Floor joint sealing for Poverest homes and businesses

Floor joint sealing for homes and businesses in Poverest

A threshold joint has to cope with feet, movement and sometimes water. We seal them with a flexible sealant suited to the floor finishes either side. Typical jobs include grout used at the floor edge instead of sealant and caulk that has cracked where the floor moves, across wet room & bathroom floors, commercial floors and concrete floor joints.

From brand-new flats to converted terraces with new flooring, London has every kind of floor. Wherever a floor meets a wall, a skirting or a threshold, the joint has to allow for movement, in Poverest as anywhere.

We stand behind the work with a one-year guarantee, so you’re covered after we’ve gone.

What we cannot put right

We’d rather tell you now than do work that will not last, so these are the limits:

  • Concrete repairs beyond the joint
  • Large cracks that need a surveyor
  • Water getting under the tiles from elsewhere

If in doubt, ring 0345 464 0079 or drop us an email and we will say what we think.

Aftercare tips

A little care helps the new joints last. We recommend:

  • Keep dirt out of the joints
  • Cone off fresh joints until they’re ready
  • Keep floor cleaning water to a minimum at the edges
  • Have a cracking tiled floor checked before tiles break

Lift furniture rather than sliding it over sealed joints. Dragging can tear the bead especially in the first few days.

Small gaps are quick to seal. Left alone, they collect dirt and widen and are harder to clean out.

Common questions in Poverest

Do you cover Poverest for floor joint sealing?

Yes, Poverest is within the area we cover. We work across London and the South East. You can ring 0345 464 0079 or drop us an email and tell us what needs doing.

Can parking be tricky for a visit in Poverest?

In much of London, parking needs planning: a visitor permit or a nearby bay makes the day run more smoothly, so mention what’s available when you book.

Can you use decorators’ caulk instead?

Caulk works on still, dry joints, but it cracks where there’s movement or water. We use a flexible sealant for most skirting and floor joints.

What information do you need?

A short description and the location, plus photos if you have them. If we need more, we will ask.

Is there a guarantee?

Yes: twelve months. If there’s a problem with our work in that time, tell us and we’ll put it right.

Will it make a mess?

Not at all. We work neatly, protect the area around the joints and tidy up afterwards.

Do you hold any approvals?

Yes. We are an ARBOMaster approved applicator, which is run for the Arbo sealant brand.

Can I do it myself?

Sometimes. The key is preparation: remove all the old material and work on a clean, dry joint. We can always put it right if it fails.

Floor joint sealing around Poverest

Much of London’s new housing is flats in larger developments, where snags may need reporting through the developer or the managing agent. Across Greater London, floors range from older suspended timber floors to concrete slabs in newer homes and commercial units, and each moves in its own way. The joint at the skirting or threshold has to allow for that.

For site and facilities teams at buildings such as Poverest Primary School, entrance and corridor floor joints take a lot of traffic. Community buildings like St Andrew's are part of the picture too: joints in its floors, skirtings and thresholds need resealing as they wear. As a London address, Poverest can be tricky for parking: let us know about parking bays, permits or a driveway.

Should I try it myself first?

Some jobs are best left to a professional: high-level joints, fire-rated gaps, external movement joints and big jobs call for the right materials, safe access and experience.

Some sealant jobs are within reach of a careful DIYer, such as a straightforward joint indoors. Where it goes wrong is sealing over the old bead, working on a wet joint or overloading the gap.

Why it’s worth doing now in Poverest

Regrouting a cracked line in a tiled floor rarely fixes it. If the floor needs to move there, the grout will crack again. A flexible movement joint is the fix. In older London homes, water behind a failed joint soaks into brick and timber without much sign, and once it shows in Poverest, the repair is bigger than a sealant job.

A few things move the cost up or down: how much old sealant there is and how stubborn it is, whether mould needs treating, and whether we need extra access for height. Your quote takes all of that into account.

What affects the quote in Poverest

We don’t publish a price list, because no two jobs are the same. The quote depends on:

  • The amount of work
  • The product the joint needs
  • How many areas need sealing
  • Whether there’s mould to deal with

Leaving a failed joint normally makes the job bigger, not smaller, as water and mould keep getting in. If you are unsure, phone 0345 464 0079 or send us an email for an honest opinion and a quote.

What we need to know

The more you tell us, the more accurate the quote. When you get in contact, it helps to mention:

  • How many joints, rooms or windows are involved
  • Where the job is, and your postcode
  • Access, such as stairs, a lift or height
  • What’s wrong with the joints now

There’s no standard price list, because every job is different. Instead, your job gets its own clear quote. To get started, phone 0345 464 0079 or send us an email.

How it works

All our tools and materials come with us in the van, so there’s nothing for you to buy. Once we have agreed what’s being done, the area is protected and the work begins. Most jobs take a few hours for most rooms, longer for large commercial floors. Parking in much of London is by permit or pay-and-display, so it helps to know what’s near you in Poverest. It helps if you can point us to a visitor permit or a bay close to the door.

  1. First we check the joint and the floor and agree which sealant suits it.
  2. Whatever is in the joint now, whether caulk, grout or sealant, comes out.
  3. We clean and vacuum the joint and fit backing where the depth needs setting.
  4. The sealant goes in, chosen for the floor and coloured to suit it.
  5. The joint is tooled to a neat finish and we tell you when it can take feet and a mop.

Preparing for the visit

  • Mention any leaks or damp you’ve noticed
  • For indoor joints, keep the area dry beforehand if you can
  • Keep pets and children clear of the area while we work
