Glazing silicone for Westhill homes and businesses

About our glazing silicone in Westhill

Glazing silicone is a maintenance item. Weather and movement take their toll, and once it cracks, water follows. Renewing it keeps glazing joints doing their job. We’re often asked to deal with new silicone smeared over old sealant and leaking glazing joints on a rooflight, on shower screens, glass-to-frame joints and glass-to-glass joints.

Across smaller places in Scotland, homes range from stone and harled cottages to newer houses, many standing in the open. Wind-driven rain finds any gap around a frame or sill, so the mastic there works hard.

Each job carries a 12-month guarantee, large or small.

What we do, step by step

At the end, we look at the finished work together. The work normally takes anything from an hour or two to most of a day, depending on the size of the job, depending on the size of the job. Outside jobs in Westhill need a dry day, because sealant will not bond to a wet joint, so external jobs may need to move if the day turns wet. Indoor work goes ahead whatever the weather.

  1. We trace the leak and confirm it’s a sealant joint.
  2. The failed silicone is cut out without marking the glass or frame.
  3. The joint is cleaned and degreased.
  4. A neutral-cure glazing silicone is applied and tooled.
  5. Each joint is checked and, where possible, water-tested.

Advice

For landlords and businesses

If you manage several properties in or around Westhill, jobs at different addresses can go on one quote. Just tell us the addresses and what each one needs.

In hotels, rooms out of use cost money, so the work can be planned room by room around your bookings where we can. We have worked in hotels as well as homes and businesses.

Different surfaces, different methods

Shower screens

Frameless screens rely on silicone at the base and wall. We reseal without scratching the glass.

Glass balustrade bases

The base joint is cut out and resealed. We don’t install or replace glass.

What we can’t put right

Before you book, it’s worth knowing the limits:

  • A sagging or failing conservatory roof
  • Leaks from the roof covering or flashing (a roofer’s job)
  • Glass that needs replacing

If in doubt, drop us a line at info@mrmastic.co.uk and we will say what we think.

Joints and surfaces we work on

  • Glass-to-frame joints

  • Rooflights
  • Conservatory frames
  • Shower screens

Leave it or put it right?

A quick bead over the old sealant might stop a drip for a while, but silicone does not stick to silicone and water soon finds its way back. A proper reseal is the lasting answer. In a place like Westhill, small leaks are easy to put off, but water through a failed joint keeps working away until it’s fixed.

The cost depends on how much there is to do, how much old material has to come out and access to the work. We give a clear quote before we start, so you know where you stand.

Common questions in Westhill

Does living near the coast affect glazing silicone in Westhill?

Near the sea, outside joints face more wind, rain and salt than they would inland, so the choice of sealant and the preparation matter even more. Walls facing the sea are generally the first to need attention.

I let a flat near Inverness station. Can you help?

Yes, rental work is part of what we do. Just drop us a line at info@mrmastic.co.uk and tell us about the property, and we will give you a clear price.

How do I get a quote for glazing silicone in Westhill?

There’s no set price, as it depends on the job: its size, the old material, access and the product needed. We agree the price before any work begins.

Is it enough to run a bead over the old sealant?

A top-up rarely holds. Fresh silicone won’t bond to cured silicone so we take it all out and start clean.

Can you replace a misted double-glazed unit?

Glass replacement is not our trade. We look after the sealant joints, and we’ll tell you if a unit looks like it has failed.

Do you work for hotels and businesses?

Yes. We can plan bigger jobs in stages.

Can you reseal the base of a glass balustrade?

We can, if the base joint is sealed. Photos help us see what’s there when you drop us a line at info@mrmastic.co.uk.

Is there any odour?

There can be a smell while the sealant cures, which fades as it sets. Opening a window helps.

How to look after the new joints

Looking after new joints is easy, and it makes a real difference:

  • Ventilate the conservatory to cut condensation
  • Keep scrapers and blades away from the silicone
  • Check the gutters above the glazing for debris
  • Avoid strong solvents on or near the sealant

Use mild cleaners on and around the silicone. Strong solvents can soften or mark it.

Do not leave lifting or mouldy silicone on glazing. Peeling silicone lets water in behind and the leak gets worse.

Frames and glazing around Westhill

Westhill is within about 2 miles of the coast, where wind-driven rain is a fact of life and, nearer the shore, so is salt air. That is hard on glazing joints and frame seals, especially on the side facing the sea. Private landlords in Scotland must meet the Repairing Standard, which includes keeping a home wind and watertight, and sound outside sealant is part of that.

For site and facilities teams at buildings such as Culloden Academy, the mastic around its windows and doors needs looking after like any other building’s. Letting a property close to Inverness station? Then a shower screen or conservatory joint that leaks is easier to reseal while the property is empty.
