Window mastic near Wichling

About our window mastic in Wichling

If you can feel air around a shut window, the gap is often at the frame. A new joint stops the air getting through and quietens the whistle on windy days. Where the air is getting in through the window itself, we will say so. We work on aluminium frames, uPVC windows and timber windows & doors, and people most often call us about leaking joints at the ends of sills and mastic that’s falling out in pieces.

Somewhere as small as Wichling, older homes often have timber frames set in stone or brickwork. Not every older frame suits a modern silicone bead, and sometimes a traditional sand mastic is the better choice.

We guarantee the work for a year. If there’s a problem with our work within the year, let us know and we’ll sort it.

Questions from Wichling

Can you do window mastic in Wichling?

Yes, Wichling is within the area we cover. We work across London and the South East. Just ring 0345 464 0079 or send us an email with a few details of the job, and we’ll give you a clear price.

Do you cover smaller places like Wichling?

Yes, smaller places are covered as well as towns. Our work covers London and the South East. Just mention lanes, gates or anything else about the route when you book.

Do you guarantee window mastic?

Yes, with our one-year guarantee. Keeping drainage clear and checking the joints yearly helps them last.

When is the sealant fully cured?

Different products cure at different speeds, so please follow the time we give you.

Do I need to be at home?

We need access to the joints, so we will agree that with you when we book. For inside work, that normally means someone being in.

Do the sealants smell?

Some sealants have a smell while they cure. Ventilation helps.

What do you need from me for a quote?

Tell us what needs doing and where, with photos by email if possible. We’ll ask anything else we need to know.

How many windows can you do in a day?

A handful of frames is a short visit, while a whole house takes longer. You will get a timescale with the quote.

For landlords and businesses

We work for letting agents and landlords as well as householders. Sealant work between tenants is a simple way to keep a property in good order before the next move-in.

Businesses can book us for washrooms, kitchens, offices and more. On commercial sites, working times can be discussed when we quote.

DIY versus a professional finish

What a professional job adds is preparation and the right product. Joints are cleaned back to sound surfaces and dried, and the sealant is chosen for how the joint moves and where it is, then guaranteed for a year.

Some sealant jobs are within reach of a careful DIYer, such as a straightforward joint indoors. Where it goes wrong is sealing over the old bead, working on a wet joint or overloading the gap.

Common problems we fix in Wichling

Some failures date back to when the windows were fitted. Mastic laid onto dusty, damp or crumbling surfaces never bonded as it should, so it comes away long before its time.

Most people get in touch after spotting one of these:

  • Sealant in the wrong colour for the frame
  • Damp patches on the reveal after heavy rain
  • Old mastic that has gone black or come away
  • Mastic that has split away from the wall

For an older house near a landmark such as Church of St Margaret, the windows may be timber, sash or later replacements, and each needs the right sealant against the wall.

Questions to ask before booking

  • Whether you can choose the colour
  • How long to leave it before use
  • How the joint is cleaned and prepared
  • How much experience the applicator has

10 questions to ask before you book

Surface by surface

Aluminium frames

Bi-fold and sliding aluminium doors have long frame joints, and the threshold joint takes a lot of water. Each is cleaned, backed where deep and resealed.

Window sills

Masonry sills can have joints where water gets in, including the one between the sill and the frame above. Those are sealed with a product suited to stone or concrete.

Windows and doors in Wichling

Rainfall in the South East is lower than in much of the UK, though outdoor sealant still has to go onto a dry joint, so the forecast decides the day. With historic houses such as Belmont House and Gardens (about 4.1 miles east) nearby, there’s older building stock in the area around Wichling as well as newer homes. Where a home is older, older timber frames in brick or stone need a different approach from a modern uPVC window.

Rented homes near Lenham station change hands often, and cracked frame mastic tends to show up as a draught or damp complaint, so it’s worth checking between lets.

What happens on the day

When we arrive, we start by going over the job with you, so you know exactly what we’re doing. We protect the surfaces around the joints before any work begins. The work usually takes a few hours for a handful of frames, longer for a whole house. In a small place like Wichling, access is generally the main thing to plan. For outside work, also let us know about exposed walls and any outbuildings involved.

  1. We start by checking each window and door with you.
  2. The old mastic is cut out and the surfaces cleaned back.
  3. We fit backing rod in deep gaps so the sealant is the right depth.
  4. New exterior sealant goes on in a matching colour and is tooled smooth.
  5. Every joint is checked before we leave.

Preparing for the visit

  • Keep children and pets away from the work area
  • Mention if the joints have been sealed before
  • Tell us about access, such as stairs, a lift or high-level joints

How to look after the new joints

Looking after new joints is easy, and it makes a real difference:

  • Don’t paint over the silicone
  • Avoid blasting the frames with a pressure washer
  • Keep solvents and bleach off the sealant
  • Clean frames with a soft cloth and soapy water

Silicone can’t generally be painted, so if you’re planning to paint the frames or walls, tell us beforehand. We can use a paintable sealant where that matters.

Wet, windy weather is when failed mastic shows itself, but sealant goes on best when frames and walls are dry. Dealing with it when you first notice a crack avoids chasing leaks through the wet months.

When it isn’t the sealant

To be straight with you, there are a few things sealant won’t fix:

  • Condensation trapped between the panes
  • Soft or decayed wood in the frame
  • Broken hinges, locks or handles

If you’re not sure, just ring 0345 464 0079 or drop us an email and we will give you a straight answer.
