Park Royal Glazing Silicone
Glazing silicone for conservatories, rooflights, glass panels and shower screens for homes and businesses in Park Royal and across Greater London. Fully insured, ARBOMaster approved and guaranteed for a year.
- Glass-to-glass joints that have split
- Sealant that was laid over old silicone and failed
- Drips on the inside of a conservatory window
How we handle glazing silicone in Park Royal
We do not replace glass and a misted double-glazed unit needs a glazier. What we do is the silicone around the glass and that’s often where the water gets in. Common call-outs are for split or lifting silicone on glass and leaks where conservatory glass meets the frame, on rooflights, glass-to-glass joints and shower screens.
From mansion-block windows to modern glazing in new flats, London has every kind of frame. Over the years, the sealant around them shrinks, cracks and pulls away, letting in draughts and water.
Your job is guaranteed for a year, as with all our work.

How it works
A visit follows a simple pattern: we look at the joints together, protect the area around them, do the work and clear up. It generally takes a few hours for most jobs. In a London area like Park Royal, the main things to plan are parking and access: let us know about parking, the floor we’ll be working on and any lift or shared entrance.
- First, we check where the water gets in.
- The failed silicone is cut out without marking the glass or frame.
- The joint is cleaned and degreased.
- We lay the new bead and tool it smooth.
- We check the finished joints and test with water where it’s safe.
Preparing for the visit
- Mention any sign-in or site rules at work premises
- Move anything stored near the joints
- Mention any tricky access

What else we do in Park Royal
When it is not the sealant
It helps to know what we can’t do too:
- Cracked or broken glass
- A sagging or failing conservatory roof
- Frames that have decayed or split
If in doubt, ring 0345 464 0079 or drop us an email and we will say what we think before you book.
What we seal
- Conservatory frames
- Rooflights
- Glass-to-glass joints
- Shower screens
- Glass balustrade bases
- Glass-to-frame joints
What the job involves on each surface
Glass balustrade bases
Outdoor balustrade joints face the weather. Renewing the sealant keeps water out of the channel.
Glass-to-frame joints
Glass-to-frame joints need a sealant that bonds to both. We use a glazing silicone suited to each.
What happens if it’s left?
A quick bead over the old sealant might stop a drip for a while, but silicone does not stick to silicone, and the leak generally returns. A proper reseal is the lasting answer. In older London homes, water behind a failed joint soaks into brick and timber without much sign, and once it shows in Park Royal, the repair is bigger than a sealant job.
Rather than a set price list, we look at what your job involves: how many joints, what’s in them now and how we reach them. The price is agreed before we begin.

Park Royal questions
Can you help a landlord with a rental near Harlesden station?
Yes, rental work is part of what we do. You can phone 0345 464 0079 or drop us an email with the address and a few details, and we will give you a fixed price before any work starts.
Is Park Royal in your area for glazing silicone?
Yes. We work across London and the South East, and Park Royal is part of that. Just call 0345 464 0079 or drop us an email with a few details of the job.
Do you offer different sealant colours?
In most cases you can choose. We’ll explain which colours are available and agree one before work begins.
Do you replace glass?
We don’t replace glass. We reseal the joints around it and can tell you if a unit seems to have gone.
Do you hold any approvals?
Yes. Mr Mastic is an ARBOMaster approved applicator and we’re fully insured too.
Is the work guaranteed?
Our one-year guarantee covers every job.
Is balustrade sealant something you do?
Yes. The old sealant is removed and the joint resealed with a suitable product.
When is the sealant fully cured?
It depends on the product. Before we leave, we will tell you the cure time.
Should I try it myself first?
Sealing over old silicone is the commonest DIY error. New silicone will not bond to old, so it lifts and traps water and mould underneath. Everything old must be removed first.
Too much sealant is as bad as too little. A heavy bead looks messy and copes badly with movement, and getting the depth right matters as much as the look.
Work for landlords, hotels and businesses
We regularly work with letting and managing agents. Tell us the address, the job and how access works and we will quote.
In hotels, rooms out of use cost money, so we plan the work room by room. We’ve worked in hotels as well as homes and businesses.
Glazing silicone in Park Royal: local notes
Historic houses like Pitzhanger Manor (about 2 miles south-west) are a reminder that the area around Park Royal has older buildings as well as new. In older buildings, older timber frames in brick or stone need a different approach from a modern uPVC window. In a converted house or block, who looks after the windows depends on the lease, so it’s worth checking before booking.
Rented homes near Harlesden station change hands often, and glazing joints are worth checking at the end of a tenancy, before a small leak grows. Schools such as West Twyford Primary School are buildings too, and its window and door frames need their mastic kept sound, just like a home’s. Homes close to St Gabriel's Church include some older properties, and the joint between an old wall and a newer frame is generally the first place rain gets in.
