Floor joint sealing for Perry homes and businesses

About our floor joint sealing in Perry

The gap under a skirting board often opens as floors and walls move with the seasons. Decorators’ caulk generally cracks where there’s movement, so we use a flexible sealant that moves with the floor. Common call-outs are for floor edges that trap water and grime and perimeter joints in tiled floors filled with grout, across tiled floors, wet room & bathroom floors and commercial floors.

Somewhere as small as Perry, new homes tend to be conversions, self-builds or a few houses rather than an estate. Each still needs its sealant and floor joints finished properly.

You get a 12-month guarantee, the same in Perry as everywhere else we work.

Work for landlords, hotels and businesses

Letting agents often deal with us directly. Send the address, what’s needed and the access arrangements and we will give you a quote.

In hotels, rooms out of use cost money, so the work can be planned room by room. We have worked in hotels as well as homes and businesses.

Signs you need floor joint sealing in Perry

New floors settle once they’re in use. The edges pull away from the skirting.

Most people get in touch after spotting something like this:

  • Threshold joints that have opened or worn
  • Grout cracking in a straight line across a floor
  • Concrete floor joints that have broken down
  • Perimeter joints in tiled floors filled with grout

For buildings such as Elmstone Church, joints in its floors, skirtings and thresholds need resealing as they wear.

Questions to ask before booking

  • How the joint is cleaned and prepared
  • How the colour is chosen
  • What insurance they hold
  • When the joint can take water or movement

  • Bouncy or failing floorboards
  • Water getting under the tiles from elsewhere

Your questions about floor joint sealing in Perry

Do you cover Perry for floor joint sealing?

Where is Mr Mastic based?

We’re based in Crawley, and we work across South East England, London and Scotland.

How soon can the floor be mopped?

We will tell you before we leave. That depends on the product, and light foot traffic is usually fine before wet cleaning or wheels.

What do you put in the joint?

The product depends on the job: sanitary silicone where it gets wet, and sealants suited to movement or weather elsewhere. Brands we use include Arbo and Everbuild.

Can you reseal concrete floor joints in an industrial unit?

Yes. Concrete floor joints in warehouses and units are part of our work. We’ll talk through the traffic and choose a sealant suited to it.

Do you use a paintable sealant?

Where you plan to paint, we do. Silicone in bathrooms and kitchens cannot be painted so mention it when you get a quote.

Why does the gap under my skirting keep coming back?

It’s normally the floor moving: heating drying the timber, or a filler that is too rigid. A flexible bead keeps up with the movement.

Quotes for floor joint sealing in Perry

Jobs vary more than people expect. The main factors:

  • Any working-time requirements on site
  • The size of the job
  • Mould in or behind the old joints
  • How much old sealant there is and how hard it is to remove

Instead of a standard rate, we price the job in front of us: the amount of work, the old material and the access. The price is agreed before we begin.

What to tell us for a quote

New homes and floors in Perry

Across Kent, floors range from older suspended timber floors to concrete slabs in newer homes and commercial units, and each moves in its own way. The joint at the skirting or threshold has to allow for that.

If you let a flat or house near Adisham station, open skirting and floor joints collect dirt and water, so seal them while the property is empty. Schools such as Preston Primary School are buildings too, and floor and threshold joints in busy corridors wear quickly and are best resealed early.

How the visit works

Good joint work is mostly preparation, and we do not rush it. Joints are cleaned back and dried before anything new goes in. All told, the work takes a morning or an afternoon for most homes. In a small place like Perry, access is generally the main thing to plan. If the job is outside, mention outbuildings, exposed walls and how to reach them.

  1. We start by looking at the floor, the gap and the traffic, then choose the product.
  2. We take out any old caulk, sealant or grout along the line.
  3. The joint is vacuumed clean, with backing fitted wherever depth matters.
  4. The sealant goes in, chosen for the floor and coloured to suit it.
  5. We tool the joint neatly and tell you when it can be walked on and cleaned.

Preparing for the visit

  • Tell us if parking is tricky
  • For business premises, tell us about site rules or sign-in
  • Clear items away from the joints we’re working on

What the job involves on each surface

Skirting boards

Skirting gaps are one of the most common floor joints we seal. The old caulk is removed first so the bead sits on a clean surface.

Thresholds

Two different floors meeting at a threshold move differently. We bridge them with a flexible bead.

Can I do it myself?

A careful DIYer can reseal a simple joint, like a short, easy-to-reach joint indoors. The common mistakes are sealing over old sealant, sealing a damp joint and using far too much.

The biggest DIY mistake is sealing over old sealant. New silicone won’t bond to old, so it lifts and traps water and mould underneath. All the old material has to come out first.
