Floor joint sealing for homes and businesses in Staplers
Thresholds are where two floors, or a floor and a door, meet. We seal them with a flexible sealant suited to the floor finishes either side in a colour to suit. We work on wet room & bathroom floors, concrete floor joints and commercial floors, and the jobs we see most are grout cracking in a straight line across a floor and failed joint filler in concrete floors.
For a new home in or near Staplers, it’s worth checking the sealant early. Common snags include open skirting joints, lifting shower seals and gaps around frames.
The work is covered for a year after we finish. If there’s a problem with it, please phone 0345 464 0079 or email us.

What we cannot put right
Sealant isn’t the answer to every problem, and we’ll tell you before work begins. It won’t solve:
- Water getting under the tiles from elsewhere
- Large cracks that need a surveyor
- A tiled floor that needs relaying
If you are not sure, just ring 0345 464 0079 or email us and we will give you a straight answer before booking.

What happens if it’s left?
Dirt builds up in open joints. A neat sealed joint is easier to clean and finishes the floor. Around Staplers, water from a failed joint in an older home can soak into timber and plaster, and that is a much bigger job than renewing the sealant.
A failed joint rarely gets cheaper to fix by waiting, as water and mould keep getting in. If you’re unsure, phone 0345 464 0079 or email us for an honest opinion and a quote.

Should I try it myself first?
Some jobs are best left to a professional: work at height, external movement joints, fire-rated sealant and large areas call for the right materials, safe access and experience.
The biggest DIY mistake is sealing over old sealant. Silicone does not stick to old silicone, so it peels away and traps moisture behind it. Everything old must be removed first.
Signs you need floor joint sealing in Staplers
Floors and walls move a little with the seasons. In winter, with the heating on, timber dries and gaps open, then close again in damper months.
These are the problems we’re asked about most:
- Caulk that has cracked where the floor moves
- Threshold joints that have opened or worn
- Open joints that fill with dirt
- Failed seals where bathroom floors meet baths and panels
If you look after a church, hall or community building such as St Paul's Church, floor and skirting joints in halls and kitchens wear like any others.
What to look for in a quote
- What happens if the job turns out different
- What product goes in the joint
- How much experience the applicator has
- How the joint is cleaned and prepared
How we quote for floor joint sealing
Call for a quick quote. What matters most is:
- Mould in or behind the old joints
- Whether the work is at height
- How much old sealant there is and how hard it is to remove
- How much there is to do
Instead of a standard rate, we price the job in front of us: how many joints, what’s in them now and how we reach them. The price is agreed before we begin.
Asking for a quote
To help us quote quickly, please include:
- Photos by email, if that is easy
- What the problem is, such as mould, gaps, leaks or cracking
- Access, such as stairs, a lift or height
- Roughly how big the job is
For a quick quote, get us on the phone, or email us if that is easier. Tell us about the joints that need doing and we will explain what’s involved and give you a clear price.
The process
We keep the work tidy and contained to the area we’re working on, so you can get on with your day. The job normally takes a morning or an afternoon for most homes, and we explain the cure time before we leave. In a smaller place like Staplers, parking is seldom the issue; lanes, gates and long drives are worth mentioning. For outside work, side access and the height of the joints help us plan.
- We start by checking the floor, the joint and what traffic it takes.
- We remove what’s in the joint now.
- We vacuum out the joint and add backing where the depth needs setting.
- The chosen sealant goes in, coloured to suit the floor.
- The joint is tooled neatly and the cure time explained.
Before we arrive
- Let us know about stairs, lifts or work at height
- Plan for the work area to be out of bounds to pets and children
- For indoor joints, keep the area dry beforehand if you can

Common questions in Staplers
Do you cover Staplers for floor joint sealing?
Yes. Our work covers London and the South East, and Staplers is part of that. You can ring 0345 464 0079 or drop us an email and tell us what needs doing.
What guarantee comes with floor joint sealing in Staplers?
All our work, in Staplers and everywhere else, comes with a 12-month guarantee. We’re also fully insured and ARBOMaster approved.
Do you hold any approvals?
Yes. We hold ARBOMaster approved applicator status, and we’re fully insured.
Do you work on commercial floors?
Yes. We reseal concrete floor joints in commercial and industrial units. We will talk through the traffic and choose a sealant suited to it.
Do you seal floor joints in bathrooms and kitchens?
Yes. Floor edges in bathrooms and kitchens get wet at every clean, so a flexible silicone is the right choice.
Will there be a smell?
Some sealants have a smell while they cure, which fades as it sets. Opening a window helps.
Do you offer different sealant colours?
Yes. Sealants come in white, clear, grey and other colours, and we’ll agree it with you first.
Is it OK to seal over old sealant?
No, because it fails. The old sealant always comes out first, so the new joint bonds to clean surfaces.

How the job changes by surface
Wet room and bathroom floors
Bathroom floor edges get wet at every clean. A flexible seal stops water running into the gap.
Skirting boards
Skirting pulls away from the floor as floors shrink and settle. We seal them with a flexible sealant rather than caulk painted or coloured to match.
New homes and floors in Staplers
Across the Isle of Wight, floors range from older suspended timber floors to concrete slabs in newer homes and commercial units, and each moves in its own way. The joint at the skirting or threshold has to allow for that.
Schools such as Barton Primary School are buildings too, and entrance and corridor floor joints take a lot of traffic.
