Floor joint sealing for homes and businesses in The Wrythe

Floor joint sealing is mostly about choosing the right product and preparing the joint. We remove what’s there first, the joint is cleaned and backed where needed, then the new sealant goes in. We work on skirting boards, commercial floors and concrete floor joints, and people most often call us about grout used at the floor edge instead of sealant and worn sealant at door thresholds.

Across London, commercial floors have movement joints that break down under heavy foot traffic, while new homes need a neat, sound finish around frames, baths and kitchens before handover.

All of our work is guaranteed for twelve months, and the guarantee is the same wherever you are.

New homes and floors in The Wrythe

Many of London’s new homes are flats in bigger developments, where snagging may go through the developer or managing agent. Across Greater London, floors range from older suspended timber floors to concrete slabs in newer homes and commercial units, and they don’t all move the same way. The joint at the skirting or threshold has to allow for that.

Rented homes near Carshalton station change hands often, and a tidy floor and skirting joint helps a rental look ready for the next tenant. The Wrythe is in London, so parking needs planning: tell us about permits, visitor bays or off-street space when you book. For buildings such as Bishop Andrewes Church, floor and skirting joints in halls and kitchens wear like any others.

Work for landlords, hotels and businesses

In hotels, rooms out of use cost money, so the work can be planned room by room around your bookings where we can. Hotel work is part of what we do, alongside homes and businesses.

A neglected joint can let water reach the structure, which matters even more when someone else lives there. Resealing at the right time is simple maintenance.

Should I try it myself first?

Not every job suits DIY: work at height, external movement joints, fire-rated sealant and large areas call for the right materials, safe access and experience.

If you’ve already had a go yourself, that is fine. We cut it out and start again, so just mention it when you contact us.

The Wrythe questions

Can you help a landlord with a rental near Carshalton station?

Yes, we work for letting agents and landlords. Just phone 0345 464 0079 or send us an email and tell us about the property, and we will send you a clear quote.

Can you do floor joint sealing in The Wrythe?

Yes. Our work covers London and the South East, and The Wrythe is part of that. You can ring 0345 464 0079 or send us an email and tell us what needs doing, and we will send you a clear quote.

Do you seal kitchen plinths to the floor?

Yes. The old joint comes out and a flexible silicone replaces it, colour-matched where it shows.

Can you add a movement joint to a tiled floor?

Often, yes. Straight cracks in grout often show where a movement joint was needed. We replace that grout with a flexible joint.

Can you seal over the old sealant?

No, it will not last. It may look fine at first, but the new bead soon lifts. Removing the old sealant completely is the only lasting way.

What do you put in the joint?

Quality sealants from brands including Arbo and Everbuild, picked for each joint. We explain the product when we quote.

How long does the job take?

A typical job takes a few hours for most rooms, longer for large commercial floors. We will confirm how long when we quote.

Are you an approved applicator?

Yes. We’re ARBOMaster approved, the scheme for applicators of Arbo sealants.

Surface by surface

Skirting boards

If the skirting is painted, a paintable flexible sealant works well. Where water is involved, silicone is the better choice.

Tiled floors

A crack running along a grout line is often a sign of a missing movement joint. That line is converted to a flexible joint if it’s in the right place.

When it is not the sealant

In fairness, some problems need a different trade:

  • Leaks from a failed tanking system
  • Movement too big for a sealant joint
  • Tiles that have lifted or broken

Not sure which it is? You can call 0345 464 0079 or email us and we’ll tell you honestly.

Surfaces we seal

  • Skirting boards
  • Tiled floors
  • Concrete floor joints
  • Wet room & bathroom floors
  • Thresholds
  • Commercial floors

Looking after it afterwards

A little care helps the new joints last. Our advice:

  • Keep floor cleaning water to a minimum at the edges
  • Don’t paint over silicone
  • Do not slide heavy items over sealed joints
  • Check skirting joints after the heating season

Have a look at the joints once the heating season is over. If anything has opened, it’s easy to reseal early on.

Small gaps are quick to seal. Left alone, they collect dirt and widen and are harder to clean out.

How we quote for floor joint sealing

We quote each job individually. These are the things that affect it:

  • How many areas need sealing
  • The amount of work
  • The old material and how stubborn it is
  • Mould in or behind the old joints

What it costs depends on the amount of work, how much old material has to come out and access to the work. We give a clear quote before work begins.

Helping us quote

What to tell us when you ask for a quote:

  • How many joints, rooms or windows are involved
  • How we’d reach the joints
  • The problem you’ve noticed
  • If someone has resealed it before

For a quick quote, get us on the phone, or send an email if you’d rather. Describe what needs sealing and we’ll talk you through the work.

How the visit works

Most of a good job is in the preparation, and we do not rush it. Every joint is cleaned and dried before new material goes in. All told, the work takes a few hours for most rooms, longer for large commercial floors. Many London jobs are in flats, so we come ready for stairs, narrow hallways and shared entrances. If the building has a concierge, managing agent or access rules, tell us when you book.

  1. First, the floor type, the gap and the traffic are checked.
  2. Any old caulk, grout or sealant is raked or cut out.
  3. The joint is vacuumed clean and backing fitted where needed.
  4. We apply the sealant in a colour that suits the floor.
  5. The joint is tooled neatly and the cure time explained.

Preparing for the visit

  • Tell us about access, such as stairs, a lift or high-level joints
  • Plan for the work area to be out of bounds to pets and children
  • On commercial sites, let us know about site rules
