Gutter sealing in Seven Dials, done properly
It’s easy to live with a dripping gutter joint, but each shower sends water to the same place. Resealing it is a small job while the gutter is still sound. We work on gutter joints, roofline trims and uPVC fascias, and the jobs we see most are stop ends leaking at the end of a run and rain getting in around a garage door.
Working on the outside of a London home means planning access: shared paths, upper floors and parking. In Seven Dials, joints up high may need ladders or other access, which is worth talking through when you book.
You’re covered for a year from the day we finish. If there’s a problem with it, please call 0345 464 0079 or drop us an email.

How we quote for gutter sealing
Some jobs are bigger than they look, and some smaller. What affects the quote:
- The number of rooms or windows
- The product the joint needs
- When we can work, for business premises
- The number and length of the joints
There are no prices on our website, because each job is priced on what it involves. Call for a quick quote.
Asking for a quote
The more you tell us, the more accurate the quote. When you ask for a quote, tell us:
- The rough size of the job
- Any access issues, like height or stairs
- If it’s domestic, commercial or a hotel
- Where the property is
Need a quote? Please phone 0345 464 0079 or drop us an email with a few details. We’ll explain what we’d do and send you a clear quote before we start.
What sealant work cannot fix
We’d rather tell you now than do work that will not last, so these are the limits:
- Sagging gutters or broken brackets
- Boards that have decayed or split
- Roof leaks, slipped tiles or failed flashing (a roofer’s job)
If in doubt, ring 0345 464 0079 or send us an email and we’ll say what we think before you book.

Walls and rooflines in Seven Dials
In terraces and conversions, gutters and walls are often shared with the neighbours, so check who is responsible for the outside before booking. Historic houses like Benjamin Franklin House (about 0.4 miles south) are a reminder that the area around Seven Dials has older buildings as well as new. In older buildings, older walls and rooflines need a sealant that moves with them and suits the material.
If you let a flat or house near Tottenham Court Road station, a gutter joint that drips onto the wall can turn into a damp complaint, so it’s worth checking. For site and facilities teams at buildings such as St Josephs Catholic Primary School, its movement joints, gutters and trims need looking after like any other building’s.

What the job involves on each surface
Garage door frames
A fresh seal around the frame stops rain getting in.
Gutter joints
Most gutter leaks start at a joint between sections. We clean, dry and reseal them.
Looking after it afterwards
Once the sealant has cured, a few habits help it last:
- Look at the gutters while it’s raining
- Watch the wall under the gutters for staining
- Get a dropping gutter looked at quickly
- Clean out the gutters once or twice a year
Leave the new sealant to cure as we advise and avoid disturbing it.
Early sealing limits how much water hits the wall. We’ll let you know if the gutter needs more than sealant.
Signs you need gutter sealing in Seven Dials
Gutter joints depend on seals that wear out. Sun and cold make the gutter expand and contract, and old seals crack or slip.
Most people get in touch when they notice something like this:
- Garage door frames letting rain in
- Old gutter sealant that has let go
- Water running down the wall below the gutter
- Old sealant on roofline trims that has split
Seven Dials is in London, so parking needs planning: tell us about permits, visitor bays or off-street space when you book.
What to look for in a quote
- The length of the guarantee
- When the joint can take water or movement
- How much experience the applicator has
- Is VAT in the price?
Seven Dials: your questions answered
Is Seven Dials in your area for gutter sealing?
Yes. We work across London and the South East, and Seven Dials is part of that. You can phone 0345 464 0079 or send us an email and tell us what needs doing, and we’ll give you a clear quote.
Is parking a problem for a job in Seven Dials?
London parking needs a little planning, so let us know about permits, bays or a driveway when you book. That way the visit can be planned around it.
Are you an approved applicator?
Yes. We’re an ARBOMaster approved applicator.
Is gutter cleaning part of the job?
We clear debris near the joints, so the sealant can bond. A full gutter clean is a separate job.
I’m a tenant. Can you help?
Yes. Check with your landlord; we can send the quote to them too.
What do you put in the joint?
It depends on the joint: sanitary silicone where it gets wet, and sealants suited to movement or weather elsewhere. Brands we use include Arbo and Everbuild.
What about gutters on a second or third storey?
Low gutters are simple to reach. If it’s higher up, let us know and we will confirm the access.
Can you seal fascia and soffit joints?
Yes, it’s a common job. Each joint is cleaned and sealed with a suitable exterior sealant.

Can I do it myself?
The biggest DIY mistake is sealing over old sealant. Silicone does not stick to old silicone, so it peels away and traps moisture behind it. All the old material has to come out first.
The difference is mostly in the preparation and the product. We take joints back to clean, dry surfaces, and the sealant is chosen for how the joint moves and where it is, and the work is guaranteed for a year.
What we do, step by step
We work through the job in order: protect, prepare, seal, tidy. Typically it takes an hour or two for a few joints, longer for a full run. For a job in Seven Dials, parking and access are the things to plan: tell us about permits, visitor bays or off-street space, which floor we are working on and whether there’s a lift.
- First we agree which joints need sealing.
- Each joint is cleaned and any old sealant removed.
- We make sure everything is dry.
- We apply exterior or gutter sealant and finish it neatly.
- The joints are checked once sealed.
Preparing for the visit
- Try not to wet indoor joints just before the visit
- Let us know about stairs, lifts or work at height
- On commercial sites, let us know about site rules
Getting a quote
A good description makes for an accurate quote. Let us know the location, the problem and roughly how many joints, and add photos by email if you can.
