Gutter sealing for homes and businesses in Redford
It’s easy to live with a dripping gutter joint, but each shower sends water to the same place. Resealing it is a small job if the gutter is otherwise in good order. We’re often asked to deal with leaking gutter joints and stop ends and wet patches on the wall under a gutter joint, on roofline trims, gutter end caps and uPVC fascias.
Gutters and downpipes on tall city tenements are a long way up, and a slow drip can stain and soak the stone for a long time before it’s spotted. In Redford, access needs planning, and work on shared parts may need the other owners’ agreement.
All our work comes with a 12-month guarantee.

Walls and rooflines in Redford
Edinburgh’s Old and New Towns are a UNESCO World Heritage Site, and the Georgian New Town is known for its sash windows. If a home is listed or in a conservation area, it’s worth checking with the council before changing the look of windows or walls. With historic houses such as Whitefoord House (about 4 miles north-east) nearby, there’s older building stock in the area around Redford as well as newer homes. Where a home is older, older brick and stone need a sealant that suits them, at the right joint depth.
Rented homes near Kingsknowe station change hands often, and a gutter joint that drips onto the wall can turn into a damp complaint, so it’s worth checking. For an older house near a landmark such as St Johns Colinton Mains Church, the joints between older walls, newer extensions and the roofline need a sealant that can move.
Redford is about 2 miles south-west of Merchiston, in Edinburgh. Redford gets the same service as everywhere we cover: old sealant removed completely, careful preparation and a 12-month guarantee. Across Edinburgh, we cover 175 places, and Redford is one of them.
Every address in EH13, EH14 and EH10 is covered for gutter sealing. You’ll find streets such as Redford Road, Patie's Road and Thorburn Road. How the visit works
All our tools and materials come with us in the van, so there’s nothing for you to buy. After a quick look at the joints together, the area is protected and the work begins. It normally takes a few hours, depending on the number of joints and the access. Inside a flat in Redford, the job is planned with you; outside, shared parts may need the factor or other owners involved. It helps to know which it is when you get in touch.
- First, we find the drip and check the gutter is not cracked or sagging.
- Old sealant and dirt are removed from the joint.
- The area is dried so the sealant can bond.
- We seal the joint with a sealant made for gutters and outdoor use.
- We look along the gutter and clear debris around the joints.
Getting ready for the visit
- Mention any leaks or damp you’ve noticed
- Plan for the work area to be out of bounds to pets and children
- Let us know about stairs, lifts or work at height

What sealant work can’t fix
New sealant can’t fix everything, and we’d rather say so up front. Sealant won’t put right:
- Sagging gutters or broken brackets
- Guttering that needs replacing
- Problems with the roof covering
If in doubt, email us at info@mrmastic.co.uk and we will say what we think.
What we seal
- Roofline trims
- Gutter joints
- Garage door frames
- uPVC fascias
- Gutter end caps
- Soffit joints
What happens if it’s left?
New gutters cost far more than a few resealed joints. If the gutter is sound and the drip is a joint, resealing is the sensible fix. If it’s broken or sagging, a gutter installer needs to look. Private landlords in Redford must meet the Repairing Standard, and damp or leaks can fall short of it, so failed sealant is best replaced before it becomes a complaint.
Commercial jobs are quoted on the same basis as homes: the amount of work, the access and the products needed, plus any working-time requirements on site. Ask us for a quote and we will explain what it covers.

How to look after the new joints
Joint life depends on how it’s used and looked after. We suggest:
- Watch for drips in a downpour
- Do not lean ladders against the gutter itself
- Make sure downpipes are not blocked
- Glance at the soffit joints now and then
Check the joints after heavy rain now and then. It’s the easiest time to see a leak.
Once roofline sealant splits, water can get behind it. Sealing it early keeps the boards behind dry and the wall below.
Redford: your questions answered
Do you cover Redford for gutter sealing?
Yes, Redford is within the area we cover. We work across all of Scotland. You can drop us a line at info@mrmastic.co.uk and tell us what needs doing.
Who arranges sealant work on the shared parts of a tenement in Redford?
Shared parts of a tenement, such as the roof and outside walls, are usually repaired with the agreement of the owners, often through a property factor. Where the title deeds are silent, the Tenements (Scotland) Act 2004 fills the gaps. Windows often belong to the individual flat, but it’s worth checking your deeds.
Is it possible to stop a gutter joint dripping with sealant?
Often, yes. A clean, dry joint resealed with gutter sealant normally stops the drip. If the section is split or warped, it needs replacing.
Can tenants book the work?
We’re happy to deal with the tenant, landlord or agent. Get your landlord’s agreement first.
Will you leave a mess?
We keep the work tidy. Nearby surfaces are protected, and we clear up when we are done.
Do you have insurance?
Yes. Mr Mastic is fully insured, and we have been doing sealant work for more than 20 years.
Do you work for letting agents?
Yes. Domestic, commercial and hotel work are all part of what we do.
Will sealing fix a sagging gutter?
Not on its own. A sagging gutter pulls its joints apart, so the brackets need fixing first.
Landlord and commercial work in Redford
Businesses can book us for washrooms, kitchens, offices and more. On commercial sites, working times can be discussed when we quote.
From a single let to a portfolio, the work is the same standard: old sealant fully removed, joints prepared properly and a one-year guarantee.
When to call us in Redford
End caps get knocked or pushed by water. If the seal fails, water escapes at the end and runs down the wall.
Most people get in touch when they notice something like this:
- End caps that drip every time it rains
- Old sealant on roofline trims that has split
- Drips from gutter joints and end caps
- Failed sealant on a garage door frame
If you look after a building such as Army School of Bagpipe Music and Highland Drumming, larger buildings have long runs of movement joint that eventually need resealing.
What your quote should include
- What product goes in the joint
- How much experience the applicator has
- Which colour the sealant will be
- How the joint is cleaned and prepared
What the job involves on each surface
Garage door frames
The joint between frame and brickwork moves and weathers. We use a sealant made for outdoor joints.
Gutter end caps
End caps take the pressure of water running along the gutter. When their seal fails, they drip.
