What we’re called out for in Painter's Forstal

Some floors were never given a perimeter gap or movement joint. It pushes against the walls and skirting as it expands and joints fail.

Look out for any of the following:

  • Worn sealant at door thresholds
  • Grout cracking in a straight line across a floor
  • Failed seals where bathroom floors meet baths and panels
  • Caulk that has cracked where the floor moves

Schools such as Ospringe Church of England Primary School are buildings too, and floor and threshold joints in busy corridors wear quickly and are best resealed early.

Floor joint sealing in Painter's Forstal

Thresholds are where two floors, or a floor and a door, meet. We use a flexible product that suits both floors in a colour to suit. We are often asked to deal with caulk that has cracked where the floor moves and grout used at the floor edge instead of sealant, on wet room & bathroom floors, thresholds and tiled floors.

Work in a small place like Painter's Forstal just needs the journey and access planning, and the work itself is the same as on any site.

Our work is backed for twelve months.

How to look after the new joints

How long the joints last depends on use and care. We suggest:

  • Avoid caulk in bathrooms and kitchens
  • Walk round the room once a year and look at the edges
  • Use furniture pads near skirting
  • Check the sealant is paintable before decorating

Have a look at the joints once the heating season is over. If anything has opened, it’s easy to reseal.

Concrete joints damaged by traffic get worse quickly. Early resealing helps keep the joint intact and the floor safer.

Leave it or put it right?

Not every floor joint takes the same sealant: flexible sealant for skirting and tiles, silicone in wet areas, and floor-joint products for concrete. Getting that choice wrong is a common reason joints fail. In a small place like Painter's Forstal, homes can be exposed to wind and rain, which finds any gap, and older walls, once damp, take a long time to dry.

What happens on the day

There’s no need to move everything out, only the area right around the joints. We protect the rest, and the work takes a few hours for most rooms, longer for large commercial floors in most cases. Somewhere like Painter's Forstal needs a little journey planning: tell us about narrow lanes, gates, long drives and where we can park. We bring what the job needs, so it can be finished in one trip where possible.

  1. The room is cleared along the joints so we can reach them.
  2. We take out the cracked caulk, grout or old sealant.
  3. We clean and dry the edges of the joint.
  4. We apply a flexible sealant suited to the floor and tooled.
  5. Finally, we check the work and talk you through aftercare.

Preparing for the visit

  • On commercial sites, let us know about site rules
  • Mention if the joints have been sealed before
  • Try not to wet indoor joints just before the visit

Advice

Can I do it myself?

If you are set on DIY, put the effort into preparation: remove every trace of old sealant, clean and dry the joint, and follow the product’s cure time. If it doesn’t work out, we can still put it right.

The biggest DIY mistake is sealing over old sealant. Silicone does not stick to old silicone, so it lifts and traps water and mould underneath. All the old material has to come out first.

When it isn’t the sealant

Before you book, it’s worth knowing the limits:

  • A tiled floor that needs relaying
  • Large cracks that need a surveyor
  • Concrete repairs beyond the joint

If in doubt, call 0345 464 0079 or drop us an email and we’ll say what we think before you book.

For landlords with property near Faversham station, gaps at skirtings and thresholds are worth sealing between tenancies. For buildings such as Church of St Peter and St Paul, floor and skirting joints in halls and kitchens wear like any others.

Common questions in Painter's Forstal

Do you cover Painter's Forstal for floor joint sealing?

Yes, Painter's Forstal is within the area we cover. Our work covers London and the South East. Just phone 0345 464 0079 or email us with a few details of the job.

I let a flat near Faversham station. Can you help?

Yes, rental work is part of what we do. You can call 0345 464 0079 or drop us an email with the address and a few details, and we’ll give you a fixed price before any work starts.

Do you offer different sealant colours?

In most cases you can choose. We will tell you which colours the right product comes in and agree one before work begins.

Is there any odour?

Possibly a little. Any smell clears as the sealant cures, and ventilation helps.

What sealant do you use?

Each joint gets the product that suits it. Where it moves, gets wet or faces the weather makes a difference, and we’ll explain our choice.

My floor grout keeps cracking in a line. Can you help?

Often, yes. A crack along a grout line often means the floor needs room to move. We replace that grout with a flexible joint.

Can new sealant go over the old?

No. The old sealant always comes out first, so the new joint bonds to clean surfaces.

Do you hold any approvals?

Yes. Mr Mastic is an ARBOMaster approved applicator.

What affects the quote in Painter's Forstal

Your quote is based on your job. We take into account:

  • The number of rooms or windows
  • Working hours on commercial sites
  • How much old sealant there is and how hard it is to remove
  • Mould in or behind the old joints

No two jobs are quite the same, so each one gets its own quote. Size, access and the product the joint needs all make a difference, and we will explain the quote if you ask.
