Keeping the joints in good condition

Once the sealant has cured, a few habits help it last:

  • Look over the glazing joints once a year
  • Keep scrapers and blades away from the silicone
  • Use a gentle glass cleaner and a soft cloth
  • Run a squeegee over the glass when you’re done

Do not use blades or scrapers near the bead when cleaning the glass. Stick to a soft cloth.

Drips or damp near a glazing joint shouldn’t be ignored. It may be sealant, or something else and we’ll find out which.

Glazing silicone in Hook

Glass replacement isn’t something we do and a misted double-glazed unit needs a glazier. Our work is the sealant joints and that’s often where the water gets in. We work on rooflights, shower screens and conservatory frames, and the jobs we see most are glass-to-glass joints that have split and leaks from the base of a shower screen.

Many London homes are flats, with windows high above the street. In a converted house or block, the lease generally says who is responsible for the windows, so it’s worth checking before booking.

Whatever the size of the job, it’s backed by our one-year guarantee in Hook and across Greater London.

What sealant work can’t fix

Sealant isn’t the answer to every problem, and we will tell you before we start. Sealant won’t put right:

  • Failed flashing around a conservatory
  • Frames that have decayed or split
  • A roof that has moved or dropped

If in doubt, phone 0345 464 0079 or drop us an email and we’ll say what we think before booking.

Surfaces we seal

  • Rooflights
  • Conservatory frames
  • Glass-to-glass joints
  • Shower screens
  • Glass-to-frame joints
  • Glass balustrade bases

What we do, step by step

Most of a good job is in the preparation, and we don’t rush it. Every joint is cleaned and dried before new material goes in. In total, it generally takes anything from an hour or two to most of a day, depending on the size of the job. In a London area like Hook, the main things to plan are parking and access: let us know about parking, the floor we will be working on and any lift or shared entrance.

  1. First we agree the joints to be done.
  2. We cut away the failed silicone.
  3. The surfaces are cleaned with a suitable solvent.
  4. We apply and tool the new silicone.
  5. We inspect the work and test it where we can.

Before we arrive

  • Tell us about any water getting in
  • Let us know about stairs, lifts or work at height
  • Mention any sign-in or site rules at work premises

Questions from Hook

I let a flat near Chessington North station. Can you help?

Is parking an issue for glazing silicone in Hook?

Parking in Hook, as in most of London, takes a little planning: a visitor permit or a bay close to the door helps a lot.

Can I do it myself?

For a simple, easy-to-reach joint, a careful DIYer can do a reasonable job. The usual mistakes are sealing over old sealant, sealing a damp joint and using too much.

How long will you be here?

Most jobs take a few hours, depending on how many joints need doing, including preparation and clearing up. We will confirm how long when we quote.

Will resealing stop my conservatory leaking?

Often, if the leak is at a sealant joint. We find where the water gets in first before any sealing.

Do the sealants smell?

That depends on the sealant. Some smell for a while, some hardly at all.

How long should I leave it?

That depends on the sealant used, so please follow the time we give you.

Why not top up the existing silicone?

A top-up rarely holds. Fresh silicone won’t bond to cured silicone, so we remove the old sealant and clean the joint.

Can I do it myself?

The difference is mostly in the preparation and the product. We take joints back to clean, dry surfaces, and the sealant is matched to the joint and its conditions, then guaranteed for a year.

If you’re set on DIY, put the effort into preparation: remove every trace of old sealant, clean and dry the joint, and follow the product’s cure time. If it fails, we can still redo it.

Different surfaces, different methods

Conservatory frames

Frame-to-wall joints on a conservatory move with the weather. We reseal them with a sealant suited to the frame.

Rooflights

We reseal the glazing joints on rooflights. If the leak is from the roof around it, a roofer needs to look.

Windows and doors in Hook

Rainfall in the South East is lower than in much of the UK, but outside sealant still needs a dry, clean surface, so outdoor work is planned around the forecast. In London conversions and blocks, the lease decides who is responsible for the frames, so check that before booking.

As a London address, Hook can be tricky for parking: tell us about permits, visitor bays or off-street space when you book. Homes close to St Paul's include some older properties, and frames set in older brick or stone need a sealant that suits the wall as well as the frame. If you let a flat or house near Chessington North station, leaking glazing joints, shower screens or conservatory seals are worth sorting between tenancies.

Why deal with it now?

Leaks get worse, not better. Water can damage frames, walls, flooring and furniture, so it pays to deal with it early. In a flat in Hook, failed sealant seldom stays inside your own four walls: water from a shower or window joint can reach the flat below, and gaps in fire-stopping matter to everyone in the building.
