Should I try it myself first?
Sealing over old silicone is the commonest DIY error. Silicone doesn’t stick to old silicone, so it peels away and traps moisture behind it. Everything old must be removed first.
If you’re set on DIY, put the effort into preparation: take out all the old sealant, make sure the joint is clean and dry, and give it the full cure time. If it does not work out, we can still put it right.
Floor joint sealing in Straiton, done properly
Tiled floors can crack along the grout when there’s no room for movement. Where one is needed, we rake out the grout along the right line and replace it with flexible sealant in a matching colour. If you’re dealing with failed seals where bathroom floors meet baths and panels and skirting caulk that keeps splitting, we can help.
Many newer homes in Scotland are timber-framed and settle as they dry out, which shows as gaps at skirtings and floor joints. In older homes, timber floors move through the year too.
The work is covered for a year after we finish. If there’s a problem with it, please email us at info@mrmastic.co.uk.

Do you need floor joint sealing in Straiton?
Some floors were never given a perimeter gap or movement joint. It pushes against the walls and skirting as it expands.
Any of these means the joints need attention:
- Skirting caulk that keeps splitting
- Failed joint filler in concrete floors
- Gaps opening between the floor and skirting
- Grout used at the floor edge instead of sealant
Community buildings like Straiton Parish Church are part of the picture too: joints in its floors, skirtings and thresholds need resealing as they wear.
What to look for in a quote
- How hidden problems are handled
- What guarantee comes with the work
- What product goes in the joint
- When the joint can take water or movement
Different surfaces, different methods
Tiled floors
The edge of a tiled floor, where it meets the wall or skirting, should be a flexible joint. We rake out any grout there and reseal.
Commercial floors
Floor joint work in businesses can be planned around your hours. We can arrange out-of-hours work.
When it isn’t the sealant
Honest advice matters more to us than a booking, so here’s what sealant can’t fix:
- Damaged concrete that needs breaking out and repairing
- A tiled floor that needs relaying
- Floors that are uneven or need levelling
If in doubt, send an email to info@mrmastic.co.uk and we’ll say what we think before booking.

What else we do in Straiton
Work for landlords, hotels and businesses
We regularly work with letting and managing agents. Send the address, what’s needed and the access arrangements and we’ll quote.
Whether it’s one flat or a portfolio, you get the same standard of work: the old material taken out, careful preparation and a 12-month guarantee.
Why deal with it now?
Regrouting a cracked line in a tiled floor rarely fixes it. The movement is still there, so the grout fails again. A flexible movement joint is the fix. In a place like Straiton, small leaks are easy to put off, but water behind a failed seal does the most damage when nobody’s watching.

The process
Every visit runs the same way: we look at the joints together, protect the area around them, do the work and clear up. It normally takes a morning or an afternoon for most homes. Somewhere like Straiton may be a longer drive, and the journey is planned ahead. Mention tracks, gates, ferries or anything else about the route.
- The room is cleared along the joints so we can reach them.
- We take out the cracked caulk, grout or old sealant.
- We clean and dry the edges of the joint.
- A flexible sealant suited to the floor is applied and smooth it.
- We check the joints and explain the aftercare.
Before we arrive
- Keep pets and children clear of the area while we work
- Clear items away from the joints we’re working on
- Try not to wet indoor joints just before the visit

New homes and floors in Straiton
Timber frame is common in newer Scottish homes, so skirting and sealant joints can open up as the building settles. Across South Ayrshire, floors range from older suspended timber floors to concrete slabs in newer homes and commercial units, and they don’t all move the same way. That is why the skirting and threshold joints need a flexible seal.
