Glazing silicone for homes and businesses in West Green
Glass and frames expand and contract differently, and the silicone between them takes the strain. When it cracks or lets go, water gets in. We cut it out and reseal with a glazing silicone suited to the joint. If you’re dealing with mouldy sealant around glass panels and drips on the inside of a conservatory window, we can help, whatever the surface.
Many London homes are flats, with windows high above the street. Who looks after the outside of the frames can depend on the lease, so check that first.
All our work is covered by a one-year guarantee.

When it isn’t the sealant
New sealant cannot fix everything, and we will tell you before work begins. It will not solve:
- Glass that needs replacing
- Misting between the panes of a double-glazed unit (a failed unit for a glazier)
- A frame that needs repairing or replacing
If in doubt, ring 0345 464 0079 or send us an email and we will say what we think before you book.

Leave it or put it right?
Resealing cannot fix a failed unit or a cracked panel. We will tell you that rather than seal it anyway and point you to a glazier or roofer. In a London flat, a failed joint rarely stays your problem alone: water from a shower or window joint can reach the flat below, and gaps in fire-stopping matter to everyone in the building.
Commercial jobs are quoted on the same basis as homes: the amount of work, the access and the products needed, plus any working-time requirements on site. Call for a quick quote and we will go through it with you.

Aftercare tips
Simple care keeps the joints in good condition. We recommend:
- Keep conservatory gutters clear of leaves
- Run a squeegee over the glass when you are done
- Avoid scraping close to the bead
- Check the silicone on glass every year or so
Keep the new joints dry for as long as we advise. From then on, a mild glass cleaner is all it needs.
Cracked glazing silicone means the joint has failed. Resealing now is a small job compared with fixing water damage later.
Frames and glazing around West Green
In London conversions and blocks, the lease decides who is responsible for the frames, so it’s worth checking before booking. Historic houses like Bruce Castle (about 1.1 miles north-east) are a reminder that the area around West Green has older buildings as well as new. In older buildings, older timber frames in brick or stone need a different approach from a modern uPVC window.
West Green is in London, so parking needs planning: tell us about permits, visitor bays or off-street space when you book. Schools such as West Green Primary School are buildings too, and its window and door frames need their mastic kept sound, just like a home’s.

West Green questions
Do you cover West Green for glazing silicone?
Yes. Our work covers London and the South East, and West Green is part of that. Just ring 0345 464 0079 or send us an email with a few details of the job.
I let a flat near Seven Sisters station. Can you help?
Yes, we work for letting agents and landlords. You can call 0345 464 0079 or drop us an email with the address and a few details, and we will give you a fixed price before work begins.
Will resealing stop my conservatory leaking?
If the water is coming in through failed sealant joints, yes. If it’s a broken panel, failed unit or roof problem, we will tell you.
Can you quote for more than one area?
Yes. Tell us about everything you’d like done and you’ll get one quote.
When is the sealant fully cured?
It depends on the product and the temperature. Before we leave, we’ll tell you the cure time.
Will there be a smell?
Sometimes, a little. It fades as the sealant cures.
Where do you work from?
We are based in Crawley, West Sussex, and we cover South East England, London and all of Scotland.
Can you match the sealant colour?
Most of the time, yes. We’ll tell you which colours the right product comes in.
Can I do it myself?
If you’ve already had a go yourself, that’s fine. We cut it out and start again, so just mention it when you contact us.
Sealing over old silicone is the commonest DIY error. Silicone doesn’t stick to old silicone, so it peels away and traps moisture behind it. All the old material has to come out first.
When to call us in West Green
Not every leak is a sealant problem: failed roof panels, slipped glazing bars and blocked gutters cause them too. That’s why we trace the leak first.
Keep an eye out for these signs:
- A quick top-up bead that didn’t last
- Failed joints on frameless glass
- Rooflight joints letting water in
- Water running down inside the glass
Rented homes near Seven Sisters station change hands often, and a shower screen or conservatory joint that leaks is easier to reseal while the property is empty.
What to look for in a quote
- Whether they seal over old material or remove it
- How the surfaces are prepared before sealing
- What the quote includes, VAT included or not
- What insurance they hold
How the visit works
We keep the work tidy and contained to the joints we’re treating, so you can get on with your day. Expect the work to take a few hours for most jobs, and we tell you how long to leave it before we go. In West Green, as in most of London, parking needs a little planning. It helps if you can point us to a visitor permit or a bay close to the door.
- We look at the glazing and agree which joints need resealing.
- Old sealant is removed from the glass and frame.
- The surfaces are cleaned with a suitable solvent.
- New glazing silicone goes in and is finished neatly.
- We inspect the work and test it where we can.
Preparing for the visit
- Keep children and pets away from the work area
- Move anything stored near the joints
- On commercial sites, let us know about site rules

Advice
What affects the cost of glazing silicone
Jobs vary more than people expect. What affects the quote:
- Mould in or behind the old joints
- How many areas need sealing
- The type of sealant required
- How much old sealant there is and how hard it is to remove
The cost reflects the work involved, not a rough estimate. That’s why we ask a few questions first.
What we need to know
Before you ask for a quote, have a think about:
- Any access issues, like height or stairs
- The problem you’ve noticed
- The rough size of the job
- The address or postcode of the job
If you’re in West Green and need glazing silicone, call 0345 464 0079 or email us. Tell us what the problem is and where, and you will get a clear quote before we start.
