Aftercare tips

Good habits help new joints last longer. A few tips:

  • Keep heavy wheels off new concrete joints until cured
  • Get cracks along tile grout lines looked at early
  • Walk round the room once a year and look at the edges
  • Keep caulk for dry, still joints only

Avoid flooding the floor when you clean. Less water at the edges helps the joints last.

Sealing a gap while it’s small is a quick job. Left alone, they collect dirt and widen.

Floor joint sealing for homes and businesses in Wichling

Painted skirting can be sealed with a flexible product that can be painted over. For bathrooms and kitchens, silicone is usually the better choice. Typical jobs include threshold joints that have opened or worn and open gaps along the bottom of skirting boards, on commercial floors, thresholds and tiled floors.

For a small place like Wichling, the journey and access are planned in advance, and once on site, the job is the same as anywhere.

The work is guaranteed for twelve months. If there’s a problem with our work within the year, let us know and we’ll sort it.

When it isn’t the sealant

It helps to know what we can’t do:

  • Damaged concrete that needs breaking out and repairing
  • Failed waterproofing under a wet room floor
  • Tiles that have lifted or broken

If in doubt, call 0345 464 0079 or drop us an email and we will say what we think before you book.

What we seal

  • Wet room & bathroom floors
  • Thresholds
  • Concrete floor joints
  • Skirting boards
  • Commercial floors
  • Tiled floors

DIY sealant or a professional job?

The biggest DIY mistake is sealing over old sealant. New silicone will not bond to old, so it lifts and traps water and mould underneath. All the old material has to come out first.

Overfilling a joint is a classic DIY mistake. A thick, smeared bead looks untidy and doesn’t move well, and getting the depth right matters as much as the look.

When to call us in Wichling

A new floor or screed shrinks and settles as it dries. Gaps at the edges appear in the first year or so.

Signs it’s time to call us include:

  • Rigid edge joints in tiled floors
  • Skirting that has pulled away from the floor
  • Gaps at thresholds between rooms
  • Tiled floors with no room to move

For buildings such as Church of St Margaret, joints in its floors, skirtings and thresholds need resealing as they wear.

Why act early in Wichling

Waiting until the next redecoration can mean a winter of draughts and dirt in the gaps. It’s a quick job to seal them now for most homes. Older cottages and farmhouses around Wichling can have timber floors and frames, and water through a failed joint can rot timber if it’s left.

Some things make a job bigger or smaller: how much old sealant there is and how stubborn it is, whether mould needs treating, and whether we need extra access for height. Your quote takes all of that into account.

For landlords and businesses

We work for landlords and agents as well as householders. Sealant work between tenants keeps a property looking cared for.

In hotels, rooms out of use cost money, so we plan the work room by room. We’ve worked in hotels as well as homes and businesses.

The process

You do not need to clear the whole room or building, just the space around the work. We protect the rest, and the job takes a few hours for most rooms, longer for large commercial floors for a typical job. Somewhere as small as Wichling, access is often the only tricky part. For outside work, also let us know about exposed walls and any outbuildings involved.

  1. We start by checking the floor, the joint and what traffic it takes.
  2. We remove what’s in the joint now.
  3. The joint is vacuumed clean and backing fitted where needed.
  4. The chosen sealant goes in, coloured to suit the floor.
  5. The joint is tooled neatly and the cure time explained.

How to prepare

  • Keep children and pets away from the work area
  • Let us know if you’ve seen damp or leaks
  • On commercial sites, let us know about site rules
