Gutter joints

When a joint drips, the gutter is often still sound. Resealing is normally enough.

Soffit joints

Soffit board joints can separate over time. We seal them to close the gaps.

Gutter sealing in Auldearn

Across Auldearn, we reseal gutter joints, end caps and roofline trims. Single-storey and low gutters are simple to reach, and for higher work, tell us about access and we will confirm what’s needed. We work on garage door frames, soffit joints and gutter end caps, and people most often call us about leaking gutter joints and stop ends and old sealant on roofline trims that has split.

In and around a place like Auldearn, many buildings face open ground and take the full weather. Gutter joints and wall joints take a battering, so they need a sealant that moves with the building.

The process

There is not much for you to do on the day. Show us the job and we’ll take it from there. The work itself takes a few hours, depending on the number of joints and the access. Outside jobs in Auldearn need a dry day, because sealant won’t bond to a wet joint, so external jobs may need to move if the day turns wet. Indoor work goes ahead whatever the weather.

  1. First, we find the drip and check the gutter isn’t cracked or sagging.
  2. Old sealant and dirt are removed from the joint.
  3. The area is dried so the sealant can bond.
  4. An exterior or gutter sealant is applied to the joint.
  5. The run is checked and any debris near the joints is cleared.

How to prepare

  • Clear the area around the work
  • Tell us about any water getting in
  • Mention if the joints have been sealed before

What affects the cost of gutter sealing

For a quick quote, just ask. What matters most is:

  • The type of sealant required
  • Any working-time requirements on site
  • Whether there’s mould to deal with
  • Access and height

Leaving a failed joint generally makes the job bigger, not smaller, because water and mould keep working on it. If you are unsure, email us at info@mrmastic.co.uk for an honest opinion and a quote.

What we need to know

You do not need to know the technical terms. It helps if you can tell us:

  • How we’d reach the joints
  • Photos by email, if that’s easy
  • What’s wrong with the joints now
  • Any previous sealing or DIY work

We quote each job on its own, so the first step is telling us about yours. Simply drop us a line at info@mrmastic.co.uk and describe the job, and photos are welcome.

Your questions about gutter sealing in Auldearn

Do you cover smaller places like Auldearn?

Yes. Auldearn is within the area we cover, which takes in towns, villages and rural addresses. We work across all of Scotland. Just mention lanes, gates or anything else about the route when you book.

Is gutter sealing in a coastal place like Auldearn any different?

Coastal weather is harder on outside sealant: there’s more wind-driven rain and, closer to the shore, salt in the air. The right product, a clean joint and the right depth all help it cope.

Are you insured?

Yes. Full insurance covers our work, and we can confirm the details when we quote.

Do you hold any approvals?

Yes. We’re an ARBOMaster approved applicator.

Can you seal over the old sealant?

No, it won’t last. It can look neat for a few weeks, but the new layer lifts away from the old one. Removing the old sealant completely is the only lasting way.

How long before the joint can be used?

That depends on the sealant used, so please follow the time we give you.

Do you work on high-level gutters?

Single-storey work is the most straightforward. We will confirm the access for higher gutters before we book.

Can landlords and businesses book you?

Yes, we do. Domestic, commercial and hotel work are all part of what we do.

Landlord and commercial work in Auldearn

We also work for businesses, from offices to washrooms and kitchens. For commercial premises, we can talk through working times when we quote.

We work for landlords and letting agents as well as homeowners. Sealant work between tenants keeps a property looking cared for before the next move-in.

What we can’t put right

Sealant isn’t the answer to every problem, and we will tell you before any work starts. It won’t solve:

  • Guttering that needs replacing
  • Sagging gutters or broken brackets
  • Blocked downpipes

If you’re not sure, just send an email to info@mrmastic.co.uk and we’ll give you a straight answer before booking.

Outside joints around Auldearn

Auldearn is within about 2 miles of the coast, and homes near the sea take more wind-driven rain, with salt in the air closer to the shore. Both are hard on gutter, fascia and roofline joints, which can dry out and crack sooner where a building faces the weather. Plenty of Scottish homes have harled walls, and joints where harling meets other materials need a sealant that can grip and flex.

If you live in an older home near Auldearn Church, older walls, gutters and the joints where extensions meet them need a flexible sealant. Letting a property close to Nairn station? Then leaking gutter joints on a rental are best caught before they stain the walls.

Auldearn is about 2 miles east of Nairn, in Highland. Whether you’re in the middle of Auldearn or further out, gutter sealing is available for homes and businesses alike, from flats and houses to offices and hotels. Across Highland, we cover 253 places, Auldearn among them. Aberdeen is on our list too, about 69 miles from Auldearn.

Our applicators cover all of IV12 for gutter sealing. Streets in the area include High Street, Church Road and Innes Terrace, and we cover them all. Neighbouring places we cover for gutter sealing include Kingsteps (2 miles north-west), Nairn (2 miles west), Cawdor (4 miles south-west), Dyke (5 miles north-east) and Mundole (6 miles east). Further out, we also cover Cradlehall (14 miles south-west), Fortrose (12 miles west), Culloden (14 miles south-west), Cromarty (11 miles north-west), Avoch (14 miles west) and Westhill (15 miles south-west). Remote and island addresses need a little more planning, so please mention your location when you send an email to info@mrmastic.co.uk.

DIY sealant or a professional job?

Too much sealant is as bad as too little. A thick, smeared bead looks untidy and does not move well, and the joint depth matters as much as the finish.

Sealing over old silicone is the commonest DIY error. Silicone does not stick to old silicone, so it peels away and traps moisture behind it. Everything old must be removed first.

Leave it or put it right?

A dripping gutter joint keeps wetting the same patch of wall. Left, it can stain walls and lead to damp, so it’s worth sealing early. When the nearest tradesperson is a drive away, it’s tempting to leave a small leak, but water through a failed joint keeps working away until it’s fixed.

We don’t show prices on the website, because each job is priced on what it involves. For a quick quote, please drop us a line at info@mrmastic.co.uk.
