Trusted gutter sealing in Lightburn

Should I try it myself first?

A careful DIYer can reseal a simple joint, like a short, easy-to-reach joint indoors. The common mistakes are sealing over old sealant, sealing a damp joint and using far too much.

What a professional job adds is preparation and the right product. We take joints back to clean, dry surfaces, and the sealant is chosen for how the joint moves and where it is, then guaranteed for a year.

About our gutter sealing in Lightburn

Sealant only bonds to a clean, dry joint. So the old sealant and grime come out first, then dry the joint before sealing. We work on uPVC fascias, soffit joints and gutter joints, and the jobs we see most are water running down the wall below the gutter and stop ends leaking at the end of a run.

Scotland’s cities also have plenty of modern blocks with rendered or clad walls and sealed movement joints. In Lightburn, those joints dry out over time and let water in behind the render or cladding.

Whatever the size of the job, you get the same 12-month guarantee.

Landlords, agents and businesses in Lightburn

Housing providers, facilities teams and property managers book us too in Lightburn and across Glasgow. We can quote a run of properties together.

Businesses can book us for washrooms, kitchens, offices and more. On commercial sites, working times can be discussed when we quote.

Why act early in Lightburn

Replacing guttering is a much bigger job than sealing joints. If the gutter is sound and the drip is a joint, resealing is the sensible fix. If it has failed, we’ll tell you. In a Scottish city tenement, failed sealant affects more than one flat: a leak can come through the ceiling below, and gaps in shared walls or fire-rated joints matter to every flat.

What you pay reflects the work, not guesswork. That is why we ask about the job first and give you a clear quote before we start.

Why book with us

  • More than 20 years in sealant work
  • Tidy, careful work
  • Fully insured
  • Trusted Arbo and Everbuild sealants

Read our cost guide or what customers say.

Keeping the joints in good condition

To keep the joints looking good and working properly:

  • Check fascia and soffit joints for gaps
  • Deal with a drip before winter
  • Look for streaks or damp on the wall below gutters
  • Do not leave a sagging gutter

Give the sealant the cure time we tell you before poking or cleaning near it.

Rain getting in round a garage door frame can damage what’s stored inside. A reseal sorts it while the frame is sound.

What sealant work cannot fix

It helps to know what we can’t do:

  • Brackets that have snapped or loosened
  • Rotten or damaged fascia boards
  • A gutter length that has split

If in doubt, email us at info@mrmastic.co.uk and we’ll say what we think before you book.

How the visit works

Once we are on site, we compare the joints with what we discussed. If we find something unexpected, we talk it through with you first. After that, the work takes a few hours, depending on the number of joints and the access. Inside a flat in Lightburn, the job is planned with you; outside, shared parts may need the factor or other owners involved. It helps to know which it is when you get in touch.

  1. First, we find the drip and check the gutter isn’t cracked or sagging.
  2. The joint or trim is cleaned out and old sealant removed.
  3. We make sure the joint is dry before sealing.
  4. An exterior or gutter sealant is applied to the joint.
  5. We check the run and clear any debris we find while we’re there.

Preparing for the visit

  • Mention if the joints have been sealed before
  • Tell us if parking is tricky
  • On commercial sites, let us know about site rules

What gutter sealing looks like in Lightburn

The Tenements (Scotland) Act 2004 sets out how owners share the upkeep of common parts like the roof and outside walls, and many buildings use a factor to arrange it. The title deeds set out which parts are common. Harled (roughcast) walls are common in Scotland, and joints where harling meets other materials need a sealant that can grip and flex.

Provand's Lordship, about 2.6 miles west, is one of the historic houses in the wider area around Lightburn. If you let a flat or house near Carntyne station, leaking gutter joints on a rental are best caught before they stain the walls. If you look after a building such as St Andrew's Secondary School, larger buildings have long runs of movement joint that eventually need resealing.

Common questions in Lightburn

I let a flat near Carntyne station. Can you help?

Yes, we work for landlords and letting agents. Just email us at info@mrmastic.co.uk and tell us about the property, and we will give you a clear price.

Yes. We work across all of Scotland, and Lightburn is part of that. Just email us at info@mrmastic.co.uk with a few details of the job.

Can you seal fascia and soffit joints?

Yes, often alongside gutter joints. The gaps are cleaned and sealed neatly with a suitable exterior sealant.

Do you replace gutters or fascias?

Replacement is not our trade. We’ll tell you if the gutter needs replacing.

What do you put in the joint?

Each joint gets the product that suits it. Where it moves, gets wet or faces the weather makes a difference, and we will tell you what we are using.

Where is Mr Mastic based?

We’re a Crawley-based firm. Our area covers South East England, London and Scotland.

Do the sealants smell?

There can be a smell while the sealant cures, which fades as it sets. Ventilation helps.

When is the sealant fully cured?

Most sealants are touch-dry well before they’re fully cured. We will tell you how long to leave the joint before we leave.
