Trusted floor joint sealing in Ryde

About our floor joint sealing in Ryde

In kitchens and bathrooms, the joint where the floor meets a bath panel, plinth or skirting takes mop water every day. We seal them with a flexible, water-resistant sealant and stops dirt collecting. We are often asked to deal with floor edges that trap water and grime and failed joint filler in concrete floors, across commercial floors, skirting boards and thresholds.

Towns like Ryde have older streets and newer estates side by side, with new homes still going up on the edge of many towns. In a newer home, sealant and floor joints are generally among the first things to need attention.

Big or small, it’s backed by our one-year guarantee in Ryde and across the Isle of Wight.

What affects the cost of floor joint sealing

There’s no set price list, because no two jobs are the same. What we look at:

  • The size of the job
  • How much old sealant there is and how hard it is to remove
  • How easy the joints are to reach
  • How many areas need sealing

The cost depends on the size of the job, how much old material has to come out and how easy the joints are to reach. You’ll have a clear quote before any work starts, so you know where you stand.

What we need to know

There’s no need for technical detail. Just tell us:

  • If it’s domestic, commercial or a hotel
  • What the problem is, such as mould, gaps, leaks or cracking
  • Where the job is, and your postcode
  • Roughly how big the job is

For a quick quote, get us on the phone, or send an email if you’d rather. Tell us about the joints that need doing and we’ll talk you through the work.

New homes and floors in Ryde

Across the Isle of Wight, floors range from older suspended timber floors to concrete slabs in newer homes and commercial units, and each moves in its own way. That is why the skirting and threshold joints need a flexible seal.

For buildings such as All Saints' Church, joints in its floors, skirtings and thresholds need resealing as they wear. If you look after a building such as Dover Park Primary School, floor and threshold joints in busy corridors wear quickly and are best resealed early. Rented homes near Ryde St Johns Road station change hands often, and open skirting and floor joints collect dirt and water, so seal them while the property is empty.

Work for landlords, hotels and businesses

Water getting past a failed joint can damage the building, which matters even more when someone else lives there. Resealing at the right time is simple maintenance.

Hotels need rooms back in use, so the work can be planned room by room around your bookings where we can. Hotel work is part of what we do, alongside homes and businesses.

Looking after it afterwards

To keep the joints looking good and working properly:

  • Avoid caulk in bathrooms and kitchens
  • Cone off fresh joints until they’re ready
  • Don’t paint over silicone
  • Keep dirt out of the joints

Follow the cure time before walking on or cleaning the joint. Feet are generally fine before mopping or wheeled traffic.

Water getting into floor joints in bathrooms and kitchens can damage what’s underneath. Resealing early keeps it out.

Different surfaces, different methods

Skirting boards

Skirting-to-floor joints are a regular job for us. The old caulk is removed first so the new sealant bonds.

Commercial floors

Commercial washrooms and kitchens have floor joints that get wet constantly. They’re resealed with a flexible, water-resistant sealant.

When it is not the sealant

We’d rather tell you now than do work that won’t last, so these are the limits:

  • Failed waterproofing under a wet room floor
  • Subfloor problems that need a flooring contractor
  • Tiles that have lifted or broken

If in doubt, ring 0345 464 0079 or drop us an email and we’ll say what we think.

  • Tiled floors
  • Concrete floor joints
  • Thresholds
  • Skirting boards
  • Wet room & bathroom floors

DIY versus a professional finish

If you’re set on DIY, put the effort into preparation: take out all the old sealant, make sure the joint is clean and dry, and give it the full cure time. If it fails, we can still redo it.

If you’ve already had a go yourself, that’s fine. We remove it and do the joint properly, so just mention it when you contact us.

Common questions in Ryde

Is there a guarantee on floor joint sealing in Ryde?

Every job comes with our 12-month guarantee, wherever it is. We are fully insured, and an ARBOMaster approved applicator.

Is Ryde in your area for floor joint sealing?

Yes. Our work covers London and the South East, and Ryde is part of that. You can call 0345 464 0079 or send us an email and tell us what needs doing.

Do you hold any approvals?

Yes. We’re approved under the ARBOMaster scheme, which is run for the Arbo sealant brand.

Why has a gap opened under my skirting?

Timber floors and skirting shrink and swell through the year. We close it with a flexible sealant that moves with the floor.

Are you insured?

Yes. Mr Mastic is fully insured.

Can sealant along the skirting be painted?

For painted skirting, we use a flexible product that can be painted. Silicone is not made to be painted, so it’s kept for wet areas and unpainted joints.

Does someone need to be in?

Access is agreed with you when the job is booked. For inside work, that normally means someone being in.

I rent my home. Can I book you?

Of course. Check with your landlord; we can send the quote to them too.

What we do, step by step

At the end, we look at the finished work together and explain the cure time. The visit itself generally takes a few hours for most rooms, longer for large commercial floors, depending on the amount of work. In Ryde, parking is rarely complicated, though it helps to know about driveways or restrictions, and mention if the work is upstairs, in a flat or high on the outside.

  1. First, the floor type, the gap and the traffic are checked.
  2. Any old caulk, grout or sealant is raked or cut out.
  3. We vacuum out the joint and add backing where the depth needs setting.
  4. We apply the sealant in a colour that suits the floor.
  5. The joint is tooled neatly and the cure time explained.

Before we arrive

  • Plan for the work area to be out of bounds to pets and children
  • For business premises, tell us about site rules or sign-in
  • Clear the area around the work
