Floor joint sealing for Stock homes and businesses

Floor joint sealing in Stock

Large tiled floors, and those over underfloor heating, often need movement joints. Where one is needed, we rake out the grout along the right line and replace it with flexible sealant coloured to suit the grout. If you have dirt and water collecting in open floor joints and grout cracking in a straight line across a floor, we can put it right.

Somewhere as small as Stock, new homes tend to be conversions, self-builds or a few houses rather than an estate. Every one needs its sealant and floor joints done properly, whatever the size of the site.

Whatever the size of the job, you get the same one-year guarantee.

How do I get a quote for floor joint sealing in Stock?

Can sealant along the skirting be painted?

Where you plan to paint, we do. Silicone in bathrooms and kitchens can’t be painted.

Can you quote for more than one area?

Yes, we can. More than one area can go on one quote.

Will there be a smell?

That depends on the sealant. Some smell for a while, some hardly at all.

How soon can the floor be mopped?

That varies with the sealant and the room. Before we leave, we tell you when it can be walked on, mopped and driven over so you can plan.

Is the work guaranteed?

Yes: twelve months. If anything isn’t right with the work within the year, let us know and we’ll sort it.

Why it’s worth doing now in Stock

An open concrete floor joint gets wider every time something heavy crosses it. A sealed joint supports the edges before they need a bigger repair. Around Stock, older homes often have timber in their floors and frames, where water from a failed joint can cause rot if it’s left.

Doing several joints on one visit generally makes better use of the time than several visits. You’ll get one clear quote for the whole job.

Floor joint sealing around Stock

Floors around Essex run from suspended timber in older homes to concrete in newer houses and units, and each moves in its own way. The joint at the skirting or threshold has to allow for that.

Schools such as Stock Church of England Primary School are buildings too, and floor and threshold joints in busy corridors wear quickly and are best resealed early. Letting a property close to Billericay station? Then a tidy floor and skirting joint helps a rental look ready for the next tenant. For buildings such as Church of All Saints, joints in its floors, skirtings and thresholds need resealing as they wear.

Quotes for floor joint sealing in Stock

Your quote is based on your job. We take into account:

  • Whether the work is at height
  • The old material and how stubborn it is
  • Working hours on commercial sites
  • The amount of work

Rather than a set price list, we look at what your job involves: the amount of work, the old material and the access. You will know the price before we begin.

What we need to know

You don’t need to know the technical terms. It helps if you can tell us:

  • Where the job is, and your postcode
  • What’s wrong with the joints now
  • Access, such as stairs, a lift or height
  • Whether it’s a home or a business

Asking for a quote is easy: let us know what needs doing and where, and roughly how big it is. A few pictures by email make the job easier to understand, and we will come back to you with a quote.

How the job changes by surface

Skirting boards

On painted skirting, we can use a flexible sealant that takes paint. In wet rooms and kitchens, silicone is generally better.

Thresholds

Threshold joints get a lot of feet, so we choose a hard-wearing, flexible product.

Can I do it myself?

If you’re set on DIY, put the effort into preparation: remove every trace of old sealant, clean and dry the joint, and follow the product’s cure time. If it fails, we can still redo it.

Sealing over old silicone is the commonest DIY error. New silicone will not bond to old, so it peels away and traps moisture behind it. Everything old must be removed first.

What happens on the day

There is not much for you to do on the day. Point us to the joints and we will get on with it. The job generally takes a few hours, depending on the length of joint, including the tidy-up. In a small place like Stock, access is generally the main thing to plan. For outside work, also let us know about exposed walls and any outbuildings involved.

  1. We look at the gap and the floor type and agree the right sealant.
  2. Old caulk, grout or sealant is removed from the joint.
  3. The joint is cleaned, vacuumed and backed where depth needs controlling.
  4. The sealant goes in, chosen for the floor and coloured to suit it.
  5. Finally we tool it smooth and explain when the floor can be used and cleaned.

Before we arrive

  • For indoor joints, keep the area dry beforehand if you can
  • Let us know if you’ve seen damp or leaks
  • Keep children and pets away from the work area

Advice

How to look after the new joints

So the new joints stay in good condition:

  • Keep dirt out of the joints
  • Get cracks along tile grout lines looked at early
  • Avoid sloshing water against skirting
  • Mark off resealed joints in warehouses

In commercial units, keep pallet trucks and heavy wheels off new joints until they’ve cured. Cone off the area if needed while it cures.

Cracks along tile grout lines come back unless the movement is dealt with. Adding a movement joint early can stop cracks spreading to the tiles.

What we can’t put right

Before booking, it’s worth knowing the limits:

  • Tiles that have lifted or broken
  • Leaks from a failed tanking system
  • Cracked or broken concrete slabs

Not sure which it is? You can call 0345 464 0079 or send us an email and we’ll tell you honestly before you book.
