Gutter sealing in Rookley
Gutter and fascia replacement isn’t our trade, and nor is roofing. Sealant fixes joints; it will not fix a broken bracket, a cracked section or a blocked downpipe. Common call-outs are for trim joints where the sealant has failed and stop ends leaking at the end of a run, on gutter joints, roofline trims and soffit joints.
Older homes in small places like Rookley may be stone, brick or timber-framed, often with later extensions. The joints where those materials meet are the weak points.
All of our work is guaranteed for twelve months, in Rookley and everywhere else we cover.

When it isn’t the sealant
New sealant can’t fix everything, and we’d rather say so up front. Sealant won’t put right:
- Roof leaks, slipped tiles or failed flashing (a roofer’s job)
- Water backing up from a blocked pipe
- Gutters that have dropped or pulled away
If in doubt, phone 0345 464 0079 or email us and we’ll say what we think.

Walls and rooflines in Rookley
Rainfall in the South East is lower than in much of the UK, yet outdoor joints still have to be sealed dry, so jobs are booked with the weather in mind. Historic houses like Sheat Manor (about 1 mile west) are a reminder that the area around Rookley has older buildings as well as new. In older buildings, older walls and rooflines need a sealant that moves with them and suits the material.
For site and facilities teams at buildings such as Chillerton and Rookley Primary School, its movement joints, gutters and trims need looking after like any other building’s. If you let a flat or house near Shanklin station, a gutter joint that drips onto the wall can turn into a damp complaint, so it’s worth checking. In the older streets around St. Olave's Church, an extension built onto an older house moves differently, and the joint between them takes the strain.

What we do, step by step
A visit follows a simple pattern: we check the joints, mask and protect the surrounding surfaces, carry out the job and tidy away. It normally takes a few hours, depending on the number of joints and the access. Somewhere as small as Rookley, access is often the only tricky part. If the job is outside, mention outbuildings, exposed walls and how to reach them.
- We start by tracing the leak and checking the gutter itself is sound.
- Old sealant and dirt are removed from the joint.
- The area is dried so the sealant can bond.
- Gutter or exterior sealant is applied and finished.
- We look along the gutter and clear debris around the joints.
How to prepare
- Clear items away from the joints we’re working on
- For indoor joints, keep the area dry beforehand if you can
- Let us know about parking restrictions

Related advice
Surface by surface
uPVC fascias
Joints between fascia boards can open over time. They’re sealed tidily in a suitable colour.
Gutter end caps
Stop ends hold back water at the end of a run. When their seal fails, they drip.
DIY sealant or a professional job?
The biggest DIY mistake is sealing over old sealant. Silicone does not stick to old silicone, so it lifts and traps water and mould underneath. Everything old must be removed first.
If you’re set on DIY, put the effort into preparation: take out all the old sealant, make sure the joint is clean and dry, and give it the full cure time. If it does not work out, we can still put it right.
For landlords and businesses
Mouldy or split sealant often shows up at the end of a tenancy, and it’s easy to sort out between tenants. We can quote for more than one property at once.
Hotels need rooms back in use, so we plan the work room by room. We have worked in hotels as well as homes and businesses.
How to look after the new joints
To keep the joints looking good and working properly:
- Keep downpipes clear
- Clean out the gutters once or twice a year
- Don’t leave a sagging gutter
- Keep an eye out for wet patches below a joint
A sagging gutter needs its brackets checked. If it drops, the joints will open.
Leaking gutter joints get worse over time. The same spot gets soaked every time it rains, which can lead to staining and damp.
Why act early in Rookley
If the problem is a blocked downpipe, sealing won’t help. We look at what’s really happening and point you to the right trade if needed. Older cottages and farmhouses around Rookley can have timber floors and frames, where water from a failed joint can cause rot if it’s left.
Every job is a little different, so each one gets its own quote. Size, access and the product the joint needs all play a part, and we’ll explain the quote if you ask.

No. The area is protected while we work and cleaned up afterwards.
Can you do several jobs on one visit?
Yes. Several rooms, windows or areas can go on one quote.
Can new sealant go over the old?
No. We remove every bit of old sealant first, so the new joint bonds to clean surfaces.
What sealant do you use?
Products from Arbo and Everbuild, among others, picked for each joint. We explain the product when we quote.
Will sealing fix a sagging gutter?
No. A sagging gutter pulls its joints apart so it needs refixing before sealing.
