Glazing silicone in Burntcommon

About our glazing silicone in Burntcommon

Many conservatory leaks come down to failed sealant, where glass meets frame or frame meets wall. We find the joint that is letting water in and renew it, and if it’s something sealant cannot fix, we’ll tell you. If you are dealing with stained, discoloured glazing silicone and cracked silicone between glass panels, we can help, on rooflights, conservatory frames and glass-to-glass joints alike.

Mastic can only go onto a dry, clean joint, so window work in Burntcommon is booked around the forecast. Tell us about access to every side of the house, including upper-floor windows.

All of our work is guaranteed for twelve months, in Burntcommon and everywhere else we cover.

How we quote for glazing silicone

For a quick quote, just ask. The main things that affect it are:

  • Working hours on commercial sites
  • How many rooms, windows or areas are involved
  • The amount of work
  • The old material and how stubborn it is

A failed joint rarely gets cheaper to fix by waiting, because water and mould keep working on it. If you are unsure, ring 0345 464 0079 or email us and we will give you an honest view and a quote.

Helping us quote

There’s no need for technical detail. It helps if you can tell us:

  • Where the job is, and your postcode
  • Pictures of the joints, sent by email
  • Whether it has been sealed before
  • Any access issues, like height or stairs

For a quick quote, get us on the phone, or send an email if you’d rather. Tell us about the joints that need doing and we will explain what’s involved.

What the job involves on each surface

Conservatory frames

Exposed frame joints wear with the weather. Renewed sealant keeps water out.

Glass balustrade bases

The base joint is cut out and resealed. Glass fitting is a separate trade.

For landlords and businesses

Failed sealant is one of the commonest items on a check-out report, and it’s quick to put right between tenancies. We can quote for more than one property at once.

In hotels, rooms out of use cost money, so the work can be planned room by room around your bookings where we can. Hotel work is part of what we do, alongside homes and businesses.

Common questions in Burntcommon

Is Burntcommon within the area you cover?

Yes, Burntcommon is covered. We work across London and the South East, from towns to the smallest places. Longer journeys are simply planned in advance.

Can you do glazing silicone in Burntcommon?

Yes. We work across London and the South East, and Burntcommon is part of that. You can call 0345 464 0079 or email us and tell us what needs doing.

What information do you need?

Only a few details: where it is, what you’ve noticed and how we reach it. After that, simply phone 0345 464 0079 or drop us an email.

What sealant do you use on glazing?

A glazing silicone chosen for the joint. Neutral-cure products suit most glass and frames, as some acetoxy types can attack certain metals.

How long will you be here?

A typical job takes a few hours for most jobs, including preparation and clearing up. Your quote will say how long we expect yours to take.

Do you hold any approvals?

Yes. Mr Mastic is an ARBOMaster approved applicator and we’re fully insured too.

Can tenants book the work?

Of course. Ask your landlord first, and we can send them the quote if that helps.

Do I need to be at home?

We need access to the joints, so we’ll agree that with you when we book. Indoors, that usually means someone at home.

Should I try it myself first?

A DIY attempt does not rule out a professional job. We cut it out and start again.

If you’re set on DIY, put the effort into preparation: take out all the old sealant, make sure the joint is clean and dry, and give it the full cure time. If it fails, we can still redo it.

What happens on the day

On the day, we start by going over the job with you, so you know exactly what we’re doing. Surfaces next to the work are protected before work begins. The work generally takes a few hours for most jobs. Somewhere as small as Burntcommon, access is often the only tricky part. For outside work, also let us know about exposed walls and any outbuildings involved.

  1. First we agree the joints to be done.
  2. Old sealant is removed from the glass and frame.
  3. We clean and prepare the joint.
  4. We apply and tool the new silicone.
  5. The joints are checked before we leave.

Getting ready for the visit

  • Let us know about parking restrictions
  • Try not to wet indoor joints just before the visit
  • Clear items away from the joints we’re working on

Aftercare tips

Once the sealant has cured, a few habits help it last:

  • Act on drips or damp patches early
  • Do not use a blade near the sealant
  • Clear the conservatory gutters regularly
  • Avoid strong solvents on or near the sealant

Do not use blades or scrapers near the bead when you clean. A soft cloth or sponge is best.

A leaking shower screen may not show at first. Water can soak into the floor or reach the room below long before you see it.

What we are called out for in Burntcommon

Sunlight breaks sealant down, especially on conservatory roofs. Old silicone hardens, cracks and loses its grip on the glass.

Common reasons people contact us are:

  • Split or lifting silicone on glass
  • Mouldy sealant around glass panels
  • Cracked silicone between glass panels
  • Failed sealant around rooflight glass

If you live in an older home near St William of York, the windows may be timber, sash or later replacements, and each needs the right sealant against the wall.

Comparing quotes

  • How long to leave it before use
  • How the colour is chosen
  • How the surfaces are prepared before sealing
  • Are they insured?

Glazing silicone in Burntcommon: local notes

Historic houses like Clandon Park (about 2.4 miles south) are a reminder that the area around Burntcommon has older buildings as well as new. In older buildings, older frames set in brick or stone need a sealant that suits them, and sometimes that’s traditional sand mastic. Rainfall in the South East is lower than in much of the UK, yet outdoor joints still have to be sealed dry, so jobs are booked with the weather in mind.

If you look after a building such as Send CofE Primary School, its window and door frames need their mastic kept sound, just like a home’s. For landlords with property near Clandon station, a shower screen or conservatory joint that leaks is easier to reseal while the property is empty.
