Gutter sealing near Meigle

For landlords and businesses

Mouldy or split sealant often shows up at the end of a tenancy, and it’s quick to put right between tenancies. Several properties can go on one quote.

Letting agents often deal with us directly. Send the address, what’s needed and the access arrangements and we’ll give you a quote.

How we handle gutter sealing in Meigle

Sealant only bonds to a clean, dry joint. That’s why we take out the old sealant and dirt first, then dry the joint before sealing. Common call-outs are for old sealant on roofline trims that has split and failed sealant on a garage door frame, across gutter joints, roofline trims and soffit joints.

Older stone buildings need a sealant that suits the stone, not an acetoxy product that can mark or attack it. Newer houses need their movement joints and roofline trims kept sound.

Every job is covered by a 12-month guarantee, wherever you are in Perth and Kinross.

Walls and rooflines in Meigle

With historic houses such as Balhary House (about 1.9 miles north-west) nearby, there’s older building stock in the area around Meigle as well as newer homes. In older buildings, older brick and stone need a sealant that suits them, at the right joint depth. Private landlords in Scotland must meet the Repairing Standard, which includes keeping a home wind and watertight, and sound outside sealant is part of that.

Meigle questions

Is Meigle in your area for gutter sealing?

Yes. We work across all of Scotland, and Meigle is part of that. You can email us at info@mrmastic.co.uk and tell us what needs doing.

Is Meigle within the area you cover?

Yes, smaller places are covered as well as towns. We work across all of Scotland. Let us know about access, parking and anything unusual about getting there when you book.

Can I add another job to the visit?

Yes. Several rooms, windows or areas can go on one quote.

How long does gutter sealing take?

Typically it takes a few hours, depending on the number of joints and the access. Larger jobs naturally take longer, and we’ll tell you how long to expect.

Where are you based?

We are a Crawley-based firm, with over 20 years’ experience. Our area covers South East England, London and Scotland.

Is it possible to stop a gutter joint dripping with sealant?

Most of the time. A sagging or cracked gutter needs more than sealant, and we’ll tell you.

Does someone need to be in?

If the work is inside, we need someone to let us in. After that, you can carry on with your day.

Do you work for hotels and businesses?

Yes. We work in offices, washrooms, hotels and other commercial premises. We can talk about working times when we quote.

Leave it or put it right?

A new garage door is not needed for a leaking frame. Sealing the frame usually stops it. In an older home around Meigle, damp from a failed joint can get into timber and plaster.

A few things move the cost up or down: how much old sealant there is and how stubborn it is, any mould to treat, and whether we need extra access for height. Your quote takes all of that into account.

DIY sealant or a professional job?

Some sealant jobs are within reach of a careful DIYer, like a short, easy-to-reach joint indoors. The common mistakes are sealing over old sealant, sealing a damp joint and using far too much.

Sealing over old silicone is the commonest DIY error. New silicone won’t bond to old, so it peels away and traps moisture behind it. Everything old must be removed first.

How it works

Good joint work is mostly preparation, so that is where we spend the time. Every joint is cleaned and dried before new material goes in. All told, the work takes an hour or two for a few joints, longer for a full run. Outdoor work around Meigle depends on the weather, as sealant needs a dry surface, so an outdoor job can move if the forecast changes. Work indoors is not affected.

  1. We look at the gutters, fascias and trims and agree the joints to seal.
  2. Each joint is cleaned and any old sealant removed.
  3. The joints are dried.
  4. We apply exterior or gutter sealant and finish it neatly.
  5. We check our work before we leave.

Before we arrive

Advice

Keeping the joints in good condition

So the new joints stay in good condition:

  • Check that water runs out of the downpipes
  • Do not lean ladders against the gutter itself
  • Clean out the gutters once or twice a year
  • Check the gutters during heavy rain

Keep downpipes clear so the gutter can drain. A blocked pipe backs water up to the joints.

A leaking stop end is best sealed before the wet months. Water down the wall all winter can cause damp.

When to call us in Meigle

Water spilling over a blocked gutter is often mistaken for a leak. A blocked downpipe makes water back up, which is why we look before we seal.

Signs it’s time to call us include:

  • Leaking gutter joints and stop ends
  • Wet patches on the wall under a gutter joint
  • Trim joints where the sealant has failed
  • Gaps along fascia and soffit joints

For an older house near a landmark such as Meigle Parish Church, the joints between older walls, newer extensions and the roofline need a sealant that can move.
