Glazing silicone for homes and businesses in Buchlyvie
Our work covers conservatory joints, rooflights and glass panels, as well as frameless shower screens and glass balustrade bases. The old sealant comes out, the joint is cleaned and new silicone goes in. We are often asked to deal with failed sealant around rooflight glass and silicone pulling away from the glass, on shower screens, glass-to-glass joints and rooflights.
Many older Scottish homes still have timber windows set into stone walls. The sealant has to suit the stone, which rules out acetoxy silicones that can mark or attack it.
A 12-month guarantee comes with the work, just as it does everywhere we cover.

Is glazing silicone in Buchlyvie guaranteed?
All our work, in Buchlyvie and everywhere else, comes with a 12-month guarantee. We are fully insured, and an ARBOMaster approved applicator.
Can you just put new silicone over the old?
Topping up is a common cause of leaks. A proper job means cutting out, cleaning and resealing.
How long before the joint can be used?
Most sealants are touch-dry well before they’re fully cured. We will give you the cure time for the product we used.
Are you ARBOMaster approved?
Yes. We are an ARBOMaster approved applicator.
Will the old sealant be removed?
Yes. We cut out all the old sealant and clean the joint.
Will it make a mess?
No. We protect the surfaces around the joints, and we tidy up before we go.
Do I need to be at home?
If the work is inside, we need someone to let us in. Once we have agreed the job, you don’t need to watch us work.
Windows and doors in Buchlyvie
Buchlyvie is in the west of Scotland, which is wetter than the east, which means glazing joints and frame seals has to cope with a lot of rain. Many older homes in Scotland have sash and case windows, often pointed into the wall with traditional sand mastic.
In and around Buchlyvie, as anywhere, good glazing silicone starts with a clean, dry, properly prepared joint. If you live in an older home near North Church and Churchyard, the windows may be timber, sash or later replacements, and each needs the right sealant against the wall.

Looking after it afterwards
So the new joints stay in good condition:
- Keep harsh solvents off the silicone
- Keep scrapers and blades away from the silicone
- Open vents or windows to let moisture out
- Check the gutters above the glazing for debris
Clear the conservatory gutters regularly, so water drains away from the joints. Overflowing gutters can cause leaks of their own.
If silicone on glass has cracked, water is already getting in. Renewing it early keeps it simple, compared with repairing damaged frames or plaster.
What the job involves on each surface
Glass balustrade bases
Balustrade bases are exposed outdoors. Renewing the sealant keeps water out of the channel.
Glass-to-frame joints
Silicone at the glass edge seals it into the frame. When it splits, water can get into the frame.
What we do, step by step
We keep the work tidy and contained to the area we are working on, so you can get on with your day. The job usually takes anything from an hour or two to most of a day, depending on the size of the job, and we explain the cure time before we leave. In smaller Scottish places, parking is usually less of an issue than access and distance. Let us know how to find you and how to reach the joints.
- We start by finding the leak and making sure sealant is the cause.
- Old silicone is cut away from the glass and frame without scratching either.
- The glass and frame are cleaned and degreased.
- We apply a neutral-cure glazing silicone and tool it smooth.
- We check the joints and, where safe, run water over them.
Getting ready for the visit
- Clear items away from the joints we are working on
- Tell us about any previous sealing or DIY attempts
- Where the joints are inside, avoid wetting them before we arrive

Quotes for glazing silicone in Buchlyvie
Your quote is based on your job. We look at:
- Any mould that needs treating
- The number and length of the joints
- Any working-time requirements on site

Every job is a little different, so each one gets its own quote. The number of joints, how easy they are to reach and the sealant needed all play a part, and we will explain the quote if you ask.

What sealant work can’t fix
Sealant is not the answer to every problem, and we’d rather say so up front. It will not solve:
- Water coming through the roof rather than a sealant joint
- A frame that needs repairing or replacing
- Condensation trapped between two panes
If you are not sure, just drop us a line at info@mrmastic.co.uk and we will give you a straight answer.

Should I try it myself first?
A careful DIYer can reseal a simple joint, such as a straightforward joint indoors. The common mistakes are sealing over old sealant, sealing a damp joint and using far too much.
If you do try it yourself, take your time over the preparation: take out all the old sealant, make sure the joint is clean and dry, and give it the full cure time. If it fails, we can still redo it.
