some problems need a different trade:

  • Water coming through the roof rather than a sealant joint
  • A frame that needs repairing or replacing
  • A broken pane or roof panel

Not sure which it is? You can email us at info@mrmastic.co.uk and we’ll tell you honestly.

What we seal

  • Glass-to-glass joints
  • Shower screens
  • Glass balustrade bases
  • Glass-to-frame joints
  • Rooflights
  • Conservatory frames

Different surfaces, different methods

Glass-to-frame joints

Glass-to-frame joints need a sealant that bonds to both. We choose a product that suits both.

Shower screens

Silicone holds the water in on frameless screens. We reseal without scratching the glass.

Keeping the joints in good condition

Once the sealant has cured, a few habits help it last:

  • Avoid strong solvents on or near the sealant
  • Act on drips or damp patches early
  • Keep conservatory gutters clear of leaves
  • Squeegee the shower screen after each use

Don’t use blades or scrapers near the bead when you clean. A soft cloth or sponge is best.

If silicone on glass has cracked, water is already getting in. Resealing now is a small job compared with fixing water damage later.

Frames and glazing around Ardler

Ardler is close to the coast, where wind-driven rain is a fact of life and, nearer the shore, so is salt air. That’s hard on glazing joints and frame seals, especially on the side facing the sea. Historic houses like Camperdown House (about 1.1 miles west) are a reminder that the area around Ardler has older buildings as well as new. In older buildings, older timber frames in brick or stone need a different approach from a modern uPVC window.

If you let a flat or house near Invergowrie station, a shower screen or conservatory joint that leaks is easier to reseal while the property is empty. Camperdown House, about 1.1 miles west, is one of the historic houses in the wider area around Ardler, and older homes nearby need a sealant that suits their walls.

Questions from Ardler

Is glazing silicone in a coastal place like Ardler any different?

Near the sea, outside joints face more wind, rain and salt than they would inland, so the choice of sealant and the preparation matter even more. Walls facing the sea are normally the first to need attention.

Can you help a landlord with a rental near Invergowrie station?

Yes, landlords and agents are among the people we work for. Just send an email to info@mrmastic.co.uk with the address and what needs doing, and we’ll give you a clear quote.

Do I have to be there?

For indoor joints, yes, someone needs to let us in. Once we have agreed the job, you do not need to watch us work.

Can you just put new silicone over the old?

It does not last. The new bead cannot grip the old one so we take it all out and start clean.

Do you offer different sealant colours?

Most of the time, yes. We’ll tell you which colours the right product comes in.

Is a special sealant needed for glass?

We use a neutral-cure glazing silicone that suits the glass and frame. Shower screens get anti-fungal silicone.

Will there be a smell?

Sometimes, a little. It fades as the sealant cures.

Do you have insurance?

Yes. We are fully insured for every job we do.
