About our floor joint sealing in Picket Twenty
Wet-area floor joints keep water out of the gap behind skirting and plinths. We seal them with a flexible, water-resistant sealant. We work on commercial floors, thresholds and skirting boards, and common reasons people get in touch are failed seals where bathroom floors meet baths and panels and rigid edge joints in tiled floors.
In a village or hamlet like Picket Twenty, new homes are more likely to be a barn conversion or a handful of houses than a big estate. Each still needs its sealant and floor joints finished properly.
Whatever the size of the job, it’s backed by our one-year guarantee.

Picket Twenty: your questions answered
Is Picket Twenty within the area you cover?
Yes, smaller places are covered as well as towns. Our work covers London and the South East. Let us know about access, parking and anything unusual about getting there when you book.
Do you work for landlords with property near Andover station?
Yes, we work for landlords and agents. You can ring 0345 464 0079 or email us with the address and a few details, and we will give you a fixed price before any work starts.
What information do you need?
A short description and the location. If we need more, we will ask.
Is there any odour?
Some sealants have a smell while they cure, but it fades. Opening a window helps.
Do you use a paintable sealant?
Where you plan to paint, we do. Silicone in bathrooms and kitchens cannot be painted.
Do you guarantee your work?
Yes: twelve months. If anything is not right with the work within the year, let us know and we’ll sort it.
What sealant do you use?
Products from Arbo and Everbuild, among others, chosen to suit the joint. We will tell you what we’re using and why.
How long before the joint can take traffic?
You’ll get the times before we go. That depends on the product, and light foot traffic is usually fine before wet cleaning or wheels.
Why it’s worth doing now in Picket Twenty
Regrouting a cracked line in a tiled floor rarely fixes it. If the floor needs to move there, the grout will crack again. Replacing that line with flexible sealant gives it somewhere to go. Older cottages and farmhouses around Picket Twenty can have timber floors and frames, where water from a failed joint can cause rot if it’s left.

What we are called out for in Picket Twenty
Grout is rigid, so a tiled floor with nowhere to move cracks along a grout line. You’ll see a crack running along the grout, where a flexible joint should have been.
If you can see any of these, it’s time to have the joints looked at:
- Grout cracking in a straight line across a floor
- Open gaps along the bottom of skirting boards
- Dirt and water collecting in open floor joints
- Failed joint filler in concrete floors
Community buildings like United Reformed Church are part of the picture too: joints in its floors, skirtings and thresholds need resealing as they wear.

How the visit works
Once we are on site, we compare the joints with what we discussed. If we find something unexpected, we talk it through with you first. After that, the work takes a few hours for most rooms, longer for large commercial floors. Somewhere as small as Picket Twenty, access is often the only tricky part. For outside work, also let us know about exposed walls and any outbuildings involved.
- We start by looking at the floor, the gap and the traffic, then choose the product.
- Whatever is in the joint now, whether caulk, grout or sealant, comes out.
- The joint is cleaned, vacuumed and backed where depth needs controlling.
- A flexible sealant, or a floor-joint sealant for concrete, is applied in a colour to suit.
- Finally we tool it smooth and explain when the floor can be used and cleaned.
Preparing for the visit
- For indoor joints, keep the area dry beforehand if you can
- Mention any sign-in or site rules at work premises
- Tell us about access, such as stairs, a lift or high-level joints

Aftercare tips
Joint life depends on how it’s used and looked after. Here’s what we suggest:
- Cone off fresh joints until they’re ready
- Keep dirt out of the joints
- Keep caulk for dry, still joints only
- Use a well-wrung mop rather than flooding the floor
Have a look at the joints once the heating season is over. If anything has opened, it’s easy to reseal.
A tiled floor that cracks along a line will keep cracking until it can move. Adding a movement joint early can stop cracks spreading to the tiles.
Can I do it myself?
The biggest DIY mistake is sealing over old sealant. New silicone will not bond to old, so it lifts and traps water and mould underneath. Everything old must be removed first.
If you do try it yourself, take your time over the preparation: take out all the old sealant, make sure the joint is clean and dry, and give it the full cure time. If it does not work out, we can still put it right.
